I've been coming to this neighborhood for about 3 years since my ex wife moved in here. Since I have to pick up my daughter, I have no choice to keep coming. This is front gate hell! Plan to spend at least 15 minutes on the average on the front gate waiting to get in. It is really terrible. You'd think that they virtually have no crime with how secure the perimeter is but that's far from the truth. Virtually everyone I know that lives here has gotten their car or home broken into. Been living here for many many years. My family misses when the security wasn't trying to act like secret service. People shouldn't be waiting 15-20 min to get into the community. I understand it's for safety, but maybe it should be rethought since we still have people breaking into cars, etc. Additionally, leave the homeowners cars alone. Why do homeowners pay an association for their cars to be towed if it's not moved by 9am?! Then having to pay fees to have their car released. A homeowners association is supposed to determine the benefit of the homeowners living there. That happens to be the stupidest rule ever. All it causes is for angry homeowners when they find out their car is missing. Ridiculous. Some people like to sleep in. Either move the time to later (on the weekends especially) or just stop with the towing. It's an extra rule Vizacaya doesn't need. read more

My hubby and I come to this complex to pick up my step daughter and it's unpleasant every single time. I detest the average waiting time of 10-15 minutes to get inside. There's always a long line for the guests. It's a pretty neighborhood and well taken care of but I guess it's due to their strict rules which include: no parking on the grass. I wouldn't be able to live here or any place with an association. read more

If I could give this HOA no stars I would. Been living here for 7 months, worst experience we have had with an association, ever. Unfortunately we own a home here and are stuck with them inevitably. Irrigation system on my street has broken for years, previous owner bought grass 2 times and now our grass is dying. They have yet to fix it, but we pay for this service every month, unethical taking our money. Florida state opened up all the pools, gyms, and playgrounds in the community associations in September 2020, after they have been closed since March because of COVID. This association continues to keep everything closed, stating it is their choice as every HOA can make their own decisions in this matter. Why you may ask? Considering that homeowners pay for these services every month as well. We received an answer during the last zoom meeting in August, because the HOA was "previously sued and they don't want to be held responsible for anyone getting COVID". This entire meeting was recorded by me, as proof. The manager also tried to deny any irrigation issues reported, when the previous owner of our home complained on record along with our neighbors. We had seen terrible reviews before moving in here, but we did not expect it to be this bad. Now we don't pay the HOA fee until the last day each month, if we weren't charged a late fee and held responsible for this, trust me we would not pay them at all! They are crooks! read more
