07/25/2025 My wife and I came up P-Town to celebrate our 32nd anniversary and opted to stay here with excellent hosts... Gregg/Steve/Shane and co. The location is excellent... close to town/restaurants/shows and the beaches. Everyone was very accommodating... they literally would 'always' ask if we needed anything or if our room needed 'freshening'... and when we asked if they had beach chairs/umbrella's/towels, they brought them out 'tout de suite'. (and pretty new equipment too!) We were lucky to have the P1 penthouse/suite on top of the Benchmark side of the hotel. It's a nice size suite, very neat and clean and afforded us a great view overlooking P-Town and the bay. I liked the bed, although my wife thought it was a little too soft. There are no elevators, but the 'climb' did help out 'step' count for the day. Breakfast was included, which was very very good. A nice variety (sausage/bacon/eggs or granola/pastries, even bread/cheese European style) to accommodate most any appetite. There is limited parking between the two buildings, enough for about 8-10 cars. Again, Gregg/Steve/Shane and co. really treated us very well. It's no surprise they're on the top of the hotel/BNB list for P-Town. We would happily stay here again... next time. read more

BC, we would desperately head to Montréal and Québec during my December holiday breaks from school. COVID '20 closed CA. December '21 was another no-go for us as CA implemented additional curfews, no dining-in with restaurants shutting at 10pm offering take-out or delivery to stop the spread of the Omicron variant. We had better plans for the Cape- thank you very much. The more we read about 8, the more it intrigued us. We picked 8 for their modern style, crisp white bed linens (love a well-done hotel bed w/ white linens). But we deliberately picked 8 for their more private setting away from the famous, business-filled Commercial Street strip a block over. So incredibly happy we did! Steve offered the warmest welcome and smile when we got in on a cold Christmas evening. He gave us a detailed rundown of complimentary breakfast service every morning (fill out form night before), tea+coffee service 24/7(I think?), etc. FYI- 8 Dyer adheres to COVID hygiene guidelines, is smoke-free, has WiFi and all 8 rooms have their own private bathroom. We stayed in one of the PH suites with its own whirlpool tub in the loft, Queen-size bed, gas fireplace, dorm-size fridge, small wet bar, small balcony and flat screen TV+DVD player. There's also housekeeping if you're interested when you indicate it using your door handle sign. 8 gave hubs and I a no-hassle, comfortable, attentive and ultra quiet stay here. Outstanding. The staff, the rooms, and the grounds are something out of a dream. My husband and I had the best anniversary in our 31 years together. Pleasure is the word and can conjure to describe our time at 8 Dyer. Clean, comfortable, and serene are perfect descriptions of ambiance and atmosphere. The staff excelled at guest care and should be awarded for all the efforts they take to make sure guest are happy. I never knew a place like this existed. A private oasis, with a intimate pool and jacuzzi. My husband felt safe and care for as an interracial, gay couple. We have never been treated with so much respect and reverence. This is our permanent travel home when we visit PTown. Thank you, Gregg, and staff. You set the very high bar for exceptional guest care. You all make the vacation exceptional. Don't stay at 8 Dyer hotel. During the latest hurricane, I called to cancel my reservation. I politely asked about the deposit refund and Steven was rude. He snapped back at me "Why the hell should I give you your money back?". I answered. Because there's a hurricane on the way. He went on a rant . Very poor customer service I would have appreciated a credit for a future stay or partial refund. Or, and this may be controversial, a polite explanation. But I won't be staying here again for sure. read more

