We met Tim at the start of the inspection and informed him that I wanted to follow him around during the inspection to understand any issues or concerns with the home. After telling Tim that I would stay out of his way, I was pleased when he informed me that he welcomed my presence during the inspection. He laid out his plan to begin on the outside of the house and then move indoors to conduct a systematic inspection of the interior. Throughout the inspection, Tim regularly called me over to show me issues that would need to be addressed. He gave me suggestions on how to do regular preventive maintenance to keep the home in good shape. I learned many new maintenance techniques during the inspection. Tim provided excellent customer service and sent a detailed report within a couple days that was easy to understand. The report gave us confidence in our decision to purchase this home.

My Husband and I are in the process of purchasing a new build home and it was stated that an…read moreinspection was not required. But for our peace of mind we hired Tim. I'm so glad we did because he was so thorough and he found issues with the roof that would have caused us so many problems down the road. The report he sent was so detailed and easy to follow since he took pictures of everything. I was there during the inspecting and he noted things on the report I never even saw. Definitely worth it to have a pro like Tim give you peace of mind before you buy. We highly recommend his services.

It was so efficient to schedule an inspection appointment over the phone :) . A senior inspector named Chad promptly came out to my property as scheduled at 9 AM last Wednesday to comprehensively inspect the functionality of my property. He took a lot of detailed photos and meticulously pointed out areas of my home that needed immediate attention, including the master bathroom tub that still needed to be properly anchored and secured to the floor. He promptly produced and emailed me a summary and full comprehensive report of his findings shortly after 12 noon that very same day :) ! I was really grateful that he pointed out observations and repairs that needed immediate attention that my builder, Palo Verde Homes, would have to address and fix prior to closing. Thanks so much, Chad :D !! I would also like to thank Lori as well for providing me with insight and information regarding Integrity's services and what most homeowners like to do, and why :) !! I will definitely use Integrity Inspections again when the time for a re-inspection comes around :) ! Integrity is truly amazing and awesome :D !! They are extremely attentive, responsive, and they truly care about their clients :) ! I'm a firm believer that any homeowner should always do an inspection, whether or not their home is a new build or a property that has aged over the years. Had to clean mirrors because water had been splashed on them. Left gates to backyard open. From My understanding they should leave things the way they found them! Very unprofessional.

If I could give less than one star I would. This company performed an inspection of our home, and…read morethe report was so inaccurate we lost the sale. This guy didn't it know how our rain bird irrigation system worked, So he reported it as broken. In fact, anything he couldn't figure out how to turn on or use, he reported as broken. To top it off, the inspector lies by telling the buyer that "most" of our toilets leaked, when only one did and reported a pool leak that isn't there! Obviously this guy has no idea how to inspect a home and colluded with the buyers agent and they buyer to get them out of the contract. Adding insult to injury, this inspector drug a large ladder across my floor causing chips in the tile. Do not hire this company.

My experience with Ramsey as an inspector is the worst I've ever had! In 2010 Ramsey conducted the inspection of my home in Las Cruces, NM, 88005. At that point, I thought that Ramsay had done an outstanding job inspecting the property I was preparing to buy. I was impressed with his evaluation, so I proceeded to make an offer, and later closed on this property. Later, in 2012, after reaching my retirement - and in keeping with my husband's dream to live in retirement in Ruidoso, NM -  we decided to sell this wonderful home. A couple who knows the property, and loves it as much as we do, expressed their interest and soon made an offer. Much to our surprise, when conducting the 2012 inspection (merely two years after conducting the inspection which formed the basis of my confidence about purchasing this property) Ramsey "discovered" a litany of suddenly new faults and deficiencies. He presented these issues as such significant concern that our buyers became scared to commit, retrieved the moneys they had put in escrow, and walked away from the purchase. Ramsey's list of deficiencies (none of which existed in 2010, and we've taken great care of this home) was significant! So far, we've spent nearly TWENTY THOUSAND DOLLARS addressing these issues, in order to bring the home up to his standards. One of his biggest concerns...is a stained glass window in one of the bedrooms. According to inspection, this a tremendous safety violation. The window has been there for twenty-eight years, since the home was built. Moreover, that window was there when I was the party interested in buying the property, and hired Ramsey to inspect the house. We have two air conditioning units on the roof. They are in good shape and work well. According to Ramsey, they're no good. Having reviewed his newfound complaints about the property, I asked Ramsey to conduct a walk-through of the property with us, so he could point out his areas of concern. He refuses to do this. When I asked him why he had found so many new flaws, considering that no concerns had been raised about any of these issues during the inspection he conducted when I was purchasing the property, he gave me the smart-aleck answer of, "Maybe I've become a better inspector." In conclusion: for reasons unbeknownst to us, Inspector Douglas Ramsey bears prejudice against my husband and myself. We have made repairs and upgrades to this property during the time we've lived in it, and this house is in great shape. He's either invented a list of concerns which were not of concern during his inspection three years ago, or he glossed over the concerns because he was paid off by the original seller and instructed to not bring the issues to light when I was the buyer. Please be advised of this practice of discrimination on the part of this inspector when dealing with your home, and major investment.

I am updating my review to remind everyone that H & R inspections came through for me TWICE in the…read morepast few months. We always recommend Hector to our friends because he is very thorough and really knows what he is doing. Case in point, we were under contract for a house that we absolutely loved, but Hector found some hail damage on the roof among many other defects. We had to pull out of the deal due to the deficiencies that were found. It ended up being okay because we found another home we loved. Hector once again took his time to do the inspection, and even told us about small things that I wouldn't have noticed, such as escutcheon rings... what are those?! I am very happy we chose to hire H & R Inspections because he had the report ready for us to send over to our builder for any corrections within 24 hours. His report included pictures, descriptions, and many details that are relevant to any home buying experience. I must warn you, if you hire H & R, a typical home inspection will take HOURS because he is very thorough, and literally checks EVERYTHING. Make sure you have all day to spend with Hector and your new home, you will be happy you did!

So, let's take a deep dive into this home buyer experience. And create ratings based on certain…read moreaspects of the company. I'd give 5 stars to the willingness to accept that mistake were made in this process as well as the willingness to do whatever it took (within reason) to get things fixed and/or completed. Mark the manager of the warranty department did his diligence to insure that things were finally completed in our home. Broken promises from the sales team. We were promised several things to sweeten the deal of our home and to persuade us to chose this home. Those promises were not honored and/or acknowledged. This started our relationship off on shaky grounds. Turnover of the employees. We went through several different folks that were assigned to our home to get things right. The total process of getting our punch list completed took nearly 8 months. We went though I believe 6 people assisting us before completion. The continuation of turnover and lack of trade availability created a very long period of time in which we were waiting for things to get completed. Overall quality and value of the home. This is a beautiful home. The finishing, material choice, design, and layout of this home are wonderful. Overall, I give Hakes Brothers a 4 star review. While the experience at self did not live up to our standards, at the end of the day we finally have a home that we are happy to call our own due to the willingness of Mark and his team to get our punch list items completed. The view We have from our lot is amazing as well. The home itself is great and in the end, that's all we could have hoped for in the long run. I think a lot of the issues that arised in this neighborhood have been noted and I hope that this is a very large learning opportunity for Hakes to improve upon the buying/selling experience.

Kept pushing the date out because their builders mysteriously lost their workers when ICE was around. I then had my agent terminate the contract which we signed but they have not signed it and return it to us. My agent was told "my Director of sales has approved it but now we're just waiting on the new division president. What they're doing is waiting to do the termination next week just for sales numbers." All this to manipulate information to make it appear more favorable. Polishing a turd.
