Rental Experience Review - Bradley Properties, Sierra Vista, Arizona…read more This review reflects our personal experience renting a home through Bradley Properties in Sierra Vista, Arizona. We rented through Bradley Properties for a one-year lease, and unfortunately, our experience was disappointing. At move-in on March 1, we did not have hot water for approximately three weeks. This was during cold weather, and going without hot water for that length of time was very difficult. The overall condition of the home at move-in appeared poor. The grass and weeds were overgrown. The carpets were heavily stained despite having reportedly been professionally cleaned. The vinyl plank flooring was damaged and uneven. Several kitchen drawers did not have proper slides installed and instead scraped directly against the wood frame, creating sawdust that would fall into food. The kitchen cabinets themselves were visibly pulling away from the wall, which raised concerns for us about how securely they had been installed. Maintenance during the lease was slow in our experience and often required us to coordinate directly with contractors ourselves, even after providing written consent for entry. At one point, the carbon monoxide detector was left beeping for four consecutive days before the issue was addressed, which was concerning from a safety standpoint. When the microwave failed, it took nearly a full month for a replacement to be installed, during which time we were without a microwave. The replacement unit appeared to be a very low-cost model. During normal use, the bottom trim piece came loose. We submitted a maintenance request two weeks before move-out when this occurred. Despite this, we were charged $30 at move-out for the repair. Based on our experience, the issue appeared to stem from the quality of the replacement unit rather than any misuse. The pool service was another ongoing issue during our tenancy. The pool was frequently not in swimmable condition, and we found a dead bird in the pool approximately once a week. At move-out, the lease required tenants to pay for professional house cleaning, professional carpet cleaning, and a paid bug inspection, in addition to automatic re-keying charges and keeping utilities on after surrendering possession. We complied with all of these requirements and provided receipts. While many of these policies may be written into the lease, our overall experience felt heavily administrative and less service-oriented than we expected. Based on our experience, we would encourage prospective tenants to carefully review the lease terms and ask detailed questions before signing.

Cadden Management has competitive pricing, they're honest and will go the extra mile to accommodate…read morethe HOA to the best of their ability. They also have a sizable pool of contractors (landscape, irrigation, paving, painting companies) they've worked with through the years to get you qualified professionals and the best estimates and price for your HOA's budget. We are a 72-unit housing in Countryside NW Tucson and have been with Cadden for 6 years. I've served on the HOA Board off and on for the past ten years and during that time we've had several management companies. We really like Cadden Management. We had Daniel the first 5 years but he was transferred and now we have Geoff--both are articulate, intelligent, even-tempered and knowledgeable. But most important they have the ability to keep our HOA meetings running smooth because they are knowledgeable and experienced in Roger's Rules of order. A manager is only as good as the Board of Directors in which they serve. If you are a Board that doesn't get involved in your community, no manager can take the place of a Board of Directors. So it's imperative that a Board does their job too. A manager manages and a Board runs things; all for the good of the community and homeowners. If the president is hands-on and keeps the manager informed, submits the agenda--to include suggestions from the rest of the Board and homeowners--with everyone else on the Board working as a team then the HOA becomes a well-oiled machine and can get a lot of things accomplished. But to do that it is imperative to have productive HOA meetings. Specifically using Roger's Rules of order. That is where a good manager comes in. And that is what we have with Geoff. The other thing I like about Cadden is they will match your Board with a manager that suits your needs. When Daniel was transferred we were given a manager that didn't work out--not because she wasn't qualified--she is; but because our Board is a bit boisterous. Our meetings get out of order easily, we really require a manager with a firm hand who keeps Roger's Rules in play during the entire meeting. Without that we've got directors and homeowners speaking out of order, jumping in with long diatribes, sometimes arguments, resulting in our meetings turning into 3 hour discussions with everyone leaving frustrated and without getting much done. So we called Angie (Cadden's Senior Team Leader) and told her we needed a manager with a firm hand--cordial and polite, but a real Roger's Rules manager and she got us Geoff. Geoff is a perfect match for us; our meetings flow nicely, they're organized, concise and we get everything accomplished in 1 hour. Geoff prefers to just work with one contact on the Board--usually the president--in this way there is less confusion and this aids in streamlining things and getting more accomplished. If you are an HOA looking for a cordial and intelligent experienced manager who can keep a meeting flowing smooth--who uses a firm hand and Roger's Rules then Cadden Management is a good choice. Their pricing is reasonable, they don't gouge nor inflate costs, you get an honest deal and they will go the extra mile to accommodate your HOA to the best of their ability. But remember, we on the Board have to do our job too, so it's a real team effort.

DO NOT USE if you are a Seller…read more I accepted an offer to sell a rental property of mine to an investor. The original deal was scheduled to close on August 1,2024 but the buyer asked for an extension. We signed an extension to August 16, 2024, with a deadline to cancel the sale because of the results of an inspection of August 7, 2024. The buyer chose to back out of the sale after that date. As such, I should be entitled to receive the earnest money deposit. I reached out to Pioneer Title requesting the deposit. I received a reply that Pioneer Title acknowledging I should be entitled to the deposit, except they never collected the deposit so I am screwed. I believe this is a breach of their fiduciary responsibility. In her signature block, it shows that Ms. Boley is an "Investor Specialist". As such, she likely gets a lot of transactions from investors, so failing to honor their obligation to execute the usual and customary practice in this type of transaction at the expense of the Seller may be a way of keeping investor buyers happy to get additional business, but I speculate. On their website they claim several Core Values: DO THE RIGHT THING - FAILED. PROTECT THE CUSTOMERS - FAILED. BE DIFFERENT - they succeeded here if they mean FAILING to do their job when other similar companies would execute properly. That is different. LEAVE THINGS BETTER - I am sure this is better for their Investor Buyer clients but a complete FAIL for Sellers.

I was provided with an agent, Lindsey Arnold, who sent me the management agreement and said that there was a few things that needed to be fixed in the home. I knew there would be. I made arrangements for the carpet in two bedrooms to be replaced and she was going to get me a quote for a cleaning and she mentioned facia on the front of the home. When she sent me the quotes I asked her if she was going to get other quotes because I felt the quotes were kind of high...she said she would. Not even 30 minutes later she sent me an email stating that they were not in the business of competing vendors for quotes and that she wanted to terminate the contract. I was floored. I could not believe that just because I asked for other quotes that they would terminate my contract. When I called the office they said they were concerned that we would have enough money to pay for home improvements if needed...all because I asked for multiple quotes. Both my spouse and I are pretty well compensated and while that would not have been a problem my dad is on a budget of retirement and social security so I was trying to be thoughtful of his budget as competition gets better deals and any consumer shops around.
