Honesty. We were accused of not paying a couple months of payments and threatened with eviction. We made arrangements to pay a large amount for payment+interest+late fees+ legal fees. We did 3 days in advance. Still evicted. The run around when we called with the proof they cashed it and then hung up on. A family member had loaned the money to us, with a check that had a tracker on it. 21st mortgage is the worst banking Iv experienced. I spoke with team leader Luke at the 1-865-523-2120 location and he was very rude. It was 6 days after due date and he demanded I make a payment that day. He did not ask me for one he demanded. I told him I had to finish up some Christmas and he said you mean you put Christmas before your payment? He made several other comments that was none of his concern and he would not have said those things in person. This place has the worst customer service I've ever delt with in my life. I'll chose Wal-Mart customer service desk over these guys. They are rude and obnoxious, they'll ask text you 20 questions before you can even answer the first one, it seems as if everybody over there talks over you, and reacts as if you are beneath them or something. I have never seen a place that will call you before your payment is due, after your payment is due and question you about when will you pay the following payment for the next month and the next month haven't even gotten here yet. I applied and they first accepted me but then rejected me so I wrote a letter to the CEO of the company as to why I was the perfect applicant (my credit scores were great, I had 10 times the amount or more money in the bank then the loan ) so they accepted me only to reject me a few weeks later again so I paid cash. We applied for a chattel loan and was told we needed to fix our DTI and bring in at least 5%, we did and asked for a relook. Were denied again because we now needed 35% for a smaller loan and it was also noted that it was denied in part because they were "Unable to finance collateral located in ineligible community, co-op. PUD, with this Retailer". Truly disgusting how they treat people and very difficult to work with. I have not heard a single kind word about this company after doing further research into chattel loans. They should be ashamed. The number of excuses and errors we had to correct alone should have been a red flag to back out of this transaction. These people are being socked with full roof repairs because of course they passed inspection when they moved in. I don't think I can use this company anymore for manufactured homes. They pre-approved my buyer.. and they had sufficient documents and income. Even more than the last buyer I had. But they denied her when we were in the middle of due diligence period. I they claimed they only were making $1200/ month when the tax showed $52k/ yr. I asked them to show me on the tax returns where it shows that and they refused. I believe they discriminate on certain races. Definitely do not work with them or you'll regret it. If I could I would leave no stars. This mortgage company is the epidemy of too many cooks in the kitchen. No one knows what the other is doing, no notes are there for reference of business dealings. A really piss poor way to run a business. I paid off my mortgage the end of June, and have a $948.35 escrow refund due me. I called as they instructed after the pay off to make sure the payment went through and to let them know I wanted my escrow refund along with my title and to make sure they have the correct mailing address. I called and they tried to pay the insurance 5 days after I paid off the mortgage. I told them if it hasn't been paid by the day of the payoff to not pay it I would find cheaper insurance. So needless to say I called back and they paid it and said I still had a balance. I said NO you figure this out, cancel that insurance and I also called American Modern and cancelled the insurance to make sure it was cancelled because you can't rely on them to take care of anything. I was sitting here July 11th thinking I should be getting my title and escrow refund any day now, nope, they called and wanted to know when I was going to make June and Julys payment. You have got to be kidding me. So I let the man know that it was paid off June 25th in full. The insurance was cancelled June 25th and I am expecting my title and $948.35 of escrow money back immediately. I am sure I am going to have to spend the month fitting this to get what is mine back and my title. I do not recommend going through them at all because like I said the right hand doesn't know what the left hand is doing and too much miscommunication. read more

