This company is horrible. I was out of work due to Covid so I was late paying rent for the first time out of the year and a half I was renting there. They proceeded to give me any eviction notice which I took them to court & WON, but they gave excuses to why they want me out of the house and gave me another eviction. They are rude and unprofessional. Janice the front desk lady was extremely rude. She hung up on me ran around questions and she also told me she didn't have to tell me anything after the courts told me I had to talk to them. No one knew anything when I called to ask no one notified me about the legal measures they took. I would not recommend this company to anyone. This was my first time renting and they gave me worst experience ever. read more

I would give these crooks zero stars if I could. PURE TRASH. The ladies at the front desk are rude snobs with no personality. They will make you feel like you don't know what you're talking about, and even when you prove them wrong, they are unapologetic and unpleasant. I'm not sure how they got hired to work here. Or anywhere for that matter. ??? These people will try to rob you blind and charge you for things that clearly are not your responsibility. It's so obvious that these people are trying their best to take money from people and take advantage of any situation that they can. Believe the bad reviews. I'm relatively certain the good ones are only from people who work there. read more

If I were you I wouldn't waste my time or money with this company. Originally went to look at the property they had for rent 20 minutes away from their office When I got to the property none on the keys they gave me worked. Had to come back two days later to get the correct keys and look at the property. looked at the property they said was ready and it was not. it had bugs and desperately needed to be cleaned Which is okay I told them I wouldn't mind waiting for those things to be completed. filled out an application and was given a complete run around about the property I was currently living at. Janice the "rental manager" told me she would give me until the END OF THE DAY FRIDAY when I spoke to her on THURSDAY to tell her I had cash in hand. I called while they were at lunch Friday and told them that everything had been settled and that I could bring the money up there that day. when Janice called me back she informed me that she had already rented the property that MORNING and they she had given me HALF of the day to hear back from me but some how that doesn't add up if she processed the other application that morning. Janice was EXTREMELY RUDE and spoke to me like it was her first day on the job and didn't have any customer service training. while I explained to her how upset i was that she would make me have a confirmed move out day with my landlord and would give me until the end of the day Friday and then call me telling me she had rented it. leaving me and my two year old child with nowhere to go because I was forced to have a set move out day before I could even put down a deposit. Janice had no concern in the world that she lied and put me in a terrible situation. When I asked to speak to the owner she stated that I was speaking to them and she would not continue to go back and forth with me because this was "my fault" read more

Never do business with Aiken. As others stated, the staff was pleasant when I began renting from Aiken. Then the foolishness started. I saw how the staff completely humilated an elderly gentleman who was late with his rent. They came up with the most insane excuses to keep my security deposit. I chose my health over continuing to deal with their constant dishonesty. How they are able to keep swindling people is beyond me. Believe the reviews about their determination to keep your deposit. Why would the reviewers lie? You have been warned. read more

I hired Aiken and Company in 2015 to handle my rental unit. What a mistake. I finally had to fire them this month. The staff there is so incompetent! I had to stay behind them on everything. They gave keys to a company without my or the tenants ok, they have lost keys to my unit, they have deducted money from my rent that should not have been, they didn't follow the lease that they drew up for my tenant and charged me for repairs that were suppose to be done by the tenant. They have tied to cheat me out of money. It was a total nightmare. I have learned my lesson, I will manage my own unit. Shelby who works there is the worse!!!!!! And she will argue with you. When I fired them, I told them to send me the security deposit that my tenant had paid them, the non-refundable pet deposit that I had agreed to and what did they do, they cut a check payable to me and the tenant for this. I had to go round and round with these idiots. Finally my tenant agreed to sign a letter stating that it was ok for Aiken to give me the security deposit since she was still living there and when the lease ended, her and I would deal with it. They request that you keep a $250 in a fund for repairs but they ended up taking any money out of the rent they collected but still take their 10% fee out of the total rent paid. Their maintenance people don't know what they are doing. I have 3 smoke detectors in the unit, Aiken called, said the tenant said they were going off and asked what I wanted to do, I said they need to be fixed. Shelby called me back and said the units had to be replaced and it would cost $120, I said ok. Well come to find out, the idiot they sent to my unit only replaced the batteries and didn't reset the units. The tenant had to call back the next day and he had to go out there and flip the breakers. This cost me $120. Aiken gave me the excuse that because they were electrical smoke detectors, that's why it cost so much! REALLY???? Now a days, all smoke detectors are electric with battery back-up. I got so tired of arguing about this issue, I just let it go. PLEASE DO NOT USE THEM!!!!!!!!! read more

Avoid at all costs! They not only kept our entire security deposit, but actually charged us an additional $300 on top of it for completely ridiculous and unfounded reasons! Aiken and Company was all sugar and sweetness when we were looking to rent a house, but as soon as we had signed the 12-month lease, it was a totally different, and horrible, experience. We received letters all the time about the state of our yard, with vague complaints on the bushes or lawn or leaves, threatening a hefty fine if we didn't comply in a matter of days. We would do our best to comply, only to receive another one a few weeks later. They made no sense. When we called the company to ask for more information on what we were doing wrong, they were completely incomprehensible and unhelpful. My husband and I supposed later that they probably just sent out these threatening letters in a mass to all their current tenants. I know it's tempting to go with them, as there are not a lot of options in Florence, but you're better off taking your chances with an individual owner than going with this nightmare of a company! read more

