If something breaks or needs to be fixed, plan on doing it yourself as the developer/landlord is completely unresponsive. Heard from many that they typically leave on bad terms as a result of this. Also, renters and buyers BEWARE--unit 216 leaks!! A neighbor of mine just moved in with her husband down the hall not too long ago and found out their unit has a very bad leak in it. The developer/landlord claimed he knew nothing about it, even though there's evidence to doubt him. Long story short, they are now moving (I believe to another unit in the building, but not sure) and the developer has already begun showing their unit to potential occupants! Chances are, he's not going to mention the leak, he's not going to fix it, and he's going to pretend to not know about it when the next tenants complain.....again.

Paul has always been helpful in responding to requests, community events, or maintenance issues. He is also someone you can just have a conversation with. And Ursula, always works diligently every time I see her. Everyone that works at this building is top notch! This building goes beyond your normal lifestyle experience. It becomes a family. I am super thankful for my journey here, and recommend to anyone looking within the area. Not only do you have a great staff, but you're also in walking distance to all of the hot spots Ferndale has to offer. Part of the pull for me, aside from the great tour, was the walkability to multiple grocery stores, hair salons, restaurants, and nightlife. Ferndalehaus will forever hold a special space for me. I definitely recommend calling it home.

It wasn't a bad apartment for the cost, but it was in a very old building. There was only two stories and the interior decor and furnishings looked reminiscent of the 70s maybe. Many of the Amber apartments now of course are much nicer and have town houses and condos available to rent now. I had a small bedroom with one small bathroom, but it had a long closet in the hallway, which was part of the living room area. The kitchen was fairly small as well, but functional. It surprisingly had a large dining area that fit my 12 seater table. Don't see much updates to the old apartments since then. It isn't the nicest or most luxurious the most updated apartment, but it worked for six months. If you intend to stay longer, I would advise otherwise.

I love the actual loft because of the location, the intimiate feeling (yes small, around 900…read moresq.ft),huge patio with the second floor apartments, and architecture. Oh yeah and the best part of this loft is it's location, walking distance to downtown Royal Oak. Also, the utilties are very cheap! However there are a few downsides to these lofts. First downside is when you have a neighbor above you that wears high heels, you hear it right through the ceiling and this was a problem with our neighbor who wore them during night time hours. Also, several neighbors would leave their garage doors open and this defeats the purpose of securing our vehicles in the garage which you have to pay $150 for a month! Third dislike is the neighbors are not very clean, they will leave trash in the halls and mailbox area. There was so much pile up of unwanted ads near the mailbox area, managment placed a trash can for everyone's use. Now everyone puts food and all kinds of unwanted items in the trash that make a horrible smell since it only get's taken out once a month.

Here are some of the issues I've experienced - cancelled maintenance without notification, incorrect information given to me for important issues, management arriving late to meetings (over an hour late), not responding to emails within their own time frame and just plain rude when asking for simple requests. I believe the issues derive from poor management. James in particular has an attitude any time these issues come up but they stem from him and how he manages the property. For how much we pay monthly you would not expect this kind of management. I would not recommend this place to anyone.

I have emailed management for over two months with no answers or I'll receive an email that does not resolve my questions. They quadrupled my utility bill rate for the last two months and have not provided an explanation but to contact THEIR third party service company that they hired to manage utility bills. It is only reasonable to ask why your monthly water bill has gone from an average of $90 a month to $265 each month but they (RPM Management) do not think they have to give an explanation. Also, I have emailed and called the third party company (Conservice) but still no answer. Even when I call the third party company I either leave a voicemail or am in a queue for 30 minutes with no answer. So, I try again the next day and next and the same thing happens. It's hard to come up with all the issues that they could easily fix because every time there is a need from their tenants there is an issue. As if we aren't paying to live here or have them manage us. If there is one thing I can recommend is to run the other way if you are thinking about renting here. They will only give you issues for asking reasonable questions or making simple maintenance requests. I made a maintenance request and scheduled it 5 separate times in order for them to finally come out. The 4 previous times the maintenance request was scheduled they either did not show up or something happened, but I was not aware of this until I called them and asked where they were. They act as if we are there to serve them and not the other way around as we are their customers. I find it very disrespectful the way they treat their tenants and have spoken to multiple neighbors where they have the same issues. It's really unfortunate because all they have to do is learn customer service skills, but this is not on their list of to-dos. It actually is one of the things they try not to do and one person from RPM Management that is lacking this the most is Courtney Frost - I have had to email her multiple times a week to remind her that I am still waiting on answers, but she never responds so I am pretty much speaking to myself. I can go on and on about the issues that I have had here but I would spend the whole day writing this review if that was the case. Please just stay away from this place for your sake - they will try to sell you on luxury and being there for you but once you sign the lease you will be left on read.
