Here's the carpet that lifted and they tried to charge me for

Now that I'm out of this mess, I'm going to share just some experiences from my 2 years here at UV. When I moved in, this place was disgusting. There are large permanent, brown stains on the carpet, the carpet was starting to come up (we'll come back to that later), pretty significant wall damage, and everything was FILTHY. When it gets warm in the units, oil seeps through the layers of paint in the kitchen and paint is falling off the walls in the bathroom. It was so awful, the former property manager took off my pet fee and rent and offered to replace the carpet, but by that time I was moved in and it was the day before class started. UV maintence finds every excuse to enter you apartment, unless it's to fulfill a request. I've always had to call and beg for them to fix my issues. But beware, they'll try to blame the problem on your pet if you have one. For example, that carpet that was coming up, came up so much that it exposed the floor at the front door from continuous opening and closing. UV said my 20 lbs dog ripped it up and that I let him and wanted to charge me nearly $100 to replace a 32x3in piece of carpet that the property manager admitted was atrocious and refunded me for at move in. That was a battle. Then there's the maintence staff who don't show after leaving letters threatening fees if you don't prep your unit for whatever random job they decide to take up in your unit (mine was light upgrades that I didn't ask for and they never did). A couple months into my second lease, I'm accused of violating my lease by having a dog. Why? Because the former property manager took all pet related charges from my account due to the deplorable conditions of my unit. So the new manager wanted me to pay all that money up till then. That was another battle because they couldn't find the documentation originally, so why bother even trying, right? The office is a disorganized mess and the front desk staff consistently rude and unknowledgeable. Every employee I've interacted with at the front desk has spoken to me like I'm a small child. The security they will tell you and/or your parents about is pathetic. A man sits in his car in the parking lots sometimes. That's it. We had people mess with cars one night and no one saw it, no one cared when it was told to the staff and the staff asked that we NOT call police. Then there was the time the office changed all the door codes but didn't deliver the new codes till after 12:30pm. So if you're a normal person and had to be somewhere before noon, you came home to find yourself locked out of your building with no notice. The buildings have infestations of different pests. In fact, I saw a dead cockroach in a laundry building just a few weeks ago. There have also been rats in the buildings, worse since the shopping complex closed. Needless to say, I wouldn't recommend this place. It's WAY too expensive for the low quality and poor treatment. Positives: there's a small gym, a pool, and bus service to campus. However rules change so often for all three.

Disgusting roaches

Do not rent from this place. All they do is lie to you about when and what they will do to improve your living experience. They have many amenities, but the apartments themselves are absolutely bottom-tier. Do not be fooled by the show apartments they have. The real ones are not nearly as well painted or cleaned. Expect to have pest infestations as a major issue. I am not the only one in my building to notice bad infestations of roaches. As of today, it has been over a month since I initially emailed the office and they have yet to completely clear the infestation from my apartment. I was told I have to wait another week before I can get it fumigated, where I will have to take a day off work to keep my dog safe. They offered no concessions for this occurrence and are going to force me to lose a day's pay for the inexcusable state of their apartment. Update, do not take their insurance policy. Get your own renter's insurance. They lie and say that it covered personal property, but it does not. They will also not give you any documentation regarding what the policy "actually" covers unless you ask. They only cover liability for their property and charge you way more than literally any other renter's insurance company.

University village is by far the best place to live near OSU's campus! There's a nice gym that's open all hours, a lot of parking for you or any guests I have, a pool, and tons of fun events! They give out a lot of free food and on Thursday's there's free alcohol! Our apartment is also great! It feels very homey!

My girlfriend rents a 3 bedroom apartment has had a squirrel living in the area above her ceiling and under the roof for 6 weeks now. It claws above her bed at all hours of the night keeping her up. The first month she hardly slept and it hurt her studies. UV won't even offer a discount on rent for that. After 3 weeks they installed traps which still haven't caught the animal. Now it is getting into the area above her roommate and keeping him up. They seem to be supported almost entirely by international students. Please if you see this review before leasing, consider elsewhere. Yes, they have a shuttle which is nice if you don't have a car, but that is UV's only redeeming quality. -June update: The squirrel has been taken care of for a couple months now. After we came back from our relaxing Spring Break trip we saw that the hole in the roof was closed. The squirrel was still inside and we got to hear it die a slow death, so that was... traumatizing. I'm guessing UV thought it would die quicker and we'd be none the wiser? Well too bad we got back on Thursday instead of Sunday.

