At the beginning of the semester, my son was given an apartment after 10 p.m.. with no shower faucet. I had to get him a hotel room for the night. I drove down to Panther Hill Saturday morning to speak with the manager Lenny when he told my son at least he gave him somewhere to stay!! He was very rude and disrespectful to us in front of a room full of people in his office. He then told us he would move him to a different apartment, but the new apartment won't be ready until Wednesday. We didn't have a choice because Lenny wouldn't give us our deposit and first month rent back. He also threatened us with a lawyer so far as breaking the lease. So at that point we really didn't have a choice. The apartment was inspected by Lenny for move in. My son didn't have a toilet seat, a mirror in the restroom, no cabinet, and the shower was missing the bottom to catch water flow. He didn't have a closet rod to hang his clothes. These things were never placed in my sons apartment the entire semester! We personally purchased the restroom needs and took them at the end of the semester. The kitchen had broken cabinet doors, jammed drawers.... If your child moves in, take pictures and save receipts. They will do everything to keep your deposit. They will find something to deduct from your deposit. When they know the apartment wasn't up to standards upon move in! Treat others as you would like to be treated.

Our experience moving our daughter in was shocking, and the way the situation was handled by property manager Kimberly made it significantly worse. Several family members and I moved my daughter in on August 15 and found cockroaches while we were still carrying her belongings into the apartment. She hadn't even spent a night there! When I raised the issue with Kimberly less than 24 hours later, her response was UNbelievable. When I started detailing to her what we found, starting with one dead cockroach on the windowsil, she cut me off, half snorted half laughed and said "at least it was dead". Later in our exchange she asked me where I was from and told me that cockroaches are common in Texas! She said when there are periods of "high activity" and warm weather, cockroaches are common. Now, we're not talking about the large outdoor cockroaches that are associated with warm climates - we are talking about the small, brown, oval shaped, water-food-trash attracted ones here. I'm not from Texas but I know THOSE kind of roaches are NOT common in someone's home. When I referred to the situation as an infestation, she told me that it isn't an infestation unless you open a door and they "fall on your head." In writing she told me "one or two roaches does not necessarily indicate an infestation". Except it wasn't only one or two and to excuse even ONE is insane. At one point she suggested that we have our daughter bug bomb the apartment herself. When I continued pushing for a real solution, I was met with a very dismissive, "I don't know what you want me to do," and told that she would call pest control the following week. This said was to the parent of a college student who had JUST been handed this apartment. There were other problems as well. We were initially given the wrong key for our daughter's room. Kimberly insisted to me, quite rudely, that they had personally checked every key and that the key we were given was correct. Shortly after when she checked the key and lock herself, she acknowledged that our daughter had, in fact, been given the wrong key. That interaction became representative of our entire experience: rather than taking our concerns seriously, I repeatedly felt dismissed, argued with, and spoken to rudely. And then we learned that this wasn't an isolated history of pest complaints. The roommates currently living in our daughter's unit told us their cockroach problem predated her move in and had previously been reported. Yet during our efforts to get our daughter released from the lease, we were told that management had not received prior pest complaints from the residents. Really? Everyone let's turn our attention to the Google review history of University Trails. Not just the overall rating but go back through the reviews by date. There are Google reviews from approximately a year ago describing University Trails as "roach infested". One resident describes discovering cockroaches immediately after moving in, finding them throughout the apartment, and specifically states that Kimberly was made aware of that infestation. A current resident told us that residents have been offered raffles/giveaways in connection with leaving positive reviews mentioning Kimberly. Now I did not personally witness those offers, so I cannot verify their exact terms but what I can verify is what anyone looking at these reviews can see: following numerous very negative reviews, several talking about roach infestations, there is a noticeable cluster of recent five star student reviews specifically praising Kimberly/Ms. Kim by name. Look through the review history and draw your own conclusions. Finding cockroaches in our daughter's apartment during move in was bad enough. Being dismissed, told that roaches are normal in Texas, told the situation essentially wasn't bad enough to qualify as an infestation, told our daughter could bug bomb the apartment herself, and then having to fight for THREE DAYS to get her out of a lease for an apartment she occupied for less than 24 hours made an already awful situation considerably and substantially worse. I would never EVER recommend University Trails to a student or parent. In fact my recommendation is that you forget this place even exists. Don't even consider it as an option! I know off campus housing for PVAMU is not exactly plentiful but our kids deserve better. WE deserve better than THIS.
