A loft room above also indicates that at one time, or possibly now, the units are available for long term stay. Excellent use of space. The roof is available for lounging. On a nice day, I could imagine having dinner out there or smoking a cigarette. Staff is friendly. Housekeeping comes promptly in the morning time. It is not like America where you can tell them to come back later. They will march in and clean while you are still in the room and getting ready. Can't complain. The rooms, however, were pretty mediocre.The room was strangely decorated with a green spongy floor, cork walls, pink tiles, and random hooks all over. The bathroom was extremely cramped with a bidet in front of the toilet, so there was no toilet paper holder, so they had to put it on an extremely high shelf. The light switches were oddly placed puzzles and the lights were very dim. There were lights above our bed that stayed dimly lit all night long and we couldn't turn them off. The beds were ok (2 twins pushed together), but my husband had a fluffy pillow and I had a lumpy, flat one. Rooms were supposed to include wifi and tv, but the TV was antenna, and all the stations were fuzzy and in Italian. Wifi barely worked. When we asked the front desk, they knew it didn't work.The worst part though was the smell. At some point the room started to smell like an airplane bathroom. We told the front desk that our room "smelled funny." When we described it, he said "that doesn't surprise me." He offered to move us to a room that was 1/4 the size of our current room, but that was their last effort to rectify the problem. Eventually, I suspected the air conditioner and turned it off. Unfortunately, it was hot, so we had to keep our first floor windows open. This was unpleasant since people standing near the entrance could look into our room and wake us up with loud conversations. As I was trying to checkout to make my train, there was a woman talking to the receptionist, so she told me to wait. As I stood there, another woman looking to checkout came by and jingled her keys. The 1st woman left, and she proceeded to help the woman who came after me. The receptionist was flustered, but I asked her how much. She said "don't rush me so early in the morning. When I gave her money, she had difficulty making change and told me I'm using all her money. This place only gets an extra star for the price compared to other hotels in Rome.

It was an easy walk to the Metro as well as the Piazza Navona and other sites in the city center. There are some excellent bars and restaurants in the area. What really makes this a 5 star hotel is the staff. They were friendly, responsive, and gave great restaurant recommendations! They happily accommodated us as we unexpectedly got to Rome early and allowed us to keep the same room for our extra night. Staff helped us acquire a ride to the airport, tickets to the AS Roma football match and gave us advice on how to visit all the best sites in Rome. So friendly and helpful, they also left a bottle of wine for us on our last night in Rome! Finally, this is an affordable and wonderful place. Stay here on your next trip to Rome!

The location is outstanding - we were steps from Ancient Rome, easy walking distance to the Centro Storico as well as the Vatican. Plus there were hundreds of restaurants and shops nearby! My friends shared a room and I had a single - I found everything to be simple, comfortable and very clean. The building is a repurposed 17th c convent, so the elevator is only large enough for 1 person. Not sure if there is air-con as I was there in winter. My walks were like a foot think meaning that even my street facing room was quiet, but also that Wifi was spotty. Breakfast was free and a nice Euro style spread of cold cuts, cheeses and bread. This guesthouse is run by a religious order but you don't need to be religious to stay, assuming you're a respectful and quiet guest. There seem to be a lot of pilgrimage groups staying here. Overall, maybe not the best for a honeymoon trip, but if you want a clean, safe, central location at a great price - this is your place.

The staff were so incredible and so friendly, helpful. They all spoke perfect English. They helped set up our cruise ship transfer in private van. (At of course our cost) but that was so helpful. Our room, the Leonardo 101, had a view of the busy Conciliazione street but not the noise. Breakfast was Monday to Saturday via De' Penitenzieri (cafe and wine bar) and Sundays inside the location. There is instant coffee and tea with an electric kettle in each room and a much nicer pod espresso machine in the kitchen. The fridge has COMPLIMENTARY water (still and sparkling), sodas (Pepsi and Fanta orange). These are refilled daily by the way. We got a Peroni beer and wines (red and white) during check-in.
