I wanted to wait until I had moved out and had the full experience because you never know... But from day 1 the staff has always been wonderful. During my move-in inspection I noted a couple things that the maintenance team resolved quickly before I could even move in, going above and beyond with a special request. They did not try to nit pick every scuff on the wall at move-out, they got a clean apartment with spackled nail holes and I got a full deposit refund without any fuss. They are older apartments so the paint isn't perfect and some of the finishings are a little dated, but they are constantly making upgrades (hello nest thermostat and fitness room upgrade.) The team also does a great job with community building (even during a pandemic) doing socials and classes. You can walk to Trader Joe's and there's a ton of amenities on the property. The complex is pretty quiet, an occasional dog barking or power tool noise, but otherwise peaceful despite being off 86th and next to so many restaurants and shops. First off, the apartment I renter was big and nice. It was refurbished before I moved in. Second, the water, trash and sewer bill is not calculated in a friendly manner for single residents. My building had 8 apartments. All 1 bedrooms in my building, here is way they calculate the water and sewer bill. They take the whole bill, divided by the number of units (8) and that is the bill you pay. If someone has two people in the unit, that does not factor into the calculation. So if there are two of you, they pay a cheaper w/s bill per person than you do. Also, the water meter is for the entire building and not just your apartment. When you move in, they charge you for w/s bill for a period of time you did not live there. There maintenance guys are great. The events at the pool are also wonderful. Grounds are kept up. My rent when i moved in was $1505 for a one bedroom When I received my new lease, I was hit with a 9% increase. They said that this was because my apt was refurbished before I moved in and they could not charge extra since I already filled out the paperwork. So my new rate included my current lease increase (refurbished) increase + my next lease normal increase. I would have loved to stay there, but that increase was just to much. The amenities are amazing, especially the dog spa that our Great Dane can fit in! It's a plus that our dog got selected to be on the tennis court mural! We've been at Willow Lakes for half a year, and I can confidently say there have been ZERO complaints! From move in day, the team has been very accommodating and receptive. Maintenance comes very promptly within 1-2 days, they even came out on the weekend to give us a space heater when we were awaiting a part for our heater. The community has always been quiet, and we've always felt safe. Never have to worry about parking either! Many spots for you and your roommates. The team also has many events throughout the year to bring the community together so there's always fun going on! We will always recommend Willow Lakes to anyone in need of a new home. read more

Overall the apartment is great for the price. We love hanging at the pool, grill and outdoor space. The gym is convenient when we don't feel like making the drive to our local gym. And the doggy spa is even more convenient for our pup. We live in a townhome that is spacious. I personally love the closet and the master bath which has a shower and had tub with jets. The community is quiet and safe. We love going to the parties that are hosted by the staff. The maintenance staff is great, quick to respond and they do their best with all of the problems we've had in our home. They kept us up to date when we had contractors in and out of our home. With that being said we've had a number of issues with things around our apartment. Starting when we first moved in we had issues with the kitchen drawers and still do. Most don't close all the way and almost fall out when grabbing something out of them. Early in 2023 I noticed a weird spot on my car, turns out it's sap from the tree directly above our driveway. I initially didn't know how bad it was but about a month after first noticing I bought a $40 car cover to prevent sap damage. It was inconvenient to have to cover my car but it worked for a couple weeks. I then got an email from the front office complaining of the car cover sitting in the driveway while I was away at the grocery store. Another inconvenience considering I'd have to put the car cover, that is covered in sap, pine needles, pine cones and bugs in my house. Why would I want that in my house? So I emailed them asking if they knew about the sap tree and if they'd be willing to do anything about the damage it was causing to my car and my roommate's and visitors cars. Long story short they initially said they weren't going to do anything. Then after a few email exchanges they mentioned cutting the tree down wasn't an option and cutting the branches could kill the tree. (I also don't think the email exchange was very professional in the way that they responded) I was persistent because no one else on the property has this issue and I felt they weren't understanding (or cared) of the severity of my concern. I imagine if their car was being covered in sap causing inconveniences every day they'd do something but when it came to a resident they simply didn't care. (We also called corporate and they didn't care either) They eventually agreed to trim the tree in an attempt to limit the sap damage. Not even 3 hours after the tree was trimmed we had multiple sap droppings on our cars. I email back and they end it saying they can't do anything else and our concerns are not heard any longer. A huge frustration to this day. We were ready to break our lease and move out. If you don't know it takes a lot of work to get sap off of your car especially after sitting in the hot sun. I work from home so my car would sit directly under the tree for days at a time. We bought the car cover and sap removers and nothing worked. I was genuinely thinking my car was just ruined or I'd have to pay someone to remove it. We finally discovered that high proof alcohol works so we had to multiple times a week go outside in the heat and scrub sap off 3 cars causing another HUGE inconvenience. At this point I've put money into trying to remedy this as well as my time to deal with this. Again something no one else on the property has to deal with. They are a number of driveways and even parking areas and not a single one has a sap tree over it. (Trust me we've looked) The other issue is parking. They sent an email laying out the parking rules. We sent a follow up email regarding parking concerns because a new visitor of our neighbor showed up and parked directly in front our home for over a week. Again long story short they said they couldn't control visitors and where they park, the guidelines are just a suggestion. This is even more frustrating considering we can no longer use the driveway due to the sap issue. We then started having our tub cause issues with leaking through our ceiling into the kitchen below. Because of this we didn't have access to our shower for nearly 2 weeks at one point. And a little while later we couldn't use the tub for about a month. There's been a ton of back and fourth with this since about September 2023 and the issue still persists. (It's currently January 2024) If anything I say be ready for the age of the buildings to come with a ton of issues that may cause many inconveniences. Lastly there seems to be a ton of turn over in the office. A previous neighbor explained their experience with the old staff vs the new. When we first toured the staff was great and even held the apartment specifically for us and called us as soon as the floor plan we wanted became vacant. I would hope that if she was still here we would have had better experiences with the concerns we've shared. read more

