They strung me along for two weeks, kept changing their application requirements (first email had one credit score & income requirement, then the second email had a totally different requirement), and their office reps were incredibly rude to the realtor I was working with. Finally, the weekend of the move date I had applied for, they have the audacity to send my realtor an email saying that there is "another applicant ahead of [me]" but don't worry! If that applicant didn't sign the lease, then I would be free to drive out to Lyons on a Monday afternoon to sign the lease in person and pay $7000 in extra, previously undisclosed fees to secure the unit and move in two weeks later. The degree of unprofessionalism these people have displayed during this process is appalling. Also, none of your information will be secure if you apply to them. They do not use any kind of portal or encrypted interface. They make you just email them pictures of your social security card - and no, it's not enough to just give them your ss number on the form! They also ask that you pay the application fee by money order. But don't worry if you can't make that happen; you can just pay Richard directly by VENMO! I know I dodged a bullet not renting from these lowlives. If this was their application process, I can only imagine that renting from them must be hell on earth. It's still hard not to be mad that I let them waste two weeks of my life and completely fuck up my move though...

Moved in 2 weeks ago and here are my thoughts so far…read more.. Negatives: -Dealing with the leasing office is very difficult here. I have been leasing for the last 7 years and never had the amount of difficulty getting to the part of signing the lease than I did with this place. Every time you send a document of verification they then said they need something else and that will go on for a week. Then you start getting quotes for the lease terms... if you don't answer same day, the next day you will get a new set of quotes for the same unit and lease terms as they are AI generated DAILY. Absolutely ridiculous. Took about 2.5 weeks to finally sign a lease. - Move in day came. The first day and a half was fine until we started unpacking and opening cabinets. The unit was not cleaned at all. Every cabinet had spices and simple syrup all over them. There was even a package of overnight oats still in the cabinet. The water and ice dispenser had mold on it and the dishwasher was clogged with chunks of food. When you wash your clothes brown flakes of what I assume is dirt is on them and then it doesn't dry bc there is so much lint in the dryer from the prior tenant. -Currently under change of management which we only know from reading a note on other people's door (we never got one) which means you do not have access to get a code for the package room and the app doesn't work - Common areas especially doors leading to the elevators and the elevators are dirty. If anything gets dirty over the weekend like the dog wash station it is not cleaned until during the week - Even though you pay for trash removal you have to pay an additional $25 mandatory fee to have your trash picked up at your door. There are trash shoots on every floor which we use because we are not just leaving our trash piled up at our door? Positives: - Nice pool, gym and lounge areas. Have not had the opportunity to use them yet to tell if anyone cleans these areas -Covered parking available for an extra fee - Great location with a nice park behind it - Maintenance is pretty good. Told them about the mold in the ice dispenser and the food in the dishwasher and they came and cleaned it next day. Also told them that the hot water only lasted 10 min and it seems like it's fixed now Overall, pretty frustrated at how difficult the process was and how dirty the apartment was left. Hoping the new management is better. To be fair, I could have forgotten the headache of the leasing office if the apartment was cleaned prior to move in as I understand their verification process is not a process set up by them, rather their management. However, to hand over the keys knowing no one cleaned the unit is really unacceptable.

The air-condition is trash, and don't even get me started on the mail room. The mail room has lost so many of my packages. They are supposed to sort your mail to your room number and they never do. I have lost over 300$ on these packages. There's also a vaping problem by the pool. The gym equipment isn't properly cleaned, and the vending machines are always broken, and malfunctioning while your making a transaction. Fix this please.

The building we're in has had constant heating issues since Fall of 2024. It's currently Spring of 2025. After constant calls and work orders, it's still not fixed. When a resident asked when this problem would be fixed, they got the answer: "I don't know I'm not an engineer," from one of the property managers. Will we be compensated for having to use our AC and fans in the Winter???? I sincerely doubt it. There has been a history of maintenance entering our apartments and leaving a complete mess, and not putting things back afterwards. Residents have come home to complete messes due to maintence. Most of the time, they dont even really fix anything. They do cheap fixes that don't even last a day. A resident has complained of mold in the walls. The resident was blamed by property management, despite the resident having a humidifier on nonstop. We are paying YOU for a home. Do your jobs, or find another one. Many residents are fed up with the poor management that's been in place for years. When will enough be enough? I will amend my review when these issues are fixed. These problems are too much and too frequent to be left alone. As it stands, this is unacceptable.

She got up from her desk and gave me a folder and wrote some info down as well. Registered my visit and sounded like everything she said was memorized (rote), while writing additional info down. There was no nice greeting or interest in me and what I was looking for. She lacked any kind of enthusiasm. Even said they, at times they have a wait list (I guess to create urgency). I asked if I could see the model or go through an apartment, her reply was that there wasn't any to walk. Very old school operation - even original owners 'old portraits' are up on the wall along with old pictures of the complex. I grew up here and am familiar with Homestead Apartments but they do need to do a few updates - mainly their HVAC systems. Only one A/C unit with each apt (some may have 2) because they have to be on the back of the buildings. I can understand that window units on the fronts would look bad. I asked if they had considered 'splits' for the living room areas. She kind of laughed and said 'no' they won't be doing that. A split is like the hotel a/c and can be added to older buildings (Homestead didn't have A/C when built in the 50's). Super easy fix (I work in New Home sales myself). Well, my reply to her was that they will some day!!! She's been there for years and you can tell she isn't so enthused and is more of a property manager. She's even a Licensed Realtor and you have to sign something saying you agree to use her on this deal (yes you can get paid by your boss!). I asked, 'oh so I can bring my own realtor in?' And her reply was 'no'. So she's actually an independent contractor and not an employee??? Hmmm interesting. Again, old school and says a lot. Anyway, they won't offer any short term arrangement so I'm out, but sounds like they won't miss me either (lol).

It's not cheap but you get what you pay for- which we appreciate greatly having come from a home where the builder cut corners. The team, software and tradespeople were best in class. The vendors they use are excellent and they are open to clients using their own.
