Let me start by saying that I've been here a few years now. This place is decently priced, has a great on-site manager, has usually worked with me if I need to send an e-mail to management with a concern, etc.
The location is okay, a little slummy but hey, what rehearsal space isn't, right? There used to be a lot of homeless around but new parking rules have cleared trailers out of the street, so now theres just stragglers. Haven't had any problems though just a bunch of litter everywhere.
Speaking of the parking.. it sucks. It used to be okay but with those new parking rules (No parking 10pm-5am daily), parking can be very sparse. The rules may have cleared unwanted vehicles from the street, but it is difficult to find a spot for myself to rehearse at night, let alone anyone else who is scheduled for a rehearsal. I feel that ABC was completely unprepared for these rule changes decided by the city. There are about 30 parking lot spaces, and about 100 rooms at this facility.. do the math. It's often a madhouse. Not to mention there can sometimes be 4-5 cars for one room.
The people are cool, pretty diverse, there are rockers here, rappers, singer songwriters, rarely any jazz guys but sometimes. There are so many trap music producers here, since there is a popular demand for the music these days. All in all I've met some good peeps and made music with them also. There's definitely people walking around at night who look like they're ripped out of their mind on drugs but if you make loud noises at them and wave your arms, they usually return to their room in hallucinogenic fear.
The sound of the rooms is okay as far as tonal quality goes, they supply some soundproofing foam on the ceiling and low grade carpet on the bottom portion of the walls, it helps, but you might wanna add some panels because it can sound a bit pingy. I have also seen a couple of the rooms broken into, after the fact of course, a definite warning. Some doors have a security screen, but most don't.
The soundproofing between the walls however, is terrible to non-existent. I have one shared wall that is dampened really well, drummers play next door and doesn't bother. But the other shared wall is pathetic, you might as well have just hung a curtain in between the rooms. They definitely had bigger rooms and partitioned them at some point. I can seriously hear people's conversations at normal volumes with this shared wall, and I know it's not just my room because multiple tenants have said the same. Plus with some of the trap producers blaring sub bass and juvenile, repetitive melodies over and over and over, it can be a horrendous nightmare. There are some quiet moments, but it's usually around 3am or noon-ish if you're lucky.
The bathrooms are horrible. It's not the cleaners fault also, I have seen them. It's the frequency at which the company employs them and some of the tenants here really make it a second hell, like little children having a tantrum with toilet paper and it seems that some have just forgotten how to aim inside of a toilet completely... #1&2. It's not uncommon to walk into the bathrooms and be greeted by an overflowing used toilet. On the weekends..... forget about it, they're a wreck and there's hardly even toilet paper. If you bring girls here, be sure they use the isolated girls bathroom in the parking lot, if not, you'll likely never hear from them again. Not even joking.
The trash usually cascades out of the hallway trashcans onto the floor, I think this is mainly due to lazy tenants who don't walk bigger trash items to the dumpster and refuse to make the walk for smaller items, even if it is a mess.
There are A/C units in each room which is nice. Plenty of outlets. Some rooms have storage space which is great.
The vibe of the building is drab as hell. I think the color scheme goes something like this: Grey, grey, more grey, blue-ish grey, black, white, beige stucco. It's depressing, I have definitely been inside rehearsal spaces with more vibe.
Bottom line for this place, if you have a high tolerance for nonsense like parking issues, bathroom disasters, trap music, and lease restriction reminders, then this is your spot. One of the cheaper rehearsal spaces in the area (in more ways than one), though if you are only meeting 1-2 times a week shit even 3, then an hourly studio is going to be way cheaper. I just like the fact that I can leave gear here, host jam sessions and rehearsals and not worry about my time running out. I can also record here when it is quiet but like I said, that is rare.
I hope this helps, hasn't been a review in a couple of years it looks like. read more
