I will rate it a zero. I was gone for 2wks during the holidays and I've just learned no one is managing this complex. It's a slum - literally. I'm asthmatic and diabetic. When I got home no elevators were working. No hot water. No manager, no assist manager, no maintenance, no one is working at this complex. Holes in ceilings, unsecured doors and garages. Tenets are on their own. There literally is no one to submit my intent to leave or deposit my rent in probate. Had I known I would not have paid Jan of 26 rent. I'm in the middle of an asthma flare up due to dragging my suitcase up the stairs. RHM no longer has jurisdiction here. I've got to go, now. Do not rent here unless I change this post. I am soooo glad I moved out. Owners have changed several times over the years, so has management. Each year it was disgusting living there. I lived there for 9 years, thank God I finally got out. There had been several criminal problem there (friend of my was murdered), cars stolen, broken doors( security doors main door to each building) all the time never fixed anybody could get into the building, clothes stolen out of the Landry room, the list goes own and own. The garbage ( compactor ) area is not clean up all the time, sometimes garage will be coming out from the door because you can not close the door due to excessive garbage. Maintenance is a joke, you will be waiting for months to get any thing repaired, I had to put my rent in escrow in order to get a stove that was sitting in there storage area for 6 months. I had no working stove for 6 months. And the smell of drugs is ridiculous. You smell drugs from sun up to sun down. Elevators were down a least 40% of the time, try bringing up grocery to the 4th floor. The leasing office is the only place that looks up to date. Most of the apartments have not been updated. The bathroom tubs are painted over, alone with some of the sinks. It seems like management let anybody move in. Save yourself the headache go some where else. No AC for 5 months . I dread going to work every morning throughout the halls a plethora of trash outside even more trash i do see maintenance pick it up but come one everyday . Then elevators work 40% of the time i live on the 6th floor . When i call office i get everyone but the person I need to speak to plus ants are taking over this complex . I've been a tenant at this apartment complex for 3 years now and my experience has been amazing. Anytime I've had a issue, like when my refrigerator and stove wasn't working properly I got new ones within a couple of days. Whenever the water was shut off due to maintenance issues they let us know in advance so I can appreciate that. I've had such a good experience living here that I just signed my lease for the 4th year. I also would like to give a shout out to Ms Rea and Ms Tiffany for their excellent customer service and being patient and understanding, you ladies are awesome. read more

I'll make it quick but main issues are: elevator is a gamble, works about 60% of the time (I'm on the 5th floor :(), the water will be turned off without warning when you complain to the front desk they just tell you they just found out too... which shows how awful the communication is. Water pressure is often low and water can be cold without warning. The phone number is the abyss when you leave a voicemail it goes no where. It feels like a punishment to live here. I pay my rent on time and cause no issues but still treating like sh!t. Don't move in. Oh also that rooftop pool picture is a lie. read more

I'd leave -100 stars if I could. I moved here at a last option last minute situation & it's literally the worst experience. The pools freezing can't even enjoy it on the hottest day, the elevators are constantly broken and living on the 6th floor is hell when they're down. The trash shoots don't work so it's trash all in the hallways and stairwells causing it to smell really bad , but they expect you to walk it down the stairs and to the dumpsters since the elevator doesn't work 75% of the time. The flies are crazy from trash all over and ants take over every inch of your apartment. I also seen 2 roaches called for pest control & don't even believe they been out one day they scheduled mandatory inspections and I was home the whole day and no one ever came. I moved in on a special got my first month free and 2 weeks of the next free when I received my rent bill it was full price (don't call the office because they never answer or reach back out) I complained through voicemail and never got a call back June 22nd I noticed the change and paid my rent 8am came home around 3 to a 3 day notice to leave the property called and never got a answer. Really shouldn't have to move since they accepted my rent but the place is a dump and I'm happy to leave. Move out day is here and the elevator ofc is broke and I'm on 6th floor. Save yourself the headache and don't even bother. The security doors NEVER even worked whole time Ive been here oh and the elevators always smell like urine. Dogs piss and shit down the halls and the carpet all through is a mess. There's a whole that's been dripping since I got here that they cut a hole in the ceiling just so it doesn't fall through causing a bigger issue. read more

I would give 0 stars if I could. I read a lot of poor reviews but still decided to give it a chance because I was tired of looking for a place to live. My actual apartment itself was pretty nice and comfortable, but maintenance was poor. The stairwells and elevators are severe hazards and health risks. Disgusting walls and stairs and I've spoken with several people who got stuck in the elevators multiple times. The worst part for me is the lack of communication from the leasing office. At the beginning of covid, we were told packages would come right to our door. At some point, they started accepting them in leasing office again without communicating that to residents. On top of that, the doors to the leasing office were closed and locked so you couldn't even get in during business hours. Once inside, I got locked in the package area (lockers) twice because the doors locked behind me. When asking about this, they said I needed to prop the door open. Yet there was no sign up saying that. When telling them I was moving out, they wrote my forwarding address on a sticky note.... rather than writing it on my official signed paper saying I was leaving. It's not been about a month and I haven't had success getting ahold of anyone in regards to when I can expect my security deposit or if any money will be taken out. 11/10 don't live here. They don't care about the residents and the only nice area in the whole place is the leasing office. read more

