They are amazing! Most inspectors don't want you as buyer to be around. THEY welcomed me. Inspector went through report in detail and let me ask questions. PLUS, they offer warranties on their inspections a leak guarantee on roof. Whattt. Wow. And other things. They found a large colony of active mold in under the bathroom sink. We would have been breathing that. EWW gross. Needless, to say the seller didn't want to go through mold remediation and the sell didn't go through with lower the price after all they found wrong with this lemon. So glad we found them. Home inspection. Turned range hood on. Turned dishwasher on. Turned stove and oven on...YES, they all TURNED ON... but they were not working properly. Range hood fan runs, BUT... does not suck up smoke...Ductless and not working. Smoke and heat return into the kitchen. No exhaust hole in wall. Stove: YES...stove top turns on, but all 4 burners do not heat evenly. Oven has issues as well. Now, although NM plumbing code requires an air gap hose under the sink, the inspector did not note that it was missing, and we are getting a backwash of disgusting water returning to the dishwasher. Roof inspection: The Inspector showed the nicest pictures that were not too alarming. When the roof was repaired, the roofing company showed me true pictures of what we were dealing with. We were horrified. Why did we not see those telling pictures of a really damaged roof top? Now, some of these issues, not covered by the home warranty, are costing us money that could have been addressed with the seller before closing. This inspector is a good "seller" inspector. I do not recommend if you are the buyer...sorry to say. read more

Missed leaking shower, missed non-functioning outdoor faucet, left finger streak on the ceiling after going inside attic. Edit: The report shows only a leaking shower head. Parts of the shower were missing grout, causing water damage/mold to the closet next to the shower. There's nothing about the outdoor faucet. read more

My appointment was scheduled at 8AM. My real estate agent informed me, "Marco, they will start at 8 AM. If you wish to be present, arrive around 9 AM because they inspect the roof first." Following his advice, I decided to be there at 9 AM. Surprisingly, the inspector had already completed the inspection by that time and was about to leave. However, upon noticing me, he turned back and took the time to show me every single finding. I had the option to leave, but his commitment to thoroughness and professionalism impressed me. From setting up an appointment to receiving my email report this company was very reliable. Mr. Adrian was our inspector. We went to over see inspection and was greeted with a green light. We were told we could follow him around if we wanted. He found a lot of minor problems most wouldn't think to look at or for. Addressed any issues we had that might be a problem. Showed us pictures of all inspected spots and all deficiencies. This is my first home inspection, but it's safe to say the quality for the price is top pier. tl;dr: hire these guys. I hired this company after much research to inspect a house I had placed an offer on, tho I had some structural and plumbing doubts. They were super-easy to schedule and totally accommodating with my home inspection deadlines. I also had doubts about the seller/agent as well, so I bought their "ultimate" package which comes with termite inspection, thermal imaging (a must in El Paso!!!), lab mold analysis, and sewer scope. Sure, you can hire outside specialty companies to do each of those separately, but why bother when AAA has all the equipment and knowledge and rolls it all into a single, detailed home inspection report to get it all done in one go? Worth every penny. Even if (and especially because) the house ultimately didn't work out. The inspection is not cheap, but it's a WHOLE lot cheaper than buying a money pit. If you're looking at an older home, I highly recommend investing in the ultimate package to uncover everything that every former owner may have done (or not done) to the home. Night before inspection: seller/agent confirms all utilities are on and gates/doors will be unlocked. Day of inspection: not the case. The gas was shut off, the electricity had failed inspection, one critical gate could not be unlocked. I arrived early to find AAA had beat me to it, with Isaac and Chris already started on measurements. The agent showed up to unlock the house, and we went from there, having no voice but to forgo anything gas-related (hot water heater, range, hot water reaching faucets, wall heaters...) since it was shut off. And then we got on the roof... Those structural issues I'd been concerned with? The view from the roof revealed an "oh heck no" -- far worse than what could be seen from the ground level. The area was freshly painted over and covered with some quick-grow foliage, so investigating what was going on was made as hard as possible, but: a missing yard retaining wall caused the dirt thus the foundation to settle in that corner, pulling that corner of the house down along with it. (I brought a general contractor back shortly thereafter who confirmed the same). No minor project nor expense to remedy. Plenty of other brand new fix-n-flip renovations even had their issues - leaking plumbing under sinks, non-working window safety bars and the like. Even though the gas was off, the gas line wasn't even attached to the range in a house advertised as "move-in ready." And then we come to the fun part: turning on every water spigot in the house (noting their slow drain) to run the sewer scope down to the city main: 86' from the cleanout valve; the first 68' are cast iron and the rest is clay. I've done this on sewer laterals well over twice this one's age, and this was the most horrifying one I've seen in my life. There's plastic construction debris blocking its flow throughout, and TP and what-have-you caught up in that, creating an ugly dam (I lost my appetite for about a week). 34' down the cast iron pipe, the camera shows us roots have infiltrated the decaying cast iron and are growing amok. The entirety of the cast iron section is decaying and cracked, evident from the hundreds of water bugs scurrying away from the camera's light and disappearing into said cracks. Great. So the soil surrounding that entire area is literally fertilized with human sh*t. Further down the sewer, we reach the clay part. Looks undamaged. No wonder: with ALL the water in the house turned on and flowing through the sewer line, none of it ever touched that clean clay part, i.e., the sewer lateral isn't actually working and flowing to the city main at all; it's just getting trapped and fertilizing the yard with the last thing you'd possibly want. Regarding the gas not being on as promised: there's a nominal fee for them to return, which is charged to the seller for not having things ready as promised in writing. (Get things in writing!) If sound disgruntled about the way the house was advertised/disclosed vs our findings, I am, justifyably. Plenty more transpired unrelated to my review of these inspectors. What I will reiterate about AAA: they are thorough to a fault and no stone is left unturned. As I followed them, they explained everything to me and why it was an issue. Throughout and at the end, they asked if I had any questions. Only some minor ones related to city codes which they explained in full (I'm new to town and wanted confirmation on building codes I'd read about). I'd brought my camera and notebook to the inspection but found I didn't need them, because all of that information and photos made it into the inspection report. And the report is long and detailed as you'd want it to be - but a very nice touch: they summarize all the findings at the very end for a quick overall look at what you're getting yourself into with that house. This house didn't work out, but I'll certainly call them for the next one. read more