What a pleasant week. I am not usually overly flowery in my reviews, but the 8 Dyer Hotel is not the average place to lay your head on a pillow. Let's start with the shared amenities: Heated infinity pool Spa Jacuzzi Sauna Chef prepared European breakfast Bikes Outdoor patio dining Beautiful flora and landscaping Our room had a garden hot tub in the loft, cloud-like king sized bed with amazing sheets and pillows, mini bar and fridge, fireplace, marble shower, Bose sound system and much more. What really stands out was the service. Steve and Brandon serve as a dynamic duo - friendly and welcoming and knowledgeable about the area. And the food - amazing. We were the first guests to stay at this B&B (under new ownership), and the experience was nothing short of perfect. Quiet, super charming decor, very comfortable rooms, delicious breakfast, impeccable cleanliness, and most of all, the owners were extremely friendly and accommodating. Small touches made all the difference -- mini fridges with water bottles in the common area, a gift certificate to a nearby cafe in every room, flexible breakfast times, etc. I went with my family, and they told us that if there were any free rooms, my younger brother could have his own FOR FREE so that he wouldn't have to share a bed with anyone. Indeed, there were rooms available and the owners made good on their promise. I would HIGHLY recommend this B&B to anyone. It is absolutely perfect. read more

Perfection. I don't want to say too much about it because I don't want it to book up. Begrudgingly, I'll write this review because they're just so damn nice. *This place has well conceived minimalist style. Lot's of places on the Cape are tacky. This isn't. *Tim & Frank really know how to please without being too far up in your business. They are classy people. *They have great reading material---from fresh editions of the Times & Globe to a trade paperback compilation of issues of Butt magazine. Rare to find a place that really pays attention to the stuff they put out for people to read. No dusty hardcover editions of Reader's Digest to be found (although if you wanted one, I bet they could tell you where to get it.) *It's a diverse, mixed crowd and there's a good vibe among guests. *It's so damn clean my girlfriend couldn't even find anything to complain about. What? *Jacuzzi & pool. Clean, welcoming. *They put thought into the food they serve. I can't stand places that try to stuff you and I get pissy if I go to places that try to starve me. *It's quiet and it's organized. I've stayed at this place twice---once in February and once in June. Both times I went, it was great. I can't say enough good things about this place. It pains me to post this review. My partner and I enjoyed an amazing stay at 8 Dyer Hotel. Hands down our favorite vacation so far! Steven and Brandon are extremely welcoming and attentive hosts and have really thought of everything. We felt very taken care of. The place is immaculately decorated and clean (and it always smelled so good!) while still maintaining a charming, peaceful, and home-y feel. On top of the amazing amenities (like the gorgeous pool and hot tub... the pool can be heated too by the way!), we really appreciated their individualized service like providing umbrellas when it rained, laying out an assortment of complimentary liquor for evening night caps, and convenient snacks (chips, fruit, granola bars) throughout the day. The housekeeping staff were also extremely friendly and did an amazing job of maintaining the place. The breakfasts were absolutely delicious! The homemade granola, crunchy kale salad, and freshly baked goods were just some of our favorites. Waking up was so easy with their breakfasts to look forward to! This place was AMAZING. Both Tim and Frank, our hosts, were super friendly and gave us great tips on what to do while my gf and I were staying in town. The room was spotless, the bed was super comfortable, the ambiance was very romantic, and we had a fireplace in our room. We ended up spending the night in late april, and we spent roughly $175 for the delux room. They had a more basic room too, but i insisted on having a fireplace and jacoozi in my room. The smaller room was also very pleasant and about 30-40% cheaper. E breakfast was reallllly good, and they had fresh honey, collected by the bees in their backyard beehive- ask Tim to show it to you- super cool. This b&b is very well located and is easily walking distance to the downtown area- 2 blocks away, but far enough where you dont get the noise from the latenight bar-hoppers. I cant wait to go back there with my gf next time she is in town. I am going back up there tomorrow with my mom, and i will probably stop in just to say hello to the guys. Cheers. The owners are accommodating and have created a relaxing atmosphere with fine amenities and attention to detail. I am usually disappointed with included breakfasts but not here as the hosts also own a gourmet restaurant half a block away where we could order off of the menu. There is a 24/7 coffee/espresso bar in the lobby with quality complimentary snacks. The Greek omelet I had more than once at the restaurant was excellent. Cleanliness is a priority for me and no disappointment as 8 Dyer was spotless. Steve and Brandon treated us as if we were guests in their home so it goes without saying I can highly recommend. read more

