Be aware - they will find a reason to fine you for anything. The board members live in the association and are checking homes in detail on a daily basis. My family is so hesitant to do anything. One time I had installed DTV and advised the technician to do it as the association advised. Big mistake- I got a huge fine. I left my garbage bin on the side of the house so the garbage company can replace the can - another big mistake resulting in fines. My older mom might have parked the car a slight way away from the curb and within minutes they will send you pictures and fine. I had a friend who came over and parked and the board member questioned if she lived in the complex. They check to see if your car inspection sticker is up to date. I can go on and on. It is an absolute nightmare association to live in. The association manager Dawn is petty, vindictive, utterly incompetent, and a control-freak. I just want to advise anyone looking to get into this community to be prepared for the types of issues they can encounter. We all have a hectic life and should hope to have a peace of mind where we live. My family is not able to even cross the street without feeling they are being watched. :-(

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. I met Joel (the broker) when I was doing initial market research, and had no intentions of buying right then. Joel spent hours with me, showing me properties, giving me his opinions, and answering my questions. When I was ready to seriously look for a property to purchas months later, I worked directly with Kelly, the agent who handles deals in the Allentown area. She is very responsive, responsible, prompt and hard-working. This was actually her first commercial real estate deal also, but she was able to apply her expertise in the area, with some guidance from Joel, seamlessly. We had many unexpected bumps in the road (related to the property and to the seller), but she was able to guide me through them all and ultimately close the deal. This included working through the winter holiday period when she was otherwise on vacation! The only issue I had with her was a communication lapse regarding the timing of the home inspection, but she responded very well to feedback and was able to work with us to move forward. I therefore count that as something positive because you can't ever expect perfection from a person or situation, but it is very important to work with someone who can adjust to feedback, rectify the situation and move forward, and that's exactly who Kelly is. A couple other bonuses of this brokerage: - They use electronic signatures. In the 21st century, I don't believe you should work with anyone who can't work electronically. - The other professionals in their network with whom I have worked so far are also excellent. Aside from a realtor, you may also need other professional services, and it's always nice to have someone introduce you to people who are good at what they do.
