EXCEPTIONAL, HONEST, PROFESSIONAL: Can't image that ANYONE else would thoroughly inspect, explain, provide detailed documentation, and be more honest and have more pride in his work than Adam. I feel sorry for people who buy their homes w/o inspections or use an inspector like the ones that I've used in the past. I had no idea that this is how it should be done... The house that I ended up purchasing was inspected by Adam for the SELLER before he put it on the market. I was BLOWN AWAY by the extensive amount of detail, pictures, and the summary + explanation of issues to address immediately, or in the near future, that was in Adam's report. It was clearly evident that Adam had gone through the house with a "fine-toothed comb" and disclosed even minor issues. I've purchased a few homes before, and received a checklist-type report a few pages long, no pics, no recommendations or explanations, once even after an inspector went through an entire 4,000sqft house in only an hour with my husband. Worthless. After I purchased the house, Adam actually went through the entire report with me (since it was done pre-sale for the seller), while going through the house and explaining everything clearly and thoroughly. I own a 99 year old house and was making a decision to sell it or perform extensive repairs. In order to make a decision I needed to have a home inspection. I called Adam and he responded online quickly and made an appointment within a couple days. It took him about 4 hours to inspect the basement, 2 floors with apartments and the attic. To say he was thorough is an understatement. He brought to my attention issues about the house that I did not know about. He also prioritized repairs according to their urgency. I'm a first time home buyer. I've heard all of the horror stories when it comes to buying a house . If you're reading this review, then you probably have too, and that's why you're searching for a home inspector that you can trust right? Well let me just say that you don't need to go anywhere else other than A Plus. I couldn't possibly imagine a more knowledgeable and thorough inspector. When I first spoke to Adam on the phone, he was very friendly and never once gave me that "you're new to this so you are stupid" attitude that a lot of other people in the home selling/buying business have done. He treated me with respect and outlined everything in the process of working with him, and what do you know, he followed through on every single thing. Our inspection was set up for a Sunday morning, and Adam showed up early to get some of the outside inspection out of the way (roof, grounds ,etc). When my wife and I arrived, he took us around the exterior of the house and then the interior. He explained everything as he went through; which is very helpful because then we could make an informed decision about how we wanted to approach it (fix now, fix later, fix ourselves, pay someone). He wasn't afraid to poke his head into every hole, and tested everything. All things told, we went through the house in about 3.5 hours. So it was very thorough to say the least. We really walked away from it feeling like we had been told everything we needed to know to make our OWN decisions on the house. A day later, as promised, he emailed me a PDF report of the inspection. 37 pages! And he included photos and drawings to illustrate his points. Ask yourself, could you make a decision to buy a house - quite possibly the most expensive purchase you will ever make - based on a checklist report? How are you in a better position to decide if you want to buy a house if all you see is a check mark next to "roof". What does that even mean? It has one? You want the type of report that Adam writes. Details, details, details. You will find his price very competitive with other inspectors in the area. I had to change our scheduled inspection time/date because our offer was accepted sooner than we thought, and he was able to accommodate us with no problem. Last but not least, Adam is a very friendly guy who is easy to get along with. I can't being to say enough about how great Adam The Inspector is. Having dealt with other home inspectors before, I can say that for us, he is the best. He has inspected 5-6 houses for us (no, really, all during ONE home search!), and we learned more along the way than you can imagine. Other home inspectors we have dealt with in the past have given houses the once over, or given us waay too much opinion and waay too little fact. This guy gives us a lot of information, gives us an idea of how important some things are compared to others, and gives extremely thorough reports at the end of it all. He shows up every time ON TIME, he is very courteous with both us (buyers) and the sellers and their property. He never sugar coated issues that were found, but he also found issues that I thought were bigger that he explained weren't so much. I've learned along the way with home inspections that you really need to know (or to learn!) your stuff, and the home inspector isn't there to give you a strong opinion of what he thinks, but is more there to give you enough information to make informed decisions. Also, Adam's reports have become something of a Homeowners Manual for us, giving us a list of the things going on with the house, and the things that will eventually need repair or replacement. If you are looking for a reliable, knowledgeable, and affable home inspector in the Western New York area, you can't go wrong with A Plus Home Inspections (Adam). Though I never hope to be looking for a home again any time soon, I'd use him in a heartbeat and have recommended him to multiple friends already. Oh yeah, and his prices are on average with any home inspection you would get, and I believe he does pest inspections as well (we needed one on a house we were selling as the buyers were getting a VA loan and it's required apparently). p.s. Never ever ever consider buying a home without a really good, thorough inspection. It doesn't stop a person from buying a house, just gives them an idea of the various issues (every house has a couple) that you'll be facing and will help you plan better for future repairs, projects, and replacements. This is just my opinion but I can't emphasize this enough. And if you are not sure of the inspection results, talk to the inspector, or, as it's worth the $$ in the whole scheme of things, get a second inspector to come and do a report! read more

Hired Adam to complete a home inspection for an existing home we were purchasing. Spoke to three other home inspectors, all with excellent reviews, prior to my conversation with Adam. I asked the same questions to all the inspectors, some had better answers than others, but after 45 minutes on the phone with Adam I knew I found my inspector. He was very accommodating and was able to set up the inspection for the next day. What I liked most about Adam was his crazy attention to detail as well as his method of explanation. He treated our home inspection as if he were inspecting the home he was going to purchase, which I truly appreciated. His report was ultra detailed and is something I will certainly keep and refer to for future projects and maintenance. I could keep rambling on, but I think you get the picture. From start to finish (and beyond!), Adam was nothing but professional, courteous, knowledgeable, and informative. On recommendation from several family members, I included Adam on my initial set of phone calls to several home inspectors in the Amherst area. Of all the inspectors I spoke to, Adam asked the most questions, gave the most detailed answers, and to me it was clear that he would be the best person for the job. On the day of our inspection, my expectations proved true. Adam walked through everything with us, pointing out things that we would need to keep an eye on, things that would need to be addressed more immediately, and in one particular case, told us how we should handle one particular home aspect that we couldn't inspect until certain repairs were made first. Adam addressed every question that we had, including very thorough responses when it was warranted. He even went well above and beyond the call of duty and took a pit-stop a few houses away where my sister-in-law lives to give a quick look at a water spot that appeared in one of her bedrooms! Lastly, even though the inspection wasn't completed until early evening on a Friday night, we received the 47 page (!!!) inspection report about 24 hours later. 47 pages may seem intimidating, but Adam included photos with annotations and short summaries of all the major highlights, which was incredibly helpful. Adam was more than happy to discuss any questions that arose from the report, although in our case there wasn't a need, as everything he wrote was quite straightforward. I cannot recommend Adam enough for your home inspection needs!