This was one of the greatest B & B's I've ever stayed at! Steve was so incredibly kind and accommodating to our needs (he offered to find a good parking spot for us and take our bags). The location was perfect - right off of Commercial Street, Dyer is both quiet and near so many attractions. Everything was well planned and perfectly coordinated. The hot tub was AMAZING and very private. They even had extra toothbrushes, mouthwash, toothpaste and washcloths by the sauna. Our room was considered the "basic" version, but it still included a mini fridge, safe, bathrobe, silverware, wine glasses, a TV, fireplace, and king-sized bed. There was always coffee, tea, and espresso available. There were plenty of snacks (chips, nature valley bars, candy) and they even laid out Bailey's and hazelnut liquor during the evening. And don't even get me started on the incredible breakfast. These guys own a restaurant in town, so you know it will be good. The best part of breakfast had to be the french toast: challah bread dipped in caramelized custard. It was the perfect combination of crunchy, soft, and sweet. We went during the off-season and got an incredible rate of $130 per night for this fantastic experience. Know that when you stay at 8 Dyer, you are getting the best of what Provincetown has to offer. read more

Our first time here this summer. LOVED IT. Greeted by Brandon (hope I spelled his name correctly) asked us how we were doing and offered us a glass of wine or beer which was very nice. He then gave us a tour of the premises showed us where everything is. Helped us with our bags to the room and we settled in. Loved the back deck with Pool. Towels and water on back as well. Indoor Hot tub & Sauna. Keurig coffee & tea available all day long as well as great snacks available all day long too. The breakfast prepared every morning was sensational. We will be back. If you want to relax on your vacation, and be taken care of, this is the spot to be. read more

We stayed in P-town in September with another couple and had such a blast. 8 Dyer really was the icing on the cake for us. Staff was extremely eager to please. Frank was very attentive to make sure we had everything we need to be comfortable. He even offered to bring us complimentary beer out to the pool in an ice bucket to keep the drinks cold. Room was immaculate and designed with perfect taste. The cutest and most intimate B&B in town! It's tucked away from all the noise and action but still close to everything! My husband and I stayed there and had the beat time in P town because of the owners of the B&B. The brunch is to DIE for, the rooms are simple yet elegant, the pool perfect. My only "complaint" - now that I have kids - is that it's 18 and older. Wish they would open it up for families some weekends Bc we would be there for weeks on end! read more

I loved it here; I believe we stayed here 2 or 3 years ago and it was amazing. The room was very beautiful and comfortable with a gorgeous jacuzzi tub, there was a pool and sauna that we didn't use because it was spring, and the brunch was sooooo good. They made breakfast for us early because we had to leave; really the owners couldn't do enough for us. So relaxing sitting outside with NY times drinking great coffee. So relaxing. I can't imagine a better experience. This was by far the best stay I have ever had, anywhere in the world. I didn't have the pleasure of meeting Tim, but I loved his homemade granola. Frank was the most gracious host I have ever encountered. I don't even know where to start... First of all, the hotel is beautiful, immaculate, modern and charming at the same time. Aesthetically, it is perfect. The room was quiet, cool (we were there during a heat wave) and was everything we wanted. However, the 8 Dyer is far more than a beautiful, sophisticated Bed and Breakfast. Because it was so hot, several of the guests enjoyed the beautiful pool area during the warm afternoons. Frank and Tim provide lush towels and refreshments. As if that weren't enough, Frank checked in with us making sure we had exactly what we wanted. Frank served us our favorite wine as well as unexpected nut mix. It was so lovely. There were fresh, local baked goods left out to enjoy at the end of the night, the breakfast was amazing. Truly as good as it gets. We have vacationed in P'town for many years and the new owners of this Inn have made it into one of the best experiences my husband and I have enjoyed on the Cape. The decor is attractive, functional, and most important, comfortable for conversation and getting to know one's fellow travelers. It is spotlessly clean with high-end amenities (soaps, shampoo, etc.). The crucial element in 8 Dyer's success comes from it's innkeepers, Brandon and Steve. Relaxed, easy-going, and knowledgeable about the local goings-on, they create a fun and welcoming home for guests. When we asked for suggestions for where to hold our wedding ceremony, one of Steve's suggestions was there at the inn. When we arrived, we knew he was right. They seamlessly provided catering, flowers & cake (through a local businessman, Brad Carlson), and many suggestions of local officiants. While most B&Bs provide breakfast consisting of cold cereal and pastries, Brandon and Steve prepare a home-cooked, fresh, full breakfast each day. Absolutely wonderful. I can not say enough to recommend 8 Dyer. Bravo! read more