Bathroom flooded for 3 weeks.

If I could give UV 0/5 I would. First let me say I have lived here for four years but will not be returning because of the horrible management and really hope to steer others away from this mess. In the fall I had my bathroom ceiling cave in and floor my apartment. It took them THREE WEEKS to entirely fix the problem. Maintenance staff was horrible and the management was incredibly rude when I (rightly) asked for compensation (they only gave me half off rent that month. Now during the COVID pandemic I asked if we would get a refund on our student life fee (like OSU did!) because we paid up front for services they aren't offering anymore. And their response was incredibly distasteful in light of the current situation we are in. I highly recommend you look elsewhere for rental needs!

Let the picture speak itself. The bathtub has no faucet. Dirty hallway outside the door and unflushed stool in the toilet. So unprofessional. The front desk told me that I should fill out a form to request the maintenance service. The UV is supposed to fix all the problems the day I move in.

Horrible place, staff knows nothing. Maintenance is Not proficient at their job. Dry rooms, too hot.

The kitchen boasts beautiful cabinets that offer a lot of storage. Granite countertops are throughout and look really nice on the 'island' portion. It is a very good looking and impressive apartment is the bottom line. All the appliances worked without issue and in the 2 years we lived there, we never had anything close to a major maintenance issue. When we did reach out to them, they were there very quickly and were always polite. The 1.5 baths were very nice in an apartment this size. The master bath has a huge mirror, a walk-in shower, and plenty of room. We liked the bedroom a lot and were happy with all the storage space. Do note that there is carpeting in the bedroom and walk in closet, but it was extremely clean and well maintained. You cannot beat the location! Right in the heart of the Short North, basically walking distance to everything. We were able to bike to campus for work and get to where we needed without issue. Initially we were concerned with the noise levels, but our apartment was located in the back and overlooked the courtyard. It was very quiet, and we could rarely hear our neighbors or the street. If noise is a concern of yours, I suggest waiting for something that is around the courtyard (which is awesome by the way). The staff was great, and the building was very well maintained. It was always clean, and we never had a problem with mail or packages. There was never an issue with the elevators, even when moving in and out. All of the stuff you don't want to deal with, garbage and what not was convenient and clean as well. We loved this apartment and the only reason we didn't stay longer is that we moved. You won't be disappointed by The Hub.

After a few issues with trying to fly back home to Las Vegas, NV I was put into this hotel by my…read moreairline. Upon arriving on August 4, 2024 @ 9pm and checked out on August 5, 2024 @ 4pm. During checkin the front desk agent told me about The Urban, it's an apartment Complex with 1 entire floor just hotel rooms. The Agent also informed me that all amenities are included in my stay, such as a public kitchen, Exercise Courtyard, Fitness Room, underground parking, bike rentals, Common Area for work or just lounging, public balcony and a rooftop patio. After a quick check-in process, I parked my rental car in the underground garage (floor P3) and made my way to room 628. While the room was smaller than expected, it was equipped with the essentials, including a Murphy Bed, small table and chair, microwave, full-sized fridge and freezer, stand-up shower, and toilet. Additionally, the TV allowed me to sign into my personal streaming accounts or watch live TV. In conclusion, I highly recommend The Urban hotel to anyone seeking a clean and reasonably priced hotel in the OSU / Columbus area. Walking distances: .6 mile walk to Ohio Stadium .5 mile walk to St John Arena .7 mile walk to Schottenstein Stadium

The property manager is professional and has a high sense of urgency. My apartment was very clean when I moved in and they fixed work orders within a day. The clubhouse has a pool table, coffee, and a little workout area. The workout area is very small, but the clubhouse is a nice feature. If I ever move back to Columbus, hands down I will move back to The Benchmark Apartments.

It took over 2 months but it was worth it. The apartment was completely renovated and even had new carpet. I had one minor issue for the move in checklist and it was remedied by maintenance within 2 days. Possibly more important -- this complex is very, very dog friendly. From the women in the office (Brianne, Amy and Deann) to every neighbor I have met -- they are all so nice to my dog and to me. This is a friendly place. I loved the layout of this apartment and that's why I chose it. I had no idea all of the other things here I would love. I was selling a house and worried about apartment living -- now I wonder what took me so long. I have not rented for many years, and this life is way better than I remember. I have to give Casto credit-- this place is well taken care of, and they have hired an exceptional staff here.
