This company helped me realize my dream of owning a home, on a large lot, in Lakeside, AZ with an unobstructed view of Rainbow Lake. I'm grateful. The agent I worked with, Emily Hayes was personable and professional. I sincerely felt she always had my best interest in mind. Emily understands the importance of great customer service. For example, whenever I had a question, I would call or text Emily and her response was immediate. Her combination of providing great customer service, her knowledge of the area, as well as her professionalism made my buying experience as good as it can get. I can't imagine using anyone else than Emily Hayes for my Real Estate needs in the White Mountains; she definitely exceeded my expectations.

Why I choose Lindsay Peters of Frank M. Smith & Associates to sell my house…read moreMy goal in selling my Pinetop home was to realize the most profit from the sale to find a better suited home in an adjacent community for the next stage of my life. Why I am thankful I choose Lindsay Peters: Lindsay gave me constructive advice on how to make my home more desirable to a buyer with staging advice, repainting one of the bedrooms to a more neutral color, which cost me only minimal dollars and a small amount of time. She took lovely pictures of my home and also used seasonal personal pics of mine  In the listing. Placing my home on the local realtor tour which provided me with other community realtors' honest opinions of the pros and cons of my home was a bonus and a very helpful service. I loved that she sent me feedback surveys after every showing providing timely input of what buyers wanted.  Within 90 days of listing, when it came time for negotiations of an offer, she assisted me In securing the sale for the amount I needed. Lindsay was very professional, responsive to my many questions and happy to assist above and beyond in the sale of my home. She had a long list of reliable professionals in the field of repairs, cleaning and moving services, etc that are needed by a seller during the process. I highly recommend her and Frank M. Smith & Associates.

I also had to rent a property until Show low renters were out of my house. The rental had black mold in washer, a bag of dog food spilled all behind washer (smelled terrible), patio full of spider webs, floor so greasy I was sliding. Here is the best part, I left my Dyson vacuum at rental, called to let her know I left it behind in the rush of being told I have to be out of rental by 10:30 am (weird), she responded and said there was no vacuum. Only 3 people had key's after I vacated.....LIZ, the cleaning lady?, and carpet guy. I reported her to Duane her broker who could have given 2 hoots. He took her word for it and nobody cared about the $500 Dyson vacuum that someone now owns. YOU ARE ON YOUR OWN WHEN LIVING ON THIS MOUNTAIN!!!!!!! Go to Facebook for videos

Buying a home on my own for the first time (but not a first-time homebuyer), and buying for the…read morefirst time in AZ, I expected this process to be different than previous home purchases. Because of that, I expected to ask many questions along the way. I searched for an agent who would be a good communicator, honest, and informative. Unfortunately, the realtor I got with WestUSA Pinetop was not that. About halfway through the process, I learned I could have fired the realtor, but was concerned I'd lose the house. Hindsight, I should have moved on to another agency. The interesting thing is that in researching the agent, I found out that they have a lot of success selling homes, however, they are limited in buying homes. I also find it interesting that for as long as this agent has been in the business, there are no reviews on this particular agent. That could be good, or bad. The agent I worked with was communicative only in the way that they shared when documents were ready, or where we were in the process. But the realtor wasn't available for deep questions or clarity. The realtor was also very disorganized and distracted. They seemed to have a lot going on in their life and I was just one more thing. There were a few steps in the process that were exceptionally stressful due to lack of communication. Writing the offer was also more complicated than it should have been. I believe it was because the realtor was not in my corner. The assistant was also less than friendly. In an email communication, there was a false accusation against me that painted me in a bad light. This is unprofessional. When calling the office with a couple of questions, the person who answered the phone sounded irritated that I was calling, sighing heavily and not offering any other information or expanding on answers. She was short and curt. Not friendly or helpful at all. While I had a lot of questions along the way, perhaps my expectations of a professional, attentive, and communicative agent were too high. I thought that since I was making a huge purchase, spending hundreds of thousands of dollars, and being alone and new at this, I would be able to have a professional who would spend some time explaining legal documents, providing me with rich information, and attending to my concerns in a reasonable time frame without judgement. I got very little of that. Because of this experience, I'm thinking of selling the home because there is a lot of negative feelings around the home now, but I surely will never buy another home again. The experience with this realtor left a bad taste in my mouth, and I would not recommend them, or this office, at all.

We were very disappointed in the motivation and professionalism by Nicole. Interested in purchasing…read moreproperty off-grid, we felt Nicole was very uninterested in working with us. In the end, although we found our home, it was not through her efforts. We did the leg-work and research! Although she did drive where we wanted to go. When checking in on her progress, she would ask if WE found anything of interest. If not, she would say, "Well, let me know if you find anything." We essentially had to beg her to be present at the inspection. RE Agents should be more motivated and helpful considering the ticket price of these homes. After the sale, Nicole simply disappeared. No follow-up, not even a token "house-warming gift" as is customary. For each previous home purchase (and sale, for that matter), we have enjoyed an attentive agent. She didn't bother to help with negotiations. Instead, she simply relayed Seller input and asked what we wanted to do. No advice whatsoever. Either she does not have the experience or simply does not care about meeting client needs. Only about the commission check. As it turns out, we over-paid for this property. She should have helped us take a closer look at the price considering the work that had to be put into even the infrastructure! It would appear to this home-buyer, that she was paid for our work. Fact is, home buyers tend to be overwhelmed with the process. It is the AGENTS job to help navigate. The mark of a good agent is one who is engaged and interested in their clients needs. Also someone who follows up and finds leads. With the number of properties on the market today, it seems to us that Nicole could have been more proactive. In negotiations, agents are usually more involved at least in the advising department with negotiations and inspections. As a side note, the SELLER'S agent checked on our progress after Closing and even lended a hand with a few things at the beginning.