We've been repeat guests at 8 Dyer for a few years now and it's all down to the owners (Steve and Brendan) and the comfortable, luxurious, friendly environment they create. We've stayed in three different rooms (all on the upper level) and have been comfortable and happy in them all. The breakfasts are either at Yolqueria (run by chef / owner Brendan) or in the sitting area and either way the food is fantastic. They've done a marvelous job of navigating the Covid restrictions and, while we missed visiting with them and the other guests, we felt safe and well cared for while there. Very welcoming and responsive! The room is beautiful we stayed in Penthouse 2. The food was awesome and each morning we arrived to friendly greetings and yummy food! There is a pool and a sauna that we saw not sure if the pool was on seeing the season but we didn't ask and didn't have pool wear anyway so it wasn't a big deal. Its located in the heart of everything so any restaurants and stores are minutes away. Well worth the stay!!! read more

By far, the best B&B in all of Provincetown I have stayed. Every visit here is like coming home. It's clean, friendly, amenities abound with pool, jacuzzi, sauna, outstanding award winning breakfast, to name a few. First visit or many, all needs met with a smile, grace, and genuine concern for well being of guests. Steve and Brandon are very knowledgeable about where to eat, what to do, and will go the extra step of securing reservations for food, massage, activities, and how to get around town, best bicycle trails, and anything else you can think of asking or needing. Of the many B&Bs I've stayed at in Provincetown, the newly opened 8 Dyer is my favorite. After the dizzying experience of perusing B&B websites (there are just so many!), Keith S. and I chose this one for Valentine's Day night because it fulfilled my two main requirements: fireplaces in the rooms and a not-in-the-room (but nonetheless enclosed) hot tub. Although we didn't make use of the latter, we did get a good look at it (and the sauna) during our arrival tour; it looks perfect for a wintry night. Beyond the two aforementioned rather arbitrary requirements, many other factors helped make 8 Dyer an even more obvious choice: the decor is simultaneously modern and charming, both in the guest rooms and in the common areas; the downstairs living room (and breakfast) area is an open and sunny two-story tall space, with a wood-burning fireplace, comfy couches, tables, and a nicely windowed floor-to-ceiling view of the backyard pool; the B&B's location is central, on a side street right off of Commercial (with parking available!); and the guest rooms are full of nice touches, big and small (like whispery-quiet mini-fridges and sink areas complete with silverware, glassware, corkscrews, and chilled bottles of water; free WiFi; Bose Wave Music Systems complete with iPod hookups; nicely-sized flat-screen TVs; yummy bath products; chocolates on the pillows; private outdoor decks attached to some rooms). The breakfast buffet was also enjoyable, with an array of yogurts (dairy and soy), fruit, cereal, eggs, toast, juices, coffee.... and although I didn't try the freshly-baked item, K. seemed to enjoy it. Best of all, Tim and Frank (and their adorable puppy, Emma) are gracious, flexible (for instance, thanks to my car being towed to who knows where back in Boston that morning, we arrived many hours later than planned--probably especially annoying on a night like Valentine's--but Tim and Frank were perfect about it), and all-around outstanding hosts. They were a pleasure to chat with and, on future visits, I look forward to seeing what else they've done with the place. Like the rest of P-Town, this B&B was wonderful and quiet during the middle of the off-season, and I'm excited to see what it'll transform into come the chaos of summer. read more