Very difficult to get work orders fulfilled. I initially knew my air conditioned was broke when I received an electric bill for 250$ for one month. When I ask the building manager they wouldn't look into it. They never reimburse for the excessive usage from their broken AC unit. Then, I waited 2 months without air conditioner during August and September. (After they said it was "fixed" 2-3 times.) I moved in under the impression the pool would be open soon. They never opened until the month I planned to leave, so 7 months later. There were ants everywhere and they never sent me the requested pest control. The elevator was broke 50-75 percent of the time, sometimes with people in it. The doors that are suppose to be locked without keyfob, for security, never worked. It's good as far as crazy expensive dirty drug dens go. It's quiet (except for the swat raids down the hall at 7 am) but there are ALOT of drugs and drug dealers. The halls smell like weed and if you have the right look you will be offered just about anything. The advertising is a little deceptive, the lobby looks great but neither pool is functioning and the actual buildings are a rundown mess. It also appears that many residents don't understand the concept of a trash cans as the parking lots are strewn with trash most days. The lease rates are also a little stiff. DON'T MOVE HERE! Take your money and run from this dirty, unorganized, cheap excuse for an apartment. My hot water wasn't turned on when I first moved in and the bathroom in the apartment was dirty. My stove was leaking some gas smell to the point where the maintenance man unplugged it. They never got me a new stove no matter how many times I asked. Hallways smell like weed. Elevators forever broken. They will never fix them so don't ask, I actually got stuck in the elevator twice and had to call the fire department to get me out. ( didn't get an apology from the front desk staff). There are holes in the walls with trash inside of them. Actually, there's trash fucking everywhere around this place. Hallway, stairway, parking lot. You're guaranteed to find a McDonalds bag. Last but not least, after I had been there only a year and left the apartment spotless and in great condition, they only gave me less than half of my deposit back. There reasoning was that I never paid my water bill and there was a carpet cleaning fee (that isn't in the lease) I NEVER ONCE got a water bill, was never contacted or told that I had an outstanding water bill. Didn't know a thing. Oh as far as parking goes, I wouldn't park outside because it's dark. If you purchase a garage spot, your car might get broken into. I do not recommend. I had to highly edit this review to fit in this space- sorry it's so choppy. There is A LOT more I wanted to express. I rode out my lease then I was GONE! - I was told I had to put the power bill in my name 10 DAYS prior to move in. I got a call before the scheduled walk through saying the unit wasn't ready- I would have to do the walk through the ACTUAL DAY of my move-in. There were a few issues I found that needed repairs. Every sink was leaking underneath. The dishwasher was too big for it's space and was crammed in place underneath the counter in a way that would not allow it's door to close, making it unusable. My ceiling fan was missing a blade making it unusable. There was a large burn/stain in the carpet. The screen door for the patio was missing. Some of these were never fixed. - 2 of my doors would not close because they are warped or ill-fitted. Maintenance came out and shaved/filed the side of the bathroom door (leaving a big mess of shavings for me to clean up), but the door still didn't close and the door just looked really bad after. There was no attempt to fix the other door. - My main bathroom toilet flushed only 1/2 of the time. - The dishwasher problem was fixed after a few days (by Maintenance shaving the bottom of the counter, again leaving me a mess to clean), but when I went to first use it, I found that someone had tossed several chicken wings in it and ran it. Yes, chicken wings! I took me a looong time to pull out the bones and all the nasty pieces stuck in the bottom drain. I had to almost take it apart. Not cool. - I went 4 WEEKS with no A/C. I started the process of using Ohio's repair/rent escrow procedure. My A/C was fixed pretty quickly after I notified them I was going to do that. Again, they left a mess of dirt, debris, and a dark stain in the carpet for me to clean. The repair lasted just over two weeks before going down AGAIN. This time it was down for ANOTHER THREE WEEKS before they repaired it. It was then up for another 2 weeks before going down yet again- for a 3rd time. Over 7 Weeks total! In Winter I couldn't get it much warmer than 60 degrees. - Had no hot water a few times. Water pressure is generally poor. - Frequently the drain in the kitchen sink will make a gurgling/belching noise and a really foul odor comes out of it. Yuck. - No real problems with bugs. - The main lobby/rental office is nice. The exercise room is nice, and they recently upgraded/remodeled the pool here. The Package Concierge was convenient and kept deliveries secure until pickup- until it filled up. Then pkgs were left at the rental office desk to only be picked up during office hours. - People just throw trash everywhere here. In the hallways, stairwells, parking lot, grass, bushes, wherever. One day I came home and found a bag of trash on my patio. It can get really bad after a weekend but by the time I got home on Monday it was clean again. The lawns are well maintained. Parking lots are plowed promptly in the winter. - My neighbor had a huge dead raccoon next to their balcony for WEEKS before it was removed. - Twice the building fire alarm sounded in the middle of the night during the week. Both false alarms. - My building had a laundry room with 14 washers and 16 dryers. Almost half the dryers and a few of the washers were broken for months. However, all the dryers were repaired. It costs $1.95 to wash and $1.50 to dry a load. My clothes would frequently have an odor to them after washing. - The buildings themselves have seen better days. The hallway carpets are dirty, worn, and stained. The hallways frequently smell like weed smoke. - I never had any guests over because I was ashamed of the general condition of this unit. - I had no issues with crime. Neighbors are friendly. It's pretty quiet here. - Move out was pretty easy albeit expensive. When I moved in I put down a $299.00 security deposit. Four weeks after moving out I received a check in the mail from 444 Park for $45.00. I left that apt cleaner than it was when I moved in... especially the bathroom floors. read more