My husband and I contacted Willow Lake Apartments Indianapolis IN inquiring about a 1 bedroom first floor or lower level. Management said the had only one unit available and it's a one bedroom on the first floor. They went a step further and sent us an email saying the same thing with a video of the apartment attached and a link to apply online. We applied and paid over 500 dollars in fees. Two weeks later they sent us an updated letter without a phone call saying they only have an upstairs apartment available and someone else must have applied the same time we did. They were cold and unconcerned. They will not refund us our money. With so many people needing housing these days, there is no telling how many people they have done this to. Where does the money go? Do they spend it? Is this the reason I cannot get it back? When I asked for my money back they became rude and disrespectful trying to bate me into an argument. I just professionally let them know I was not going to let them take advantage of me and was going to exercise my rights. I have a disability and requested the downstairs for a reason. They are nice until they have to do the right thing. They said because I agreed I cannot get my money back. I agreed to the one bed room on the first floor with a closed in patio, not whatever they wanted to give me. Beware! read more

I researched at great length where to live upon moving to Indy. After touring multiple complexes, I found myself at Willow lake. The staff, so accommodating with me as I did not make an appointment to tour, I simply walked in. They showed and explained everything to me. They have a dog spa where I can was and groom my pet, a fitness facility that is more than adequate. The square footage in my apartment is unmatched to any complex I visited prior. The rooms are spacious and the complex is kept tidy. Maintenance is courteous and responsive to my inquiries. The kitchen could use some updates, but that is more than manageable and purely aesthetic. read more

I was looking forward to moving here as the size of the units were perfect. My application however was denied because their background check company showed a civil court filing on my record, it however, did not show the disposition of the filing. Needless to say it appeared as I had been evicted. The case was dismissed and I even provided the court order showing it. Additionally since it was dismissed in my favor it should have never appeared on my credit/rental report. NTS Management showed no inclination of meeting half way and insisted on relying on wrong information. Makes you wonder how many other people they denied housing to based on inaccurate information. I lived at my soon to be previous complex for 10 years and am moving simply because I outgrew my apartment. Needless to say I'm the long term tenant, with stable and good income that complexes love! Their intransigence with an applicant is pretty concerning I can only think about how they are with tenants. The worst apartment I have ever seen! The apt full of spiders and centipede! There is dust everywhere! I cleaned my apartment in the morning and till night there is full of dust! The room is not even soundproof. No privacy at all! The most horrible thing is that I'm allergic to something in the apartment! Its rather disparaging that I am... already having to write a review about an apartment complex. I recently signed a lease with Willow Lake Apartments with a move in date of Friday, October 7th, 2011. I have a rather extensive review process of how I research apartment complexes, whether I deem them appropriate living conditions, what type of neighborhood the complex resides in, et cetera. Willow Lake Apartments met all criteria and prior to signing the lease I was quite impressed. I worked all weekend, with the assistance of friends to load the moving truck in order to move in this morning, October 9th, 2011. Now as anyone who has moved before one would most likely back up the moving vehicle as close to the complex as possible, especially if you live on the second floor. I have been renting for more than 20 years and on moving day this has always been a welcomed OR acceptable practice. Unfortunately that was not the events that transpired this morning, at 10:00am. No sooner had I left the cab of the moving truck, one of the on-site staff had stormed over and proceeded to barate NOT ONLY myself but my friends, for parking so close to the building and strongly advised that I park further away from the building. After having done such she proceeded to storm back to what myself and my friends had perceived as her friends. Having not even spent a single night in this new complex I already feel discouraged and rather irritated with the unprofessional manner and lack of common etiquette this staff member portrayed. If I recall I am the customer. With being a customer you would hope for some level of professional courtesy or etiquette; especially given their monthly rates. A complaint has been filed with the Regional Manager and I have been reassured that this type of unprofessional behavior will not occur again. read more
