    Sent: Thursday, January 2nd, 2025…read more "Mrs. Kahalley, My name is [REDACTED]. I have a deposit securing your rental property at [REDACTED]. I applied and was approved, and I am looking to move in sometime in February, signing a lease this month. I have been working with your staff, particularly Beth Rudat, and I have some concerns regarding professionalism and lack of courtesy. Admittedly, I have been eager to secure this property from out of state as I am under a time constraint. Still, text message responses are being delayed intentionally, or messages or answers to questions are now entirely ignored by Beth. At first, I gave Shamrock the benefit of the doubt, but I did catch what Beth said when I asked her if I had annoyed her by texting too eagerly when she called with the news of my approval. She told your staff that someone had mentioned, "Someone should take my phone away." I thought that was a joke until Beth began ignoring my messages and not answering some of my questions altogether. My more significant concern came after I researched online reviews for Shamrock Rentals and found deeply concerning 1-star reviews from previous tenants about your staff's lack of professionalism and courtesy. Some of the staff at Shamrock Rentals treat the property owners very well but have a history of mistreating the tenants. Is this something I should be concerned about when working with you? I don't want any issues. I am giving you over 1/3 of my income to be a responsible tenant and care for your property, but I don't want my concerns ignored or to be disrespected. Other reviews say that the properties were not cleaned and had damage prior to move-in. Beth is fully aware that I cannot walk this property before signing the lease due to a recent surgery and being out of state on a time constraint. I am trusting you to have this home in order for my arrival. When I asked Beth if there would be a fresh coat of paint, something not uncommon for tenants to request, she shunned my inquiry entirely and wasn't even willing to speak professionally about it. I hope Shamrock is going to be fair and treat tenants better than what I am seeing so far. What I am witnessing lines up with what the online reviews say specifically about a lack of professionalism and courtesy, and it worries me. Please take the time to address my concerns, and if you are okay with it, have Lauren reach out to me to finalize the paperwork. I seem to have annoyed Beth, and she has chosen to be uncooperative with me. Respectfully, [REDACTED] P.S. Here in Kentucky and my home state of Colorado, we often hear famously about "Southern Hospitality." You are my first encounter with the deep south of Alabama, welcoming me to my first-ever rental house in what might be my new permanent state. I sincerely hope that Southern Hospitality is all we've believed it to be." {RESPONSE} Recieved: Friday, January 3rd, 2025 "Hi [REDACTED], Thank you for your email and for expressing your concerns. After careful consideration, I have decided that proceeding with the rental agreement through Shamrock Properties would not be beneficial for either of us. I foresee potential difficulties in the future with you as a tenant and I feel you will also have the same difficulties when dealing with our company. I have refunded both your security deposit and application fee ($1,750) to your USAA checking account. Funds will be in your account in the next 3-5 days. I wish you the best with your move and future endeavors. Aiveen Kahalley"

    Do not use Southern Residential Leasing to manage your investment…read more I retained this company to manage property I owned and leased to a tenant. Part of the agreement was that they were to periodically inspect the premises and notify owner of problems and upload pictures into the online portal so owner could review them. Management company did not inspect property periodically or upload information until it was to late. Southern Residential made several attempts to inspect the property but access was not granted, which I was not informed of. Tenant was ultimately evicted, at which time I discovered the house was in horrible condition, flea infested, smelling of urine and required upwards of $20K to repair and make rentable again. PMA contains a clause that is a hold harmless agreement stating that you agree to hold them harmless from anything stemming from their performance of their duties as set out in the agreement, among other things. This clause means the landlord has no recourse against the management firm or its agent for anything associated with the management of the property regardless what the tenants does to your property, regardless what the management firm does or does not do in managing your property. Regardless what is stated on their website, the contract is the only document that defines the services and responsibilities of both parties. I do not recommend Southern Residential Leasing. Have an attorney review the PMA before deciding to work with any management company especially Southern Residential Leasing.
