Shoreline Realty - My beachside, Daytona Beach home sold with the help of Matthew McLean of Shoreline Realty.

I recently had the good fortune to become acquainted with Matthew McLean of Shoreline Realty in…read moreDaytona Beach after observing his excellent service involving the sale of a neighbor's beachside Daytona Beach home. When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus. If you are looking for a real estate agent in Volusia County who's willing to put in the work and go the extra mile, I enthusiastically recommend Matthew McLean of Shoreline Realty.

We were sincerely blessed to be referred to Sun-Pro and to work with Melinda and Rich Newton. They gave us honest advice on pricing strategies, leasing processes, and all the stuff that keeps you up at night. What I respect the most is their high standards of finding and vetting excellent tenants. Rich was always bright, cheerful, and full of positive energy. I'm so glad to say our house was rented and we feel the relief and joy of having friends manage our property. 5 out of 5 stars for the entire team including Brock Bolduc, the owner of the company.

I am leaving this review to warn others and document my experience with this company in detail, as…read moreI believe there are significant issues with their business practices that prospective renters should be aware of. **Communication & Responsiveness** Throughout the entire process, communication was virtually nonexistent. Neither Diego nor Brock responded consistently to phone calls, text messages, or emails. There was no proactive outreach, no status updates, and no acknowledgment that inquiries were even received. Clients are left entirely in the dark. **Application Process & Transparency** After submitting a completed application and paying all associated fees, the listing was quietly removed with no explanation or communication. We were told we were the only applicants. However, we were later informed that another applicant had "out-scored" us based on an internal scoring system that is never disclosed to applicants. I find it difficult to believe that a competing applicant was able to tour, apply, and be fully approved within a window of roughly 3.5 hours (between 6:00 PM and 9:30 AM). The fees collected are non-refundable regardless of outcome. **Management & Accountability** When we visited the office in person, Brock assured us we would receive an update by end of day. When we followed up the next morning, he stated it was "not his department" and transferred us to voicemail -- this from someone who is listed as an owner of the business. The lack of accountability and dismissive attitude toward paying clients is unacceptable. **Landlord Relations** Perhaps most concerning was a conversation we had directly with the property owners, who shared that they had been waiting months to fill their rental and were on the verge of listing the home for sale -- completely unaware that any interested applicants existed. This suggests a serious disconnect between this company and the landlords it claims to represent. A review of the property's Zillow rental history appears to support a pattern: the listing cycles on and off the market repeatedly, fees are collected, applicants are told another party was selected, and the property is relisted weeks later with claims that the prior placement fell through. **Final Note** I would strongly encourage anyone considering this company to first review their Better Business Bureau profile. Based on the pattern of responses to negative reviews -- typically directing complainants to contact a specific staff member or call the office, with no actual resolution -- I expect a similar response here. Based on our experience, I would not anticipate that contact to lead anywhere productive. This review is submitted in good faith to help others make an informed decision.

Room was SO loud that sleeping was dang near impossible- you've been warned.

1 STAR - Extremely Unsafe and Unclean Condo - Had to Leave Early ( Unit 103, Renter beware)…read moreOur Thanksgiving trip was completely ruined by the shocking condition of this condo. As soon as we arrived, we noticed mold growing inside multiple air vents, which is a serious health concern. Even worse, there was electrical wiring hanging from the ceiling fan, including what looked like a household extension cord being used as wiring. This is an obvious fire hazard, and we actually saw sparks coming from the wires. The condo was also very dirty, including roaches on the couch, dusty surfaces, and overall poor maintenance. We took plenty of photos because the condition was unacceptable and unsafe. We ended up having to leave and check into a hotel, costing us additional money during a holiday week. Our host, Amy, was unhelpful and dismissive when we reached out about these extremely serious issues. We have since filed complaints with VRBO and with the Code Enforcement Department in Daytona, Florida because no guest should ever be exposed to these unsafe living conditions. We strongly advise avoiding this rental until it is properly cleaned, repaired, and inspected.

DO NOT HIRE THIS COMPANY to manager your property. They only look out for the tenants. If there's…read moredamage to your property, the tenant will still get their deposit back and you will be left paying for repairs and cleaning yourself. We were originally with Exit, then transferred to Tyler because the owner, Aswin Suri, was awful to work with. Then, he purchased Tyler and we were stuck with him again! Nothing but a horrible experience dealing with them and I couldn't be happier to fire them, if only I wasn't again trying to get the tenant's security deposit to make repairs and clean the property! Their only saving grace was Sue Marzello, who now owns her own property management company - Tall Gates. If you want a property manager that will actually have the owner's interests at heart, check her out.

Paul Dunning the manager is lazy and for someone like myself who lives many states away I personally had to fly to Florida to do things I asked him to get done (and was willing to pay) but his lazy attitude forced me to find my handyman online from 2000 miles away to get the work done. Also, he prefers to undervalue your property's rent value to get someone in quickly as he is too lazy to keep traveling to your property site so a low rent gets someone in quickly. You lose $$ in the process. He will lie about situations to cover his lazy ass and PLEASE - DO NOT GO WITH THIS COMPANY!!! You will be making a big mistake as I made by utilizing their "pretend" services. What a joke!!