I want to start off with not all of their employee's are rude and disrespectful . Percentage wise I would 98% need to be retrained or just flat out fired. Out of respect for the employees that were professional polite and have a good sense of humor and understanding of the client ,I give one star to the employee not the company. To start with despite having well beyond the credit score required and ample income, we received not one but Two "yes we will give you the Mortgage" than after putting the down payment, and 15 days later we received denial notices. We called to see what the issue was ,and contacted the people we were purchasing the home from told them to stop all transactions. We also Told them why. We were professional, polite with their customer service however when the circular logic started we held firm still being professional and though difficult considering how we were being talked down to the sarcasm and unnecessary comments about our chosen professions. We were hung up on three times. At the fourth call we simply stated we expected our money returned with in the contract time. At this time were told they had no records of previous calls (suspicious) and that our loan had been approved. We were skeptical however we went ahead with the proceedings. Moving forward a year and half. While going over our books we noticed that they check for the Mortgage had not been cashed we called them. They said they never received it. We made a One time payment over the phone. This happened a few months later as well again we called them. Each time we informed them that the checks would have a "stop payment on them" . We not only called but sent a letter to the post master general to let them know that the checks were not being received to 21st Mortgage. Mind you we also started watching our account thinking that the checks were being stolen out of the mail box despite it being one that locks. Who is at fault, 21st Mortgage or the Post Office, Is someone actually stealing these checks? I am not sure however what I do know is this; This year again the check never got to them only this time they called us. I made it clear I would make a 1 time payment via phone and like the other two checks a stop payment would be made. That they were not to cash that check, should it make it's way to them. I also mentioned to them that it is ONLY their check that was coming up missing, before I completed my statement I was interrupted and told it happened with the post office all the time. After he said this I continued my statement. I told him I had talked to others who have said the same thing, Their checks were just not getting to 21st Mortgage and that they had also made complaints, and thought it was odd that it was just the checks to 21st Mortgage that never made it to their destination and That they felt it was a way to make them use the preferred payment system. So just in case I let him know they should do an investigation on their internal mail room. Because it is suspicious that it is only the check written to them that never gets to the necessary destination. HE started to wish me a good day, However before he hung up I wanted to verify with him that the payment would show on time and there would be no negative remarks or late fee's. He assured me this was true. There would be no late fees or negative remarks. It has been three weeks. THEY TRIED TO CASH THE CHECK!!!!!!! I called the bank the second that I saw it was posting. She explained it would be denied and sent back to them. Will I be charged more fees by them? That remains to be seen. I will be calling them as well to discuss the issue with them. I am only presenting what I know, 1. Multiple checks have come up missing. 2. It is only checks going to 21st Mortgage 3. They attempted to cash a check that has a stop payment on it and they were aware of it. 4. Payment was made via phone. 3 weeks prior. IF you are having similar issues I urge you to contact both the Post office general and Your mortgage company as well as your bank make sure all are aware of the issue and watch your bank account! Because there is a definite issue. Yes, I know that people are stealing checks.(we drop our mail at the post office, we Stopped using the mail box at our location after the second check to 21st mortgage went missing as a precaution) I also know they are stealing with much less effort peoples bank accounts with scam calls emails and text messages etc. is There is no safe way other than paying in cash getting a receipt at the company? At least you would be on camera as being there physically handing over monies getting a receipt, Perhaps that will be the next step. I will look into it. Over the months we have always had on time payments to you, all the while spending any extra cash on all the much needed home renovations (the previous owner was an animal hoarder with over 50 barnyard animals inside). Then the COVID-19 pandemic hit. We live in Los Angeles and both work in the totally shutdown, entertainment industry. We are only a couple, of the millions of Americans suffering right now. And with a stimulus check (equal to only 1 months rent in CA) and unemployment still weeks away, we are dreading the beginning of the month and the looming financial issues that follow. We were a bit relieved to see the CEO's note on your website about your company's understanding and ability to work with people whom have been affected. However, that is not at all what we received after speaking with your operators and managers when calling in. After being told by the operator, Dalton, that you offer NOTHING in terms of support for victims, he went on to threaten foreclosure because "we are an independent company" and basically do not have to follow the guidelines of the federal government, concerning evictions and foreclosures in these tough times for the American people. I was shocked.... "but your 'letter from the CEO' was so convincing. After being bluntly disrespected, I was forwarded to an upper manager whom simply parroted the un-sympathetic response of the operator. No waved late fees, no adjusted payments, no deferring to the end of the loan. Only pay by the last day you can (April 17) or else. This is NOT assisting