The representative at Holbrook & Holbrook was timely, responsive, and attentive while the other company was not. I was informed about every phase of my loan application progression and was sent electronic disclosures to review. The rates and fee schedules were reasonable, too. My in-person closing was socially distanced and spaces were routinely cleaned after each client. Only one signer was allowed in the office at a time and the representative was organized and efficient.

    My daughter bought a property. Unfortunately, H& H were hired to do the title exam. She decided to…read moresell the property only to find that she didn't have a clear title. We couldn't even get them to listen to us in the beginning. I had to email several people to even get them to listen. Rudest person ever said just have your attorney call me. My daughter was out all of the fees associated with paying H&H to get a title exam, she was out another $250 for hiring an attorney who told us to pay the man, who wanted $500 to transfer the title, and lots of time. She was out over $1500 plus SHE had to clear her title!!!!!! H&H told us that the previous title co. should have found it but didn't. Maybe so but H&H should have found it too because it was their job; the title co. my daughter's buyers used found it. Pass the blame and keep the money is their game. I asked them to only reimburse her for the $500 she paid to the title holder, but they said the seller didn't inform them this was a mobile home, and they didn't agree to pay. Well, you should have since you didn't do your job! Your whole job was to make sure the title was passed correctly to each new owner. Your job was to: Title examination is a close examination of all public records that affect the title to the real estate you are purchasing. The search involves reviewing past deeds, wills, and trusts to make sure the title has passed correctly to each new owner. Had this company looked back one deed past the current sellers they would have known this was a mobile home but by their own admission they didn't know so they couldn't have looked at any other deeds. What can you do other than let them know through a review how they wronged you? They should have offered a refund instead of saying it's some other companies' fault from 30 years prior. They should've offered to make this right without my daughter having to be involved or me for that matter. They've already collected the money and we had to chase down the man with the title still in his name and get it changed. My daughter bought the home on 10/27/21 and decided to sell within just a few weeks. Imagine our surprise and frustration of having to clear the title to sell it. It sold on 1/31/22, with the title still not transferred to the new buyers but at least it's on its way and will be transferred to the new owners as soon as it arrives. It was a horrible experience because the man whose name was on the title dictated how and when everything was done and how much it would cost. He even required her to sign paperwork relieving him of his duties to the title. Her attorney drew up paperwork; don't think that H&H would help with that because they didn't. They paid the transfer fee and mediated until they didn't with the title holder. We did all of the leg work to get the title transferred. Our only other recourse was to sue which would have taken a lot of money and time. She wanted to sell and not wait for who knows how long. Don't trust this company with your title exam!!!! Run away and find someone who will do the work!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
