They also have an online portal where you can pay rent (without surcharges!) and submit maintenance requests, which is great. My apartment is in an older building, but is clean, comfortable, and well-maintained. It's in a great neighborhood (Volker), and just a few blocks from lots of restaurants, bars, and coffee shops. And the best part -- it's not costing me an arm and a leg to live here! Anyone who's renting in KC has experienced prices sky-rocketing in recent years. After being priced out of my last apartment, I was worried I couldn't afford to live in Midtown anymore. But luckily, I discovered Ellis, who seem to actually care about their residents, instead of trying to nickel and dime them to death. I would recommend them to anyone!

I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

From the second I started looking for a house, I was blown away by the value and quality of all 4 of the Sederson homes I toured, and I have adored every second of living in my little house. My house sat vacant for several months before I moved in, so, as it was "waking up" again it needed a variety of reasonable repairs, and all 4 of Sederson's repair guys were professional, super friendly, and always remembered me (and my dogs!) by name. I don't think I ever waited more than a few hours for one of them to show up when I called, and they treated every call like an emergency--even coming out after hours on a Friday because my dishwasher wasn't working and I had a dinner party the next night! Working with their office was ridiculously easy, and Amber at the front desk is probably one of the kindest, most understanding people I've ever met. I loved the ease of being able to pay online electronically each month, and if I ever had a question or concern, Amber responds to emails nearly instantaneously. I would have rented from them FOREVER if I wasn't moving somewhere cheaper (and far less nice) to save for a house of my own. Not to mention--when I first began looking around for a cheaper rental but wanting to stay in my neighborhood, the same layout houses just a few streets over for mine were renting for $500+ more a month. Their prices--for the quality of their homes and the safety of their neighborhoods--are truly unbeatable. As a single female that lives alone, I truly could not recommend this company or their properties enough, and I will miss working with this company--and my beautiful Roeland Park cottage--terribly.

The prices were reasonable, the property was well kept and cleaned frequently, and they were quick to handle maintenance issues. I also appreciated that they would work around my schedule with my maintenance concerns since I work overnight at a local hospital. They would try and arrange the work to be done in days I wasn't working or either early morning or late afternoon, not during my sleeping hours. I highly recommend them for anyone looking for a reasonably priced apartment in the Volker/39th Street area.

DO NOT RENT HERE. I…read morehave only lived here for a few months, and the number of serious maintenance and safety issues I have experienced during that short time is unacceptable. My floors are leaking moisture from the ground beneath them, causing them to become soaked. As a result, mold has developed, and it appears that the issue was previously painted over to hide the damage rather than properly repaired. I submitted a maintenance request on Sunday night regarding these issues and have still received no response. When contacting the office, I was told by Sam that there was nothing she could do because it was "not her job." I have also called the emergency maintenance line and left messages for the maintenance manager without receiving a return call. The most alarming issue involved my furnace, which was improperly connected and created a carbon monoxide hazard that could have seriously harmed or killed my family. Thankfully, a Spire employee who came to shut off the gas discovered the issue. This same employee had been allowed access without any notification being provided to me beforehand. When I informed the office about the severity of the situation and the fact that temperatures were below freezing outside, the response I received was simply, "Oh yea, I'm sorry." Additionally, my refrigerator has been leaking a dark liquid inside the food compartment and has not been cooling properly. That issue has also gone unresolved. These are only a few of the problems I have encountered during my time here. There have been additional issues as well. I have photographs and videos documenting everything. I pay my rent early every month and consider myself a responsible tenant. Unfortunately, my experience has been that maintenance concerns, communication, and tenant safety are not treated with the urgency or professionalism they deserve.
