They made us feel like home immediately and were so welcoming and sweet to our four kids. The units are bright and beautiful, the amenities are amazing. We live on the top floor and use the rooftop patio for grilling several times a week. We love the security of the building, the game room, rooftops, the computer room, and most of all the community feel. They serve brunch every Saturday and we have really enjoyed getting to know the other residents in the building. The staff has changed a few times, but we have loved everyone who has come and gone. Would definitely stay here again if we took another contract in Billings!

The Stillwater mine has been shut down due to the flooding, NYE river destroying bridges and roads so I'm unable to return to work. I spoke with the manager about getting my deposit back due to the Mother Natures damages and can not return to work. Her reply was "NO". So they expected me to work with them or refund, but when I ask for them to work with me and help me out with my deposit refund they can't!! Update December 2024: DO NOT RENT FROM THEM!!! I stand by my previous review after having rented from them for almost 3 years. Due to the rental market in Missoula, this was the only place we could afford during that time. They do not do maintenance on these apartments when there is a problem, a simple drive around the property and you would see the buildings are in disrepair. Screens are gone or falling off, paint is peeling, exterior window trims are dangling by a single nail. Even the central courtyard looks sketchy. The interior is not much better, we had outstanding maintenance requests that were never repaired from our move-in inspection. We lived there one month shy of three years before we left. In the time we lived there, we went through at least 5 property managers. The office staff was always changing and even though they posted the hours, and significantly reduced them, no one was ever in the office if you needed them. I was told that I would be evicted Dec 2023 because I did not complete my recertification, but it wasn't due until April 2024 and I hadn't been able to schedule a meeting with them for the recertification. I paid my rent on time, drove it to the office each time, which since the office was always closed resulted in placing it in a drop box outside the building even during office hours. They were quick to send letters stating that they would evict you and when you would finally get a hold of them, they would say they didn't know what letter you were referring to and that they weren't pursuing eviction. I had a VA case manager that was helping me and they would say one thing to me and another to her. Finally, she told them to knock it off since she was sent the same paperwork and also was notified when the rent was paid. The mental load and stress they give you was exhausting. When they finally started doing the unit inspections, the person that went with the property manager had said I was violating the law by having a ring doorbell; I had permission for all the modifications made to my unit, none of which were illegal or permanent. The guy then went around telling all my neighbors that I was breaking the law. It was all caught on my video doorbell and baby cameras in my unit. When I brought it up with tamarack, the PM told me it was nothing and that if I wanted I could file a complaint. I had to reach out to Billings to do so and then nothing was done about it. They also violated my privacy when inspecting my unit by opening closets and storage areas that have nothing to do with the wellbeing of the unit. My wardrobe and underwear are none of their business. Because I took such great care of my unit (as told during the inspections when present and on camera when absent), I was subject to extra inspections for them to show the owners and higher-ups that the units were being taken care of. Originally from March 2021: This property management is unorganized, undependable, and incompetent. I applied to the waitlist and waited almost two years for the property I was interested to have an availability. I paid the deposit when I applied and completed all the required paperwork. Two years later, I am notified of an opening, update all the required paperwork promptly, and state that I would like the apartment. They go through "checking my file" multiple times (each time they find something else I need to complete) and call me nearly every day, sometimes in upwards of 5 times in a day. The apartment I am waiting for is in repairs for over 3 months and my applicant file took 4 months to get right before they sent it to compliance. Mind you, all the paperwork was submitted promptly (usually within hours) when it was requested. I asked if my file was complete with the exception of my move voucher and was told yes. I wanted to be sure it would move quickly once I received my voucher since they are time limited. I gave them my voucher and request for tenancy approval the day I received them and it took them a month to return it to the housing authority. I received an email stating I would need to pay my deferred application fee when I moved in, to which I replied with the specific check/date/bank information of the payment I already made for it. Also, I was given a tentative move in date of the first week of the month. So I gave my 30 day notice to my current landlord for the middle of the month. I am now about a week away from my move in date and still haven't even been able to see the apartment, due to repairs. I called and emailed asking if it would be done it time for my move and they haven't returned my call or email. Moving is hard enough, avoid the headache and choose a landlord/property management that values you as a tenant.

