I am not receiving a DENIAL LETTER from a bank because she is NOT A BANK!!! HORRIBLE TO DO. NOT WITHIN HER SCOPE, ITS THE BANKS,AND IM MAD SHE DID THIS!! DO NOT GO HERE! I was in the market for a mobile home for my husband and I to move to. I dealt with Carol. Everything seemed fine but then i quickly learned what the issue was. It was a headache to get exactly what it was she was looking for. Apparently, action mobiles lenders only use 40% of your income when calculating your application for your loan. WHAT?! That's crazy to me. You cut someones salary to MORE than half and then use that 40% to see if they can afford it. How the hell does that make sense? My credit union and bank don't even do that. My husband and I contacted this agency looking for a mobile home thinking this was all we could afford. Agent shows us a couple of mobile homes and it felt she didn't care. She told us the costs of the mobile homes seemed a little high, and was like ohh if u want anything cheaper u need to go past san bernadino, umnn ok. Finally after 3 days of calling agents I was blessed to reach Natalie. Natalie stood in the phone for 30 mins explaining every step to buying a mobile. Would give them a zero star!! My first time trying to buy a home and working with this agency. Ellia who help me , who seems to be a nice lady . She help also with my pre-approval going. She tells what a gotten approval for and set. So i started looking in homes .I had messaged her several times to show me some mobile homes and make appointments. I was ready to buy home . Her response was a thumbs up . I was surprised of her response. I waited for few minutes for a an actual response nothing. The next day I try again to reach out for her , lack of communication!! I had done business with the agent by the name silvia Nava, I feel like I was completely taken advantage of as a new home buyer. I'm dealing with having to pay for damage to the mobile home I purchased with this sales person that I should not be paying for. I have now learned that if a home inspection is not recommended it's because they don't care about you, I'm dealing with a termite problem that I had no idea about and that the sales agent said would help me with and guess what she doesn't answer my calls anymore, there was missing pipe drains missing on the bath and the water was spilling to the floor and I had to pay to have that repaired too, the floors in the kitchen are falling apart, my kids get bug bites and have to be on breathing treatments since moving into this home, it's taken a toll for me to have to take them to the dr all the time, it's one thing after another with the home I believed would be my dream home. I called and had spoke with another agent and he said he would relay the message to a manager and guess what no call and it's been 2 weeks now. I don't recommend this place to anyone at all, they don't care about the people they do business with and all they want is to take advantage of people that have no clue about buying a home. Action Mobile Homes is a horrible company! They are as slow as watching paint dry. I sold my mobile home, and they were slow to do every part of the process. Even them mailing my check for the sale was slow and incorrect. The check was dated November 28, & I only received it on December 4. Also, the envelope was addressed wrong. What a horrible company. Why does it take two months to secure a mortgage for a mobile home costing less than $50k? Because no one there knows how to do their jobs, and no one does their job correctly. DO NOT DO BUSINESS HERE! From beginning to end this transaction was a nightmare. The agent I dealt with who sits right in front of the entrance and is one of the newest on staff is completely clueless in HER position as an mobile home agent. During the time of signing my purchase documents I had tons of questions and almost every answer out of her mouth was "I don't know". Whenever I needed help she referred me to their finance manager. How am I supposed to feel confident in my purchase getting information from a finance lady? Everything was delayed. I was left with nowhere to go because my agent set a goal date of escrow close and I gave notice at my apartment complex 30 days after the sale was already half way through processing. I was approved for my loan on 4/14/17 and did not close escrow until 5/24/17. Keep in mind this is a very simple transaction compared to an actual home sale. She never notified me when I received the home inspection I paid for out of my own pocket, the inspection company was unable to contact me because she only provided her information, several repairs needed to be made and there is still one pending almost a month prior to escrow closing. These were mostly safety hazards in the home. She also pushed me to be in direct contact with the seller which is against policy, the day escrow closed she verbally attacked me in front of the previous owner by demanding I pay prorated space rent for days I did not occupy the home, nor had access to the home, she promised my mom a licensed Realtor a 200 dollar referral bonus to be able to represent me and still has not come through with the money she promised for receiving my business, and did not provide me with mail box keys to my home which led me to notify the management at my community to have the postal service re-keyed my box 2 weeks after purchasing my home. Lastly, she provided false information which I have email documentation for on May 11th where she stated "the seller has 3 days prior to escrow, by law to remain in the home". This was later confirmed false by finance manager. Overall super unprofessional business and I will definitely make sure to spread the word to all about avoiding this place. read more
