Broccard…read more6700 Florida Ave South Lakeland, FL 33813 863-640-7676 I recently received an offer for a HELOC loan - Sounded so good - as I researched a HELOC loan I realized you have to pay it off all at once, including interest. I thought we could pay it when we sold the home, I was wrong. Before you can sell your home, you have to pay the full lump sum owed including interest in one payment. Does not allow partial payments and will not take payment after you sell your home, it has to be paid before you sell your home. That is when I turned to Dawn Broccard, from Guild Mortgage. I had worked with Dawn years ago and I trusted her to give me good sound advice and help us reach our goal. She explained that one should always be leery of solicited offers. She asked me what my goal was, at the time I wanted to get rid of 2 large debts. She took it from there and what she did was far more than I ever imagined. Now enters Nancy Carey, she and Dawn make an amazing team - she told me things she needed - bill pay-off statements, tax documents, and other financial information. As the lender communicated with her as to what they needed, she was communicating with me. The biggest piece of advice I can offer, when they need something, get it to them ASAP. They are trying to help you, trust me end result will be amazing. If I had a question, it was answered within the hour. I started receiving emails from the lender, document sign - etc etc. - The ball was rolling and rolling fast. Well Dawn came up with a goal to pay ALL our unsecured debt and even got us over $10,000.00 in cash. Even with the 2nd mortgage loan, we had an extra $900.00 a month after paying all of our bills. The process was so easy, not one phone call, I preferred to communicate via email - that was no problem for them, DocuSign is wonderful thing. And if that wasn't enough, they also have someone come to your home to do the final closing documents. I will caution you; you have to have a 2nd witness when they come to your home. So, make sure you have a friend there, they only have to sign one document and it is very discreet, the 2nd witness does not see or hear any details of the loan. When making a decision on a large financial transaction, please have someone reputable that you trust work for you. There are so many scams today, it is scary. You want to know all of the details, HELOC never told me I had to pay the loan before selling my home. I cannot tell everyone reading this review, Guild Mortgage is reputable and if you explain to Dawn what goal you want to achieve, she will run with the ball and do more than you ever dreamed of. Because of Dawn & Nancy's work ethics and knowledge there was not one hiccup. OH, and one more thing this was completed in less than 30 days. He just help with my room addition in Bartow FL with Paradise General Contracting LLC they are both liars, cheats, and thieves. He never told to us he'd be charging fees until they appeared on the #2 Draw from the contractor. The contractor fee was "Cost" plus 25% and my contract was with Paradise NOT Jeff Bird (never had a contract with him) but he charge 10% plus a cut off 25%, Jeff that totals 35%. He was very insulting and "no it all". I only text him 3 times FROM Jan-Apr, but was insulting on them as well as in person. My last text to him was Apr 7, 2021 and he has yet to reply. Could be because we rejected the final inspection Apr 5, 2021. Jeff you did submit a receipt (about the only sub that did). Jeff your fees over $8000.00 sure must have hurt the contractors profit. YOU listed on your receipt 3 draws paid in full waiting on the final draw at closing. There was NO final draw, only #3 Draws total. You remind me of the children's story of a Little Bird waiting in his nest for Mother Bird to come back to stuff his mouth with food. Greedy Little Bird!! Your LLC means: License, Liar, Cheat as well as Paradise General Contracting, LLC. I was stupid to pay the draws as soon as you presented them to me. I trusted your word to get missing receipts to me. I believed in your word. But learned on the Final Draw to cut off your deception. FYI Tucker's Flooring finished our out of pocket cost July 13, 2021 and they are beautiful. The plumber, electrician, and insulators, were the only professional subs on this project. NO subs drink on the job they did NOT once but twice and were removed via contractor. Things were stolen from the job site and we were charge for them. Please what ever you do don't give this company and chance to rob or cheat you. And yes, I'm a "Karen" not an "old money bag" as I was called via the concrete specialist the contractor hired.

But recently passed one of the trucks while out and rehashed through it all, because I've experienced MUCH BETTER pest control service since. We paid up front for a year of service, to have our attic dusted as well as the crawl space under our house. When the owner came out, he pointed out that we had standing water under our house, we called plumbers and found out we had a leak. He had also mentioned at some point that his powder was forever, until it gets wet. But he put it under the house..where there was water...instead of maybe waiting until the plumbing was fixed? I didn't say anything, one of those things I guess I thought over later. OK so he sprayed, finished up. I asked if he was going to put the dust in the attic? He said he couldn't, there was too much foam insulation. Ok, but we paid up front. Again, should have thought about this right away, but had 2 little kids and was just trying to get through the process, frazzled time in my life. At some point he called to ask me what all we paid for, he lost our form. About a month later I noticed a few bugs and called him, he came out and said that with so much clutter, we were going to get roaches...ok so super unprofessional to mention this, and the clutter he was referring to was a few boxes sitting in our dining room...closed boxes. Not open and full of newspapers and food. And also, just normal things like kids toys on the floor in our living space. At some point, his son also came out to do some spraying...talk about unprofessional. He sprayed around the house...and did a terrible, messy job. I had a picture frame leaning against a wall in my bedroom, instead of maybe just skipping that spot or maybe spraying behind it, he sprayed across the top of the frame... And he sprayed ON MY COUCH. They were supposed to come out every 2 months and spray the exterior of the house, I would have to call and remind every time. He skipped the month of May, blamed the rain. No. He said he would add another month to the end of my session. Never showed up for that. I gave up.