those financially impacted by this viral pandemic... words promised from your CEO. It is disgusting the way your company is handling this situation. Anyone whom is currently involved or will be involved in the future with your company should be made aware of your response to these extreme nationwide circumstances. Wow worst experience ever with a mortgage lender. Let me start off with saying that I am under contract with a home right now and because of their dishonesty and deceit I will be losing the house I had been waiting so long to get because of the coronavirus pandemic and all the mortgage lenders tightening their belts. I have great credit 740 I have a large down payment with a zero debt. These people told me my interest rate would be 6.30 and said I did not need to verify that I was working they just needed W-2s from the past couple years to start out. I thought that was great and thinking the interest was high because of them not being able to verify my income at the moment I decided to go with them. I ended up getting a job anyways in the state that I'm moving to a driving back and forth from Vegas to Arizona all for them to tell me that my loan application has been denied based on my verification letter that I work so hard to get them How on Earth is someone denied when they are making well above the mortgage payments with beautiful credit and a big fat down payment ???? something is just not right and doesn't add up! You lied to me and wasted my time from the beginning and now I have to pay the price for your dishonesty !do not go with these people it's really messed up how they treat people. By the way I spoke to other lenders and they all verified. I can not reccomend these people...they are extremely frustrating to deal with. I keep my account paid a month in full ahead of time and it's a constant battle even after making sure I call in EVERY SINGLE MONTH and specifically state how I'd like my payment and the overage applied. Unless you are paying the bare minimum DO NOT SET UP AUTOPAY!! I've been fighting these people for 5 years now. I suppose they don't like it when you pay them early. I will say mostly the customer service is polite but that's it. I would be careful. I had a pre-approval letter from them and signed a purchase agreement only to have them deny the loan at the 11th hour and I mean it was after a few weeks and a lot of work by me and the agent. On top of that, I negotiated to pay more in exchange for the seller doing certain things in the house like putting in new carpeting and supplying a washer-dryer set. After 21st pulled out of the agreement, I was stuck with that purchase price. I only did that to meet the loan minimum. In other circumstances, I would have offered a lower buying price and fixed these things myself over time. It took three weeks and a lot of effort to only be finally denied by 21st after getting pre-approval and 20 minutes to get a different loan. I was completely honest in my application and they came back saying I had too many obligations. I assume they are talking about business expenses. Had they asked, I could have explained my business expenses are flexible. I am self-employed and create expenses to bring my taxes down. For example, I might spend 2000 dollars to visit an art gallery in NY and meet with the curator (I'm an artist). I could do that with Skype and not spend travel money but I don't because it is a good business expense. Business expenses are entirely my call. Don't rely on the pre-approval letter when making a deal. If you are buying a lower priced mobile home, try for a personal loan first. These guys don't deserve your interest money. read more

This place is horrible.... Do not see about going through a loan process with them. I was selling my manufactured home to my sister in law and her daughter. And they gave us an approval with a 12 percent interest rate. And 5k down. We were okay with that based off of the credit rating of the main buyer and the co buyer. I understand with credit things happen and it causes the rate to go higher because of it. So the process starts out okay with what we were quoted. My sister in law gets approved from the park and pays the security deposit and also provides her income information w2s and check stubs. So does her daughter. Her daughters income is higher than what she put on the application. My sister in laws income is a little less because she took almost a whole month off for a family emergency. But she still has good credit with no negative issues. This place wants her to write a letter that explains the income which she does. And instead of working towards helping out with a solution. They change the down payment to 20,000 and put her daughter first on the loan. I never thought something like this would happen. The broker called me and told me this and I was bewildered. Can not believe it. Literally took my home off the market for a month for them to pull this. Called and spoke to Michael Kirkland of 21st mortgage. He did supposedly the broker or manager. He kind of just shrugged me off and said he is not able to talk to me about the situation because I am not an applicant. Which I understand I just wanted to make sure everyone is aware of the unfair business practices of this place. They are crooks. At least if we could have known within about two weeks into the process which is when she submitted all of the information it wouldn't have been so bad.
