It makes such a difference having wonderful leadership at the helm of any ship, and I can't say enough wonderful things about the staff - first with Hannah, Meagan and Emily, and now with Patrick and Haley following in their footsteps. This community is so lucky to have Mike as the kind, competent, hardworking head of maintenance. The collective staff has always gone out of their way to make this community feel like home to the residents. Whenever we have faced an issue with our apartment, the staff has exceeded our expectations in leadership, communication, kindness, expediency and follow-through. My boyfriend and I moved here temporarily after being displaced by water damage a year and a half ago. Downsizing from a 3BR home into a 1BR apartment took some getting used to, but we have fallen in love with Arbor Trace and we've decided to hit pause on building a new home for the time being. I don't think there's a more beautiful community in Wilmington, thanks to the preservation of the large Live Oaks throughout Arbor Trace, which are illuminated at night. We couldn't ask for a more perfect location, as it's just 10 minutes to downtown and 15 minutes to Carolina Beach. It's a kind and quiet community, filled with a diverse community of happy dogs and their owners. We attended the recent fall festival thrown by Patrick and Haley. They went above and beyond to make it a fun, creative day for the residents by providing free pizza, snow cones, Haley's special cheese fondue, caramel apple bar and live music. Patrick arranged for a professional photographer to take a free photo for each resident. After 18 years together, my boyfriend and I have our 1st professional photo, thanks to the beautiful eye of Savannah brown, (savbrownphotography.com). We couldn't be more grateful for our time living here at Arbor Trace.

We have amenities like the Christmas party last year and the Christmas party this year catered by Casey's buffet. I had to wake up at 4am and get dressed before walking halfway across the apartment complex just to use the bathroom. Also, the ice maker didn't work and I believe they needed to replace some tiles in the shower. You know, things that are typically handled BEFORE a tenant moves in, at least by responsible property owners. For all the trouble, they prorated ONE DAY's worth of rent and took it off my balance. At the time, I gave them the benefit of the doubt, telling myself that these compounding issues would surely be an outlier. Sadly, it was just the beginning. The roaches haven't been as prevalent in my unit recently, but they're still visible from time to time. Other tenants complain about dealing with them more frequently. I guess I'm one of the "lucky" ones, relatively speaking. Usually the dog stations are supplied with trash bags, but they recently went at least a few days (maybe a week) with no trash bags available. Fortunately I had plenty of empty grocery bags to pick up after my dog, but others weren't as prepared, judging by the increase in dog waste all over the grass throughout the apartment complex. So far, the pool has been closed for a month (during prime pool weather; Mother's Day, Memorial Day, the first week of June) and updates have been misleading (an email goes out stating "the pool should be ready in a couple days/sometime this week" and then another couple weeks go by with no progress) while they continue to raise the rent on existing tenants. The worst part is that the pool is perfectly functional, but the people responsible for ensuring it's legally safe to enter failed to complete a form. After pressing Colleen in the leasing office for some sort of credit or discount - literally any form of compensation for the burden that their staff caused would have softened the blow - I was basically told to suck it up and deal with it. They have no desire whatsoever to make amends for the inconvenience. I made the mistake of releasing after seeing flyers about an "Early Bird Renewal Special" that offered some enticing incentives. Of course, I never received any of the incentives advertised. Area wise, it's in a good location, but there are so many nearby options, it's hard to imagine the neighboring communities are as incompetent as this one. Save yourself the headache and keep looking elsewhere.

They replaced the cabinet doors in the kitchen but never replaced the cabinet doors in the bathroom. They painted the bathtub and it always peeled. They also painted the kitchen countertops which peeled too. The quality of the carpet was very cheap. When things broke, the maintenance was friendly, professional, and responded quickly. That part was fine, it's just they used the cheapest quality everything and wouldn't replace anything, they'd just paint it. That has now changed, they are in the process of renovating, so they look great now ! The price of the units increased $100 to cover the expense of the renovations. The people that live there are very friendly and quite. The was one unit that had friends over very late, usually on Sunday evenings. They would socialize on their porch to about 3 AM. They were very noisy. They weren't even in our building, they were a couple hundred yards away. Numerous sleepless nights due to them. The staff was polite and friendly. They never bends the rules, which overall is a very good thing at an apartment complex. There was one instance I accidently paid my rent twice online, within a timespan of 5 minutes. The very next day I explained my error and requested a refund. They absolutely refused. While I didn't have to pay rent for 2 months, I did have to borrow money in the short term to cover other expenses. The biggest issue was with theft. During my stay there, which was less than a year, we had our bicycles stolen on 3 separate occasions. I kept them locked, but with 2 children, a few times we forgot and so I suspect the thief checked very often. I don't think it was a resident of Barclay Place. The staff at Barclay Place mentioned the possibility of some homeless people living in the woods nearby. The staff also mentioned other people in Barclay Place also had bicycles stolen, one example of the porch screen cut with a utility knife so the thief could enter. Most of these issues I don't think are the norm. It is a nice community, albeit expensive. I would recommend Barclay Place for retirees, young professionals, and people needing an apartment short-term while wait for their house to be built.

This complex is priced at the upper echelon of apartments in Wilmington, however the units are old and outdated masked by well-kept amenities and pretty landscaping as you drive in. On top of this, the management is predatory and fails to communicate effectively and sometimes even at all with their tenants. On day one living here we found over 15 German cockroaches that had completely infested the apartment. It was not in a clean condition and smelled of dirt/bugs as well. Management did respond by placing traps and apologizing, however we would go on to kill numerous roaches daily throughout the entirety of the lease. Our apartment was full of other bugs too like "rolly pollys", beetles, spiders and other insects until the winter cold hit. There were a few damages around the unit as well right when we moved in as well as an odor of dirt. Luckily we recorded these things or we would've been paying to replace them at the end of our lease. Perhaps the worst part of the experience is the communication from the office staff. As our lease neared our end date, I noticed high upcoming charges on our account statement. I reached out multiple times via email/phone calls and was completely ignored. After more than a week passed, I finally did some digging of my own and realized on the lease there is a required "60 days written notice" that you need to give before your lease end date or you are automatically enrolled on a monthly lease and your rent doubles. We were still 30 days out from our move-out date, but those days had already been added onto our lease at twice the rent rate. I instantly went in-person to deliver our notice so we wouldn't be charged for anything else and finally spoke to someone. They offered no apology, possible resolutions and a bare minimum explanation of the situation. The "notice" they had given had come months prior in an email similar to ones that are sent weekly with a misleading subject line containing one sentence at the bottom explaining what would happen. This entire ordeal was an extremely predatory way to make thousands of extra money off of us and the lack of communication was the biggest issue here only proving that. I understand the notice is in the lease, but as a property manager it is your responsibility to respond to your tenants and communicate to them- it is the bare minimum. Following this incident, I again followed up via email/phone calls politely asking if there was anything that could be done. I was again ignored for over a week until one of the property managers finally mustered up the confidence to write a short, AI-generated email response back to me. If you are going to take extra thousands from your tenants at least have the decency to return a phone call and have a conversation. As I write this I am still being ignored while asking about the process to receive our deposit. Communication and a clean living space are the bare minimum tasks- Headwaters cannot provide either. Do not live here unless you enjoy overpaying for an outdated, bug infested apartment that has an office staff that is scared to communicate with their tenants.