When the world seems too chaotic, Ptown is my go-to place to recharge, and 8 Dyer is my chosen sanctuary and home base. Everything about this Inn just works: the rooms are comfortable, full of light and well appointed; one of the Inn owners is a master chef and cooks a gourmet breakfast every day; the architecture is light-filled and modern; and the pool and hot tub are incredible spots when you want to escape the craziness of town. There are SO many choices for bed & breakfasts in Provincetown, but we chose 8 Dyer because of the great reviews and it's more contemporary look. The place was fantastic: close to downtown location, very clean, quant and modern at the same time, and Steve was so incredibly kind and helpful. We were having a hard time getting dinner reservations, so when we took him up on his offer to help with that he worked his magic and got us in at the restaurant we wanted (which he recommended and was great). Breakfast in the morning was SUPER good, lots of options, and very accommodating to my dairy-free restrictions. This place is awesome and Steve is someone I wish I could be friends with. Side note - we stayed in Rm10, which has a great balcony when the weather is nice. read more

8 Dyer has really raised the bar high for every other B&B. We stayed there for four days and had such a wonderful experience. The B&B is modern, yet very cozy. Steve, the owner, is attentive w/o being intrusive. He is so down-to-earth and we loved his personality - very genuine and helpful. The breakfast was unbelievable. The last day they served a pecan bread pudding that made everyone's jaw drop. I'm pretty sure everyone said, "wow" after the first bite. The location is perfect. It's in a quiet area but very close to everything. Really there is nothing this B&B doesn't have or offer and there's no way you won't be happy if you stay there. read more

boutique lovely.... tim & frank are attentive, kind, and incredibly stylish. so naturally, they've set up a beautiful and comfortable place that manages to stoke the inner royal/hippie child in me. the minimalist style of the interior - gorgeous wood floors, metal accents, soothing colors- sets the stage for sunlight to stream in and play with my senses, while i soaked in the tub under the leaves of an indoor garden and while i treated my taste buds to tim & frank's homemade, decadent, butter-rich cakes, furtadas, and dripping local honey on rye. show some compassion to yourself, treat yourself - stay here and smile :) read more

My wife and I had a wonderful honeymoon stay here during the beginning part of Women's Week. Steve was so gracious and accommodating from the moment we drove up, informing us of an upgrade to our room. We throughly enjoyed the gourmet breakfast and took full advantage of the relaxing hot tub room. This is an amazing spot. Modern sea-side design and absolutely amazing breakfast. We are so glad we ended up here for a week and can't wait to come back. The pool is perfect. What a fabulous B&B! We stayed for three nights and left wishing for more. The building was gorgeous. The shared lobby has two-story floor-to-ceiling windows that let the light stream in; when we went in early October, there was also a roaring fire keeping things cozy. Our room (PH3) was equally lovely. It's not huge, but the two of us had ample space. The penthouse is so well-designed: everything from the fireplace, to the private balcony, to the lofted jacuzzi was just right for a comfortable and romantic getaway. When we were there, we only saw Frank, who was a model host (as was their sweet puppy Emma). However, we benefited from Tim's delicious homemade granola, which I had on a different yogurt every day, topped with fresh fruit and honey from their own hive (how cool is that?). Steve, one of the owners, was extremely rude and disrespectful. He was adamant about parking my truck, which there was not enough room on the property to fit. He expected me to park along the bushes which ended up scratching my side. When asked about it, he aggressively threw the keys back at me and demanded that my partner and I leave. Because he made me feel so uncomfortable and threatened, my partner decided it would be in the best interest for all parties involved, to pack our bags and remove ourselves from the hostile environment he created. This all took place after check in and after our 730 dinner reservations. We would like to thank the Anchor Inn for their generous hospitality and safe environment and recommend the Anchor Inn to all. read more

Wow is all we can say! Hubby and I planned a very last minute getaway to Provincetown and 8 Dyer just made our week. Steve and Brandon make you feel right at home from the second you arrive. Breakfast was amazing every morning and the place is maintained flawlessly. As it was our first time there, Steve was very helpful in providing tips of what to do especially as it was off season.
