My Message to the Owner: Your question: To better understand the situation, could you please provide details on when and how this leak was discovered, as well as how the roofer determined the date of the leak? My Response: Leaks were noted during heavy rains and a roofer came out and said that someone "band-aid" the issue with black tar - they did not fix the issue. Noted in the Drone pictures taken by our roofer with you guys had none of the chimney. It's has been happening for quite some time as State Farm looked at the imagines as well and sad it was preexisting. The 2/6's are completely rotted. Our Inspection report: - No mention of leaks around the chimney were noted - the only leak was over the guest bathroom and that was one item we asked to get repaired. - Please send the drone images you have as they are not on our report that I can find. - What I most concerned about is how this was missed at the inspection "again on our report there is not mention of leaks around the chimney" Below are the only denoted items on the roof: Again, nothing mentions anything about the rotting wood.... We have Substantial cost in repairs with zero assistance or empathy from this company. I made sure that my realtor will not recommend them in the future as well. We have also let our community aware of their negligence. This is the worst experience and has caused financial burdens and our disgust with how the company responded to their failure in expertise as a Home Inspector Agency. had your company inspect my house recently I closed on October 24th if this year , I recently sent pictures to Eric who inspected my house and I'm very disappointed and very concerned Here are some pictures I have recently taken of issues I have discovered , wires spliced , not in junction boxes , live 3 phase wire that was exposed , other wires under my house spliced not in junction boxes etc etc 240 volt wire resting on steel beams, the access cover shown in the picture was never opened, the screws had rusted shut heads good thing I my family has been in the construction business for 4 generations, the level of competency and lack of skill and knowledge is very unbecoming and I'll be sure to keep taking pictures of the level of effort your company puts in to insure homes are "safe" and secure for new home owners, this is very embarrassing , take responsibility read more

I had Advantage Inspection (of the Upstate) inspect my new custom home construction for phase 2 (insulation, wiring, studs... ) for $250. The guy spends less than 30 minutes on site. took him longer to get his drone operating to take pics of my room than to look at my construction. The resulting "report" is simply a boilerplate with picture from my construction. i.e. "here is a truss, trusses are important as they keep your roof... " Totally usesless.. no closing remarks.. he put on foot (literally) into the crawlspace and did not bother to even look at the three HVAC units in there. The final straw was them selling my information to an alarm company that is now hounding me to install a system. AVOID at all costs !!!! read more

The inspector who inspected the home I bought missed many major items that cost me so much money .I wouldn't have bought this Home if I knew how many problems there were .I trusted the inspector and as of right now I have a 12,000 Repair estimate along with many other overlooks that cost me thousands .I was lied to when he came back to relook and he told me he had insurance and they would help pay for it .I was told by Advanatge that they also had E&O Insurance and that they would give me the company's name .They have not .Beware ..If you are about to buy a home that cost hundreds of thousands of dollars please go with a company that backs their inspection with a guarantee instead of an offer to refund the inspection money .Being that this is the biggest purchase a person can make I feel like this company doesn't have your best interest in mind .I feel like they only want to keep the realtors out by giving a smooth inspection so they will continue to use them .Please beware !Linda Hogan read more

Not once but twice! Kudos to our Inspector, James. I have had the pleasure of meeting him in August 2019, with the sell of an investment property in Easley, SC. He arrived on time and was friendly and professional. Very thorough with the inspection and the report was specific and detailed. In September 2019, luckily, we had James AGAIN for a property we are purchasing in Lyman, SC. Arrived on time, actually he was waiting on me before the assigned time. After a brief intro he got to work doing what he does best. 2-3 hours later we got a verbal summary of findings in order to proceed to closing. If seeking a thorough, knowledgeable and efficient inspection; I'd highly recommend Advantage Inspection. Ask for James if possible. I might add that the cost is highly competitive. Although the HVAC worked when they checked it, 4 weeks later the entire unit died.It ended up costing just under 10K for a new one.When I contacted them, they said it was working at the time of inspection. Thats my review,never even offered me any type of credit. read more

Very good inspection company. They do a detailed and accurate job. Payment can be easily made online with a credit card. Customer service is always there to take your calls. Have used them for a house inspection and also for a re-inspection service. Will use them again. read more
