Finally in Aug 26, 8 months later, well pump went out. Then they wouldn't pay for replacement and had to demolish the $3K pump house I had installed. Overall $6K in just the cost, not to mention months of low pressure and to date over 8 days with no water at all. No compensation. Terrible quality. I'm OK with "good enough", but not standing behind your work and making it right is totally wrong.

First, telling us that there were "no plans in the future" to develop the other side of the road, which they broke ground on maybe 1 month after moving in. There has been a drainage issue that floods our driveway that McGuinn was contractually obligated to fix within 14 days. It's been a year now, and nothing. We've reached out to McGuinn several times about this, they send someone out (usually Bailey), promises to return to fix and never comes back. Bailey also told us that the HOA only controls the drainage ditch, street lighting and maintaining the retention pond. I found out several months later that there is a 100+ page manual of rules that we must abide by (I had to request this manual, it was not given to us and not publicly available on the website, nor was it included in our binder at closing) and any additions or changes must be approved by the HOA. One of the reasons we decided to move to the country was to get away from our previous neighborhood's oppressive HOA, only to end up right back in one. There isn't a single 90° angle in this house. The craftsmanship is incredibly poor. All of our countertops slope in random directions. Even the corners of walls bow inward. The dryer vent is so long, clothes won't dry and remain wet in the dryer after a normal cycle. McGuinn sent out a representative from Frigidaire who told me that the vent is too long and there is a dryer specifically made for this. They provided us with the wrong dryer. I reached out to McGuinn about it, nothing. Our driveway is a complete mess. McGuinn doesn't use rebar; they use fiberglass reinforced concrete. After just a year, the entire driveway is crumbling, there are voids in areas and water shoots out from the seams just from stepping on them. Not to mention, it's constantly stained from the mud that won't drain off of it because it was poorly graded in the first place. Yesterday, a protective barrier broke through due to the rain at the construction site across the street. The trash, nailed boards and construction debris filled the street and our yards. The crew told us it wasn't their fault and they weren't gonna do anything about it. They left everything in the middle of the road and our yards and just went home for the day. My wife and I cleaned the debris off the roads so cars could pass. This morning, they're back at it, and haven't even offered to clean anything up. It's also worth mentioning that they work on Saturdays and Sundays too, often into the night. Just last week, they were working at 10 o'clock at night on a Sunday, which seems absolutely absurd. McGuinn will tell you anything (and withhold information) to get you to buy one of their poorly constructed homes and completely ignore their responsibilities once you've moved in. You have a choice of home builders in the Columbia area, and I hope you consider anyone other than McGuinn... well, maybe not Mungo either.