I recently moved to Florence by way of Virginia and the first 8 out of 10 people I inquired about renting until my house is built in addition to purchasing insurance, Aiken & Company was the number one referral by far. I will admit, I was bit reluctant after seeing the reviews, but man am I glad I gave Aiken a shot. They really came through for me, and those negative reviews Have to be disgruntled customers for whatever reason, presumably nothing to do with the staff at Aiken. After paying a visit to Aiken's office, I now know why they came so highly recommended. The staff in both insurance and real estate departments were exceedingly helpful, thorough, and customer service was WAY above par, Janice and Kristen, from the Rental Dept were super polite and explained my lease in a most courteous way. And Dina in the insurance department was literally the best insurance representative I've ever dealt with, super efficient, and really worked hard at trying to carve out an insurance plan to best fit my needs throughout the renting and building process, little did I know until she informed me, that they can provide coverage for both my rental and new build consecutively!! I have been working with Aiken & Company's insurance agency for the past three years after moving to the area. I have used them for both home insurance and car insurance. Dina and Reba (Yes, 2 customer service reps) have been awesome to work with. Aiken's staff is also friendly and very knowledgeable. They even send thank you cards for your business and a birthday card every year. Even if I were to move out of state, I would continue dealing with Aiken & Company, although I try to support local business wherever I am, the folks at Aiken go above and beyond and have the resources, knowledge and experience to back it up. Come on people, they've been in business for over 105 years, that should speak for itself. If you are in the Florence, SC area and need insurance coverage I wouldn't hesitate to look them up and ask for Dina or Reba. The prices aren't the cheapest you will find but the excellent coverage and customer service more than make up for what extra you will have to pay. read more

The Aiken & Company team has been has managed the insurance for both my home/auto as well as my business coverage. The service team always goes above & beyond to my satisfaction by being proactive vs reactive, which means a lot this day and age. Their efficiency combined with effective communication are consistent examples of how Aiken & Co Team takes care of customers. It's always nice to get a phone call with savings on a policy, most especially when I didn't request that they shop my insurance, they had the foresight to know a which carrier was the best fit for me and super helpful and effective in explaining my policies in detail. I have now been a client of Aiken for 14 years and cannot imagine another agency that would be a better suited. It's understandable when tenants become frustrated or disgruntled when their security deposit is not returned in full; however it's also unfortunate that members of the general public, like Mrs. Arwen V. do not consider reading the entire lease agreement, with an understanding the owner is responsible and the exclusive person to make the decision as to how much, if not the entire security deposit is refundable based on the condition of the home. Aiken & Co. "manages" the property on behalf of the owner/landlord, and that entails collecting rent, dispersing income to landlords and ensuring that all HOA or COA rules and regulations are adhered and it's quite obvious Mrs. Arwen V. was not educated or accustomed to the rental process in its entirety. Aiken & Company has been around for over 100 years, guess One complaint from an uneducated consumer is not the worst review. read more

I had a very good experience while renting with Aiken and Company! I rented with them for over 2 years and I don't have a bad word to say about them. Now, I will say that I believe I was a good renter as well. I always paid my rent on time and I liked where I stayed. If I had any issues, such as needing the plumber to come out or when my heat went out one winter, the ladies were quick to get someone out and get it fixed. I went to actually recommend this company to my friend and felt the need to post a review. Don't let the bad reviews keep anyone from renting from them. I'm a firm believer that there are two sides to every story, and everyone is granted to have a bad day. read more

Aiken & Company has been a true gem and very helpful in providing my family with solutions on both our casualty and life insurance needs. Aiken & Compnay also handles our business insurance plus the leasing of our unoccupied space through their property management department. The ladies working in real estate/property management department are bar none the best to work with and are very efficient & effective with communication. A superior one stop shop that serves Florence and surrounding areas, their longevity is a true testimony to their ability to provide customers with excellent service in both insurance and rental/real estate departments!! read more

We used this agency to find our home in Florence. Our realtor, Brandon, was amazing. He was incredibly helpful and knowledgable of the area including the beach which is an hour + away. He was very flexible in showing times, understanding we were coming from out of town and worked around our schedule. We highly recommend him and the staff at Aiken & Company. We were so pleased, decided to place our homeowners and auto coverage with their insurance department and my husband electively moved his business insurance over to Aiken & Company. 10/10 or in this case 5/5! read more

Aiken & Company provided my family and I premium, enhanced coverage at a much lower cost than our former insurance provider, another local agency was providing. Every call or email has been addressed completely with lightning fast speed by Dina. She takes care of every detail and and is an absolute pleasure to deal with... A ROCK STAR! I can't recommend Aiken and especially Lucille Parrott enough. We had an issue with a neighbor so we spoke to Lucille. As it turns out, she can fine anyone living in our HOA community for any reason. We sent letter after letter and fine after fine to every neighbor we had problems with. It's been fantastic. All we had to do was send a gift her way. read more

SECURITY DEPOSIT FRAUD. Aiken & Co. retained our security deposit for every unfounded reason except what is legal under South Carolina law....Damage to the property. We left the home in better condition than what we moved into. read more
