    If I could give 0 stars I would. I lived at Sunridge Pointe Apartments for almost 8 years. In 9…read moreyears we've had two decent Managers. The rest were terrible. It was not always the managers fault, sometimes it was the Company that is hired to manage the Apartments and sometimes it was the owners. I believe this property is just utilized as a tax write off. They just don't want to put any money into it. The maintenance staff when I left were decent, but overwhelmed with work. 1 maintenance man for 3 separate apt complexes. This property is owned by Monfric out of California and Colorado. They've been removed from both Helena and Missoula. They need to be removed from Kalispell. The local property management company that runs these apartments are equally delinquent. From December 2013-November 2020 we had 9 apartment managers. I am told this is common here. If the Apartment Manager is fair and responsive to tenants needs they are usually fired. Paperwork, rent, work orders, disability modifications are frequently lost. Rules are arbitrary and changed often. Most appliances installed no longer have parts available and temporary fixes seem to be the modus operandi. Unfortunately the fixes are expected to last longer than temporary. It's very difficult to get replacement appliances even when the cost of work done is higher than the cost of replacement. There is a HUGE mold problem that they refuse to address. Moisture built up along the interior walls and it was unseen unless furniture was moved. Mold under the carpets and especially mold in the bathrooms. It was a constant issue. The Company's remedy was to paint over it. Anyone who's ever dealt with mold in drywall knows that it can only be removed by removing drywall. They do not provide a safe place to store bikes and you are not allowed to keep them in your apartment. Bikes are frequently stolen from the provided bike racks or parts removed from the bikes. Management and above are dictatorial bordering on abusive. It's not unusual to find the management cursing and raising their voices to tenants or maintenance. Very few of them know Montana Fair Housing Laws, ADA Laws or Landlord Tenant Laws and frequently violate those same laws. It usually takes multiple calls to the appropriate Agency to get the management to comply with the local laws. Air conditioning units, freezers, and too many fans are not allowed. The apartments can get up to 110 degrees in the summer with little to no relief. Most of the carpet in the apartments are at least 10 years past their wear date and cleaning them no longer helps. Snow removal is sporadic and takes days to complete. There is no disability parking or assigned parking and tenants guests often park in neighboring tenants parking. The Communal building has been taken over by previous management and not returned to tenants for use. Even though it is stated in the lease that we have access. There are two washers and two dryers per building that they claim are energy efficient thus requiring us to only do "half loads". Most tenants are respectful and friendly, the ones who aren't seem to be a favorite of the management team. In the 8 years I lived there I received no pink slips or notices that I violated any rules and I left in good standing. But I had to constantly assert tenant rights, prove I paid rent, argue disability law with documented proof and many, many other things. Even when the Manager is decent and professional, they still have to fight the Management Company and the Owners. Unless those are changed, this will remain, one of the worst apartments I have ever lived in.