The service/inspection itself was conduct very thoroughly and professionally. Only critique from the actually inspection is in the report itself. Specific issues were annotated, however the recommendation almost always stated "recommend correction" however the correction is not necessarily a commonly known fact. It would be nice to say what the specific fault is and what the specific repair would look like. My main issue is the administrative actions of the staff (not the inspector). I called numerous times to get a contractor they recommend to establish a quote in order to negotiate my home purchase and after repeatedly requesting the contractor info (which I was told they would provide), I have still not received. Additionally, this company does offer a repair lists link l, BUT only to the realtor. As someone who is funding a $1,000+ inspection I should have access to all documents and links. Like previously stated, the inspector seemed to perform very well and professionally so the three stars is for the administration aspect. read more

If I could give them a no star rating I would. The inspectors were highly unprofessional and ruined the baseboards in my home, taking it upon themselves to pry them away from the wall. This resulted in warped baseboards and chipped paint on both the baseboards and the walls. When confronted about the damage they caused, the inspector, claimed he had every right to damage my property. I filed a complaint against his license with the Texas Real Estate Commission, and was just informed today that the inspector was completely out of line and would be issued an advisory letter. The letter was to inform him and the company that the Commission was concerned with their actions and that as inspectors they are expected to conduct all real estate activities in accordance with the provisions of the Real Estate License Act. read more

if I could give them no stars I would. i have major concerns about a company that cuts holes in the flooring, scrapes paint off walls, windows and ceilings looking for cracks in a house that was built in 1954, lovingly maintained as my family home and having one owner who lived there for 61 years. After the inspection we returned to a home that had sections of flooring cut out and broken, window cranks broken off and left in the window sill, water drained from a hot water heater into a pan and then reported as a leak. The roof had just been replaced as well as electrical wiring and access box, inspected by the City of El Paso and approved yet this inspector stated the wrong nails were used, some were exposed and the screws in the electrical box were 'dangerous'. This inspector also pryed off stucco/parge in an area that had been repaired years ago and left it. The tile/flooring he cut into cannot be matched and will need to be replaced, the window handles broken and mechanisms wrenched, also handles missing that were there, will be difficult at best to repair or replace unless this company also provides repairs for owners. He also left the window open he broke, maybe for delayed entry?? The drain he said was 'slow' had the plug down and when raised, flowed smoothly. After being a Navy wife for 26 years, I have bought and sold many houses across the country and have never come across such an unprofessional company. read more
