I recommend everybody stay FAR away from this business. It's the shadiest business I've ever seen and that includes my many overseas tours in my 20 year military career. When we moved to Rifle Colorado in 2017 we found a home to rent through them that allowed dogs. At that point in time there were two individuals with this company, Julie and Sharon. On the showing day Sharon met me at the house. Rather than putting most of her time and concentration into showing me the house she belittled me. One of the examples: If I was ever late on rent, they would come after me with a lawyer. Keep in mind that my credit score is 810 and I've never missed a payment. She continued to belittle me while walking through the house but unfortunately this was our only option due to dog friendly homes. During the rental period I fixed numerous things to include the fence, the water faucet, the water filter assembly, turned a weed yard into a green yard, etc. One item we requested be fixed was the back door. The wood had rotted underneath it and it was close to falling off the track. This caused two safety concerns; someone could easily break in and if I ever had a child stay, they would not be able to egress through that door if there were to be any emergencies. It took two years of complaints for her to hire a contractor. So after three years of renting and three years of looking for a house we finally found a house to buy. The house was unfortunately being sold by VIP Investments. I did not want to give my notice until we went under contract. Knowing Julie (the sole employee) would see my name on the other side after making the offer, she would obviously know we were looking for a house. She knew this because I've told her on numerous occasions that in the spring we look and if we don't find anything or something falls through we would continue renting. On June 8th the contract was started. On June 10th I sent her my notice and she called me to inform me that we had to be out by the end of June. I was baffled! We close on the house she's selling on July 24th. I asked her, "So you want us to be homeless for 24 days?!" She took zero responsibility and blamed it on the owner.On top of that, while going back and forth before the contract, we negotiated to let her sellers stay in their house an additional 14 days to let them have time to move out. I reminded her that every spring I tell you we are looking for a house. Additionally, in April I let Julie know that we will most likely rent again and she said it would be no problem. I told her this personally as I handed her the rent. She denied that I ever said it. That was the first lie and I called her out on it. The second lie was when she told me she was unaware that we were purchasing a home. How could that be when we were purchasing it from her "one person" real estate agency?! Third lie I have recently caught her in. The day she told me we were evicted, she told me she sent me an eviction notice on the Friday prior (5 June 2020). This call was on Tuesday (9 June 2020). Once the "notice" came in, it was actually a letter stating that it's that time of year to redo our contract. Not only that, she backdated the letter to Friday but forgot about the postmark date of Monday June 8 (the day after the date our contract to buy the new home was signed by us). Lastly, she doesn't even follow her own contract. If using the postmark date, I do not have to be out until the 9th of July. She told me I had to be out by the end of June. Per contract, she needed to give me a 30 day notice. While she was showing our rental I have her on video with her mask around her chin and the party of five was touching everything within the house. Per Colorado law, she was only supposed to have two in the house at one time during this time of Covid. Per the contract she had 60 days to send me my surety deposit check and we received it on day 59. This was par for the course on how VIP Investments is run. read more