DO NOT MOVE HERE I…read moream a current resident of this property (just for clarification) At least consider these before you fully decide to move here property has venders that are supposed to come out during the winter months when there's snow to plow the parking lots and road areas (but they VERY rarely ever do and when they do they do a terrible job) it is not recommended to move here unless you absolutely have to, safety here is nonexistent as well, ice is ALWAYS everywhere during the winter (they won't sand the areas AND the ice melt they use is NOT pet safe) the ice melt they use I know is not pet safe since it is green and the pet safe version of the brand the use (the roadrunner one) is white, and I know that because my dogs paws/stomach/chest areas all get burnt up/get rashes everywhere from it. Maintenance requests, they allow you to fill out a maintenance request online for a multitude of things, but they are ALWAYS months out on requests and good luck if your request is your water heater the current maintenance workers that work there (Kyle and Jason) absolutely AVOID maintenance requests that consist of water heaters. The current operator of the Olympic Village Apartments ((aka center space) Emily) does not appreciate the tenants at all based on the attitude she has with the current tenants (such as I and a few of the other tenants I've talked to previously), she will be rude directly to your face when you make a request, ask for information regarding the vendors, or if you try to make a report about an employee there/a report about the property as a whole. You are not allowed to do any of your own maintenance, if they find you doing so you would get evicted. The only things that you can do yourself is replace the ceiling lightbulbs nothing more. before you get involved as well, they will tell you that the parking lots there are rarely ever fill because "no one uses them" that is a total lie because they are constantly full, if you want a parking spot you HAVE to have a garage which are $80/month for a manual garage or $100/month for an automatic garage. Here's another caveat about pets, if accidentally forget dog poop on the ground and they pick it up for you they will charge you $300/incident, but here's another thing, half of their dog poop bag dispensers NEVER have any bags in there. They hardly have any lights in the parking lots that actually work, visibility at night in that aspect is a nightmare. They do not have cameras ANYWHERE on the property. the gal that tells you about the property (will either be Jessica or Tiffany) will tell you that utilities every month should rarely exceed $60/month (she'll give you a range of $20-$60/month) but they ALWAYS exceed $60/month. Trash utility is split amongst everyone, and people constantly fill up the trash to where you have to wait another week at least to be able to put your trash into the container and they always put more trash on the sides of the container which in turn make the trash utility more expensive (right now it is averaging around $30/month). The sewer utility is also split amongst everyone (usually around $30-$40/month) water isn't split (usually around $30/month). You have no choice but to pay a flat rate of $4/month for pest control that they never do, we constantly have ants/spider webs/spiders/and other insects and pests in and around the apartments/apartment buildings. The office hours listed online are wrong as well, they are never open past 5pm as everyone leaves at 5pm. They say they are open until 6pm Tuesday-Thursday but that is a lie. If you want to move out early (early lease termination) the only way your allowed to do that is if you pay x2 of your rent upfront, put a 60 day notice in (will not start until you pay the x2 rent), and you still have to pay your normal rent for those 60 days before your lease will be done. The x2 rent consists of your rent and your garage in my case my total rent per month is $1390 as I have an automatic garage (1290+100) so the total I would have to pay to be able to move out early with the x2 rent and the normal rent for those 60 days would be $5,560. there are a lot of loopholes they find in policy to try to charge you more money for things you didn't know you could be charged for. the windows in the apartments do not close all the way, they leave blinds missing when you move in (they say it isn't a priority) there was several stains on the carpet (looks to be blood stains) when we moved in and they said that it isn't a priority "I'm sorry I know it is inconvenient, but you can just put a rug over it if it bothers you". they will also make you add a newborn as a resident of the apartment as well (which in turn makes utilities more expensive) They say do not allow smoking in the apartments, but we constantly have to make a report because we have neighbors smoking weed in the apartments which my wife (who's pregnant might I add) cannot be inhaling anything like that.

Had a home built, kept it for a year, resold it and took a great loss, how badly we wanted out! Look at all the homes on the market in Annafeld, notice how long they stay listed and constantly lowering their prices. Greg McCall did acknowledge my problems and I appreciated that but there was considerable buck passing between the landscaper, HOA, and McCalls. I don't like giving bad reviews, and maybe after the development has matured in a few years, things will get resolved out there. I'm thinking they are building so quickly the maintenance and repair is lagging. The layout is unique, the homes cool-looking however, what attracted us. Lots of parks and by the River.

We have a couple of warranty issues that have never been addressed or resolved. Messages have been left on their answering machine with no calls back. There is a leak in one of the living room windows that is causing more and more damage each time it rains. Also, our yard has a large low spot that collects and holds water each time it rains and the lawn is watered. The sod pieces have actually started to separate in one place due to the sod slipping down into the low spot. Our neighbor has a gas meter that has sank and sits cock-eyed because the backfill for their basement was done incorrectly and has now settled also. They have plenty of time to put up new houses, but they obviously don't have the time or desire to fix their mistakes. Had we known that we would have these issues, we would have never ever gone with this company.
