Rosetree Crossing - The rental office

Rosetree Crossing

I lived at Rosetree Crossing for about 8 months before I moved out to pursue a job opportunity…read more Every apartment complex has its problems, and I would probably have ignored all of them if it wasn't for the interaction I had with the leasing office while breaking my lease. I was charged an extra month's rent (in addition to the two the originally penalize you for) because of something that wasn't written out in the contract, to which the leasing manager said that even though it's not in the contract "you can just assume it". So that left a pretty bad taste in my mouth, since I don't think contracts are a great place to assume things and that was quite a chunk of my savings, as a recent grad who is trying to pay off loans. There were a few things that bothered me about the apartment and at the time I just told myself that these were normal things. But now after having moved out and realized that my new apartment has none of those problems, I now feel that some things at Rosetree were a bit off. First, my packages kept getting stolen. This happened for three packages before I gave up and just started to get them delivered to my workplace. The leasing office doesn't accept packages on your behalf and wouldn't help me track down my packages when I asked (Fedex even gave me the name of the person who signed for my packages but the office couldn't help me because of lessee privacy policies). Now I understand that you can't tell me where they live or something, but I feel like they at least could have emailed that person for me and asked if there was a misunderstanding--instead they just flat out told me they couldn't do anything. Second, I had a problem with my upstairs neighbor leaking water for a very long time. I contacted the office about it quite a few times and it took a few months to get it fixed. During that time I had to place bowls on my carpet and I would wake up to the sound of water splatting in the bowl every morning. Speaking of bowls, one of them was a Halloween bowl that I thought would be nice to use when Halloween came around. I put some candy in the bowl with a "Happy Halloween!" sign for the residents in the apartment lobby, thinking it would be a nice thing to do. A few hours later I go and see that the whole bowl had been stolen. I'd like to think it was a kid who didn't know any better but who knows. That made me pretty sad. I also had a problem with some creepy-crawlies. I'm not sure what these bugs are but they're pretty freaky and crawled around in the bathroom a lot. I even have a picture of one because I instagram-ed the first one (of many) I caught. I admit it may be a bit biased of me to say all of these negative things just because I feel wronged by what happened at the end of my stay, but these are things that are problems at an apartment unit regardless, my bad experience just gave me the push to say them. Overall my stay at Rosetree Crossing was okay. It's in a good area close to downtown Media where there is a lot of delicious food and some good shopping. The apartment unit, besides for having really thin walls) was overall comfortable and a good size. And most of my interactions with the leasing office were good--April and Dorisa have been nothing but friendly. If you're willing to overlook some small things and are careful of lease penalties, this isn't a bad place to live.

Sergio and Corinn are friendly, knowledgable, professional and the easiest people I have ever dealt with in this capacity. No matter the issue or question I had, they would respond almost immediately, and work with me, even on a Sunday evening. The apartment I rented was finished the day before I moved in, so there was no issues on the cleanliness or state of the apartment. Sergio and Corinn were in touch with me throughout the move-in and I appreciated that immensely. They also kept in touch throughout the year to check in and keep us updated for the weather conditions and such. They truly put together a clean and welcoming apartment and it was clear to me they truly wanted to make those of us who rented from them welcome. I felt bad about leaving the apartment as I knew I would miss having such a good company to work with. If you want top quality service and professionalism, take a look at Hearthfire Holdings. Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

My Honest Review After 3+ Years Living Here: I lived at this property for over three years, and…read morewhile it may look appealing on the surface, the reality is a long pattern of mismanagement, poor communication, and declining amenities. Management was overwhelmed and defensive, especially when safety concerns were raised. It often took multiple residents reporting the same issue, like a broken garage gate or elevator, before it was even addressed. And even then, the "solution" was often just accepting that the broken thing had become the new normal. My car was permanently damaged by ceiling leaks in the paid garage. I was moved to several different "new" spots, all of which also leaked. I ended up paying out of pocket for an exterior detail they refused to cover, and was treated disrespectfully just for asking. They shut down the community portal so residents couldn't communicate with each other during a security breach. There was no real accountability, as the property manager's direct supervisor is her own mother. Escalating issues to corporate was pointless. Many amenities were either removed, restricted, or neglected: A shuttle to nearby grocery stores and their sister property was discontinued during COVID and never returned. Pool hours were cut back years after restrictions were lifted. They even started charging to use common areas, including open walkway areas residents must use to take out trash, access the pool, or simply get to their units. Even after moving across the country, and over a year later, I'm still being contacted inappropriately. I recently received an accusatory email blaming me for a random person waiting in the lobby, someone I don't know and who has absolutely no connection to me. The tone was rude, unprofessional, and factually wrong, with zero effort made to verify the information before pointing fingers.