444 Park is a less than desirable place to live. Building A elevator has not worked in over 90 days and per the office they are awaiting parts. The air conditioning unit in my apartment was out over 6 weeks during the those high 80 and 90 degree days. The customer service is poor in the office and property manager has no interest in customer relations just collection of the rent. My dish washer has not worked in 5 years and it took 90 days to replace my non working fridge. The maintenance people are unskilled and only do the minimum when completing a work order. I waited out my lease and moved recently but the building operated better when it was Richmond Park Apartments. read more

Worst apartment complex ever... I have a friend that lives there, he has contacted the office numerous times for maintenance issues. His toilet does not flush. He needs to fill a bucket with water to flush. The ceiling in the bathroom is cracked and falling in. The drywall is hanging from the ceiling. The bedroom ceiling is cracked too. There must of been a flood upstairs or in between floors where the ceilings were damaged..The complex is more geared to beautifying the office then taking care of the individual's units. I gave this 1 star only because zero was not an option. I have lived here for a little over 2 years. Some issues I have been trying to get resolved and/or corrected since I moved in. The management and staff will tell you whatever you want to here to placate you. I hate being placated. I haven't even been able to get the simplest of things corrected. ie, a new thermostat that doesn't keep the correct temperature, a sink sprayer that leaks, a closet bi-fold door that's been missing (they've been up to my apartment 6 times for this and still no door. Just excuses), a sliding screen door for the balcony that has a 3 inch gap at the top and bottom (it's the wrong size), elevators that are broke and not working more than they are, exterior doors that don't securely lock and therefor anyone that wants to can just walk right in the building (they have fixed these but shortly thereafter there kicked open and unsecure once again) The list goes on but you get the point. If you love aggravation, fighting to get things corrected, and being told lie and excuse after lie and excuse then this is the place for you. In fact, this is the perfect place for you. If not, either learn to like those things or look elsewhere because that's exactly what you will get with 444 Park Apartments. Luxury apartments? Do they really have that on there sign? None of what I am writing in here is fabricated or exaggerated (at all). It has been mine and many others experience while living here. I've lived here for almost 5 months. I should of knew from the moment I walked in and people were complaining.....to RUN! I first moved in there were 11 things wrong with my apartment, two still remain. Customer service is horrible, except the nice receptinist. She tries to help but she is only one person. Basically the building needs a lot of help. My apartment should of never been rented to me, I have complained so much and had so much anxiety about this stupid apartment. They dont care about you as a person here, all they want is your money. Maintnance is a joke. I moved to this community in late July 2011. From the moment I signed my lease I have had nothing but horrible experiences. I drove 12 hours from Ga to move and was unable to move in immediately on my scheduled move in date. I was told it was because I was previously given a specific time to have the apartment ready, although that was not the case. Once I finally received the keys to my apartment, I was horrified at the poor condition it was in. My closet doors were hanging off the hinges, my kitchen cabinets had sticky residue left in them, my bathroom cabinets were painted shut, my living room walls had buckling and chipping paint..it was a MESS! Within my first week of living there, my building had no water. Eventually the water came back on but there has been an ongoing issue with hot water since my move. When I spoke to someone on the maintenance team about the lack of hot water, he told me that the heaters were not large enough to supply enough hot water to the complex and that maybe I should start taking baths! No sympathy whatsoever. Work orders hardly ever get any attention. The staff is rude and almost never answer the phones. The manager, Sue D. is never any help. She rarely wants to talk to tenants and when she does she is rude and offers no assistance to any issues. The hallways smell and there is always something hanging off the wall or wrongfully placed. They supply you with a key card to get into the buildings but they are rarely needed because most of the doors are broken. The noise is also an issue. The walls are so thin you can here your neighbor flush the toilet! For a month the person living above me woke me up every morning BEFORE 8 AM blasting music. My boyfriend's car was wrongfully towed by the apartment and when questioned about it they initially said they never towed the car to begin with. Then I was given several different reasons to why it was, none of which were true or should have affected him. Once they realized we were on to their scam, they hung up and began to no longer answer our calls. When we went to the leasing office to speak with Sue, she was extremely rude and disrespectful to both me, my boyfriend, and his grandmother. She kicked us out the office and called the police, threatening to have us arrested for trespassing although I am a resident. If you are looking for an apartment, DO NOT live here! I wouldn't wish this experience on my worst enemy. I feel like the day I signed my lease was the day I signed my rights away to the Devil. I am currently in the process of filing a legal suit against the community to break my lease and for the unlawful tow. read more
