If there were a negative star rating, this management company deserves one. My son's apartment was not cleaned on move in date from the prior tenants, nor was anything repaired. Carpet was filthy. But mostly it is the attitude of the staff that is rude and the most poor customer service imaginable. We have been a tenant for over a year. Clemson apartments start leasing for the fall at the beginning of the year (or before), so we either need to move or re-up the lease. Since we have been there for a year, why do they need my social security number, drivers license number and a credit card on file in case of charges? We have never missed a rent payment, we are just resigning a lease and my FICO score is well over 800. Responsible college students do exist. I live in a Cedarwood apartment. I haven't had AC since Thursday. It's now Tuesday and a lot of excuses later. Everything but the fridge has broken at some point. There were mice when we moved in. Place is badly insulated. Plenty to blame on previous tenants. Plenty of parking. I suppose this is what's left when you wait to find a place at the last minute. read more

Wish I could give one star. Absolutely terrible and rude management. Claim to "clean" rooms when new tenant moves in and came to find stains all over carpet, towel rack falling out of the wall and shortly after completely broke off, cracking drywall, chips in door and wood desk, and filthy amounts of dust everywhere. They don't even allow residents to get a key to their own room which is absolutely ridiculous. Imagine having valuables in your room and not being able to lock it when gone overnight. Lovely. Every time I've been in contact with the property management, they are nothing but extremely rude and unprofessional. Wish I could give negative stars; renting from advantage is worse than cancer, they screw you over with secret charges all year and don't return your security deposit even when you leave the place cleaner than when you arrived (it wasn't even cleaned). They never spray your apartment for bugs even if you request it at least 5 times, so we shared the place with about 15,000 roaches who scrambled around the kitchen at all hours of the day. It looked like something out of a horror movie even though we kept it spotless. RUDE staff, made my roommate cry multiple times. I could go on all day about what a nightmare it was to live here. Put in work orders that don't get resolved. Last summer, the AC didn't work most of the time and put in several work orders and they claimed to "fix" it, yet wasn't. Only received a fraction of my deposit because they claimed we broke blinds- they weren't broken, but they were old, and then overcharged me and my roommate for them. Not even deserving of one star. They are AWFUL!! We have had several everyday issues in the 3 years that we have lived on their property and every time it was a hassle to get in touch with them. They are rude and defensive when they are confronted. They tell you to submit all maintenance requests through their online portal and then they do not ever get back in touch with you. Our air has been broken since February (it is now April). When confronted, they LIED about sending someone out in February when it was very clear that it was still broken. They would not reveal the name of the HVAC company and told us 3 college aged girls to let whoever the random man that shows up at our door into the apartment. Wish there was less. Bogus maintenance, inflated and/or false bills and fees, and do not believe the hoa is elected, it is three unit owners, one who works for apm. There is no security, the cleaning crew is a bunch of home-schoolers with only a dusting cloth and windex, and dumpster overflowing weekly. The only positive is they did remove the dead deer at the entrance within 3 weeks, so the stench was only an 8 out of 10. read more

I wish that I did not have to give APM even one star! That is how bad they are. I cannot possibly write enough bad things about this company to express how horribly they treat their tenants. We were charged fees for things that were broken or in need of repair when our son moved into his apartment. We reported them and they never came to make repairs. I can say with complete honesty that we left the unit in much better condition than it was when my son moved into the unit and we were still charged fees for cleaning and for repairs. You will regret it if you rent an apartment from them! I do not usually write a comment but I think I have to share my experience in this case!I filled out the move-in inspection in details but now that I moved out they charged me for all of those, even after sending a copy of my inspection they claimed that they had fixed those issues. They use some third parties to clean the apartment and steam clean the carpet and the price that they charge is unreasonable!! 120$ for steam cleaning a one bedroom apartment(very very tiny one). 99$ for cleaning the unit that was already cleaned. I spent so much time cleaning it to avoid this charge but apparently they do not care, they just want not to refund your security deposit. In short Advantage property management is the worst. Before experiencing it myself, it was hard for me to believe all those negative comments because I haven't had any problem with other properties! But they are all TRUE! read more

Worst Property management in Clemson. I lived in a property managed by APM for two years. When I moved in the the property was not cleaned properly. It was not color washed, carpets were not cleaned and there were lot of broken stuff. There were lot of pet hair in the carpet so they didn't clean the carpets for sure. Their maintenance during my two years was horrible. I had to call several times get something done, but sometimes they never came. I gave up calling them later and tried to fix the problem myself. There were all sorts of bugs coming into the apartment in summer, because there were holes in doors and windows. When we asked to fix, what they said was "It is summer! You'll get bugs." Their moving out policy is horrible! We have to keep power and water turned on for a week AFTER we move out! By law, they have to refund our security deposit within 30 days. They sent me a note stating "we need more time to process your refund" and I think they send this to everyone because they want to slip through the legal mess. It took more than 2 months and several visits to their office to get my refund back. They charged unfair amounts for no specific reason (For example they charged $75 for unit cleaning, didn't specified which unit. I left the apartment as clean as possible). One advice, take pictures when you move in and move out, just in case if you HAD to move into a APM's property. Stay out of APM if possible! read more
