BUT it also is a lot of Smoke and mirrors... passive aggressive management. Things are broken and dirty. A main exit door didn't work for a month which is a huge fire hazard. The dog park is absolutely disgusting and smells, no grass etc. I would never let my dog do in there. The pool and hot tub are always "down". They close at 7 during the week and 5 on weekends so if you don't work.... Slowest elevator on the planet because it has the wrong motor. Bat infested attics and this smell is horrific in certain APTs. In my apt o just got to hear them flying around above my coat closet. I would NOT recommend moving here. No freight elevator even though I reserved it and once I showed up with my movers they said it's broken. So the move in and out was a nightmare the second time since it worked the during my first move in. SMOKING. Yes they main building allows smoking and I was not informed about this. It became a real issue and I broke my lease because I couldn't stand it. I was told to tell on my neighbors who were told they could smoke. This didn't make any sense to me. THE GOOD NEWS. Lincoln Management Corporate is hopping on it to improve things. I spoke to Ray twice and he was pleasant, reasonable and is helping me with not being penalized for moving out. I also got the impression that he is going to see that the necessary things are dealt with in the buildings.

They are both gracious and prompt in attending to residents. The place is in good shape because of their continued updating and care. Why not 5 stars? Well, only because of cost. If you use the staircase in building 2 in the parking garage and it rains, the water sits in a huge puddle which seeps into the building and grows mold. They've done nothing about it. The flooring in the apartments was done half a**... you feel the floor pieces move when you step on them. I heard every step the person above me took in their apartment. Everything in your apartment will break (maintenance staff is great though). They had to replace the dryer, the latches on the doors in the apartment to keep the doors closed broke. The hinges on the cabinets in the kitchen were not done properly and are loose. Everything was done half a**. This place is in need of a serious remodel. They charge way too much for these apartments. They wanted to raise our rent another $200 when it came up for renewal and now I see the same apartment online for 2000+! I could not imagine paying 2000 (400 dollar increase from what we were paying) for a 1 bedroom at this place. The water bill on average was 8-10 a month and then randomly jumped to 20 a month with no explanation. Everybody pays for the entire buildings water usage. It's not specific to your usage. The siding is coming off the outside of building 2. The way they designed these buildings... if it's windy, you'll hear the wind hollow in the hallway. Your balcony will be covered by lint from the dryer vents that are over your apartment (there were 4 dryer vents over my balcony). Hopefully you're lucky enough to be in one of the apartments where the pigeons/birds don't sit on your balcony. The only two positives are the view of the water and the parking garage. However, there is a lot of mischief that goes on in the neighborhood.

Deb in the office truly cares about her residents, and wants to make sure everyone is happy and she does an excellent job at it! Park Ridge is owned by Tri City Rentals, and they invest a great amount of money into keeping the place nice. The grounds are always kept immaculate and they repaved the parking lot to make significantly more spots. Whenever I have encountered a problem, Park Ridge has gone out of their way to fix it almost immediately. When my air conditioner broke, they went out to Home Depot and purchased a $500 portable A/C and installed it in my bedroom while they waited for a contractor to replace my central AC unit. I honestly can't say enough great things about this place, and to top it all off their prices are more than affordable.

The workers have been respectful and kind. The management team has been great to work with and has always been available or had someone in the office to help. When we first moved in, the management team was incredibly flexible and helpful. When we had to get a new # apt, we were compensated for our inconvenience. The building materials like vinyl flooring are builder grade. But when you own your own rentals, you will understand why they do this. The materials have never been an issue for us. The granite counters and nice cabinets are great. The closets are my favorite part. We have full walk in closets so I can easily fit 2 children per room. We have loved the floor plan, the communication from the management and the overall cleanliness of the apartments. We will miss the great pool and the friendly staff! We are not able to hear any of our neighbors. Occasionally we can hear a dog bark, but nothing outrageous for apartment living. We love being so close to the town park. It's a short bike ride there, but we do wish there was a playground closer to the property. If you've looked into buying a house in north colonie, you know the taxes are crazy, so we were happy to rent at Shelter Cove! Wondering if this was a good fit for my mom. The minute I met Max, his personality, his dedication to the seniors who live here made my decision so easy. He knows the residents by name, each one we came in contact with. It seemed to me he was "friends" with each one. He listens to issues, he just listens patiently if they just want to chat. He has the patience of a saint, and I told him. It take a special individual to do what he does. Someone who really cares about the seniors.
