If I could give them zero stars i would. Please save urself the trouble and look somewhere else to live. The maintenance workers have unlocked my apartment and walked in with absolutely no warning. I have also had a manager unlock my apartment and attempt to give someone a tour of my apartment with zero warning or email prior. On top of that they allow workers on the roof of the apartment right next to your windows and don't send out any emails. The workers at the desk are incompetent to say the least and do absolutely nothing to help you. read more

WORST NEIGHBOR Tsionas Management owns a house in our neighborhood in Newark, Delaware. It is a single family home, but Tsionas uses it as a Motel/Flophouse for their numerous employees. This results in an enormous amount of traffic both day and night on our small street. There is an endless rotation of people and vehicles. Although the driveway has been widened twice, they still find the need to keep several vehicles on the street. (as many as 10). They also use the house as a small depot for supplies such as building materials and appliances, which is illegal since it constitutes commercial use of a residence. Over the years, police, local officials, the county land use office, and the local civic association, have all been involved with this problem. The Newark Mayor's office has also been contacted. Tsionas' bad behavior is well known throughout the area. Police describe this as a "nuisance house" and have attempted to stop the commercial use of the property on several occasions. This has resulted in some improvement for a short time, but it always ramps back up and continues to disrupt our block. As a neighbor, it's unnerving: · So many strangers roaming about, sometimes late at night with flashlights! · Our property values decrease when trucks full of waste are parked on the street for long periods of time. · Our street is difficult to navigate when the Tsionas vehicles are parked all over and are constantly coming and going. · Strange nighttime activities that have resulted in damage to the house (i.e.: Storm door torn from hinges) Calls to the Tsionas office are met with lies and denials, which indicates that they have no intention to establish good relations with the community. Worst management company I have ever dealt with in my entire life. They are seriously so rude, it's beyond me how they treat their tenants. Anytime I would call with questions the women that I would speak to were incredibly degrading. I asked about a fee one time and the women I spoke to said "hun it's an 100 dollar change fee and there's nothing you can do about it". On top of that I've been laughed at over the phone numerous times. They are seriously AWFUL. If you can live anywhere else I highly recommend you do because they will treat you like nothing but scum. read more

Not only is the management incompetent, the apartments are disgusting. When we moved in the place was filthy, I tried speaking with management and they completely disregarded my complaint. Then a week after moving in both my toilet and shower broke. They were able to fix the shower but told me I must deal with the toilet. The toilet is rusted and looks to have mold in it as well. Although the location is great, the apartment itself and incapable, rude, and lazy management team are absolutely NOT worth it! read more

From the start of my stay at one of her properties until the end of one calender year, it has been nothing but problems. First, our garbage disposal exploded, water was EVERYWHERE. In a panic I called her phone number to let her know someone needed to come before the apartment flooded and she responded by saying it was not an emergency and to use MY towels to wipe it up. As if someone spilled water on the floor, um no. There was three inches of water in the kitchen. If that wasn't enough, when I wrote an email to complain about the malfunction, she responded saying, "Girls this was not an emergency". First of all I am an adult that contributes to her salary, and second if the properties downstairs had been damaged by the flooding I'm sure she would have thought differently. Later on in the year she had different groups look at our apartment while we were not notified. I was sleeping and awoke to people roaming around my apartment. ( a violation of the lease if I may add) That's exactly what I want strangers roaming around my apartment without my knowledge. Additionally, she charged an OUTRAGEOUS number of fees from our security deposit. She charged us for not cleaning out the lint in the dryer ($15 --you are KIDDING ME) AND an excessive cleaning fee for $100. I lived with two other girls, never had a party and the apartment was always SPOTLESS. Furthermore, while my roommates and I were OUT OF THE COUNTRY someone pulled the fire alarm in our building and we were charged for it. Because that makes sense right?! She is nothing more than a slumlord who will do anything to suck your kids dry of their money. STAY AWAY. read more

From extremely disrespectful "head" employees who actually SCREAM over the phone at you if you try to get someone repaired (i.e. a window that would not open from the day we moved in, and they said they would have repaired, and till we moved out - a year later - is still not repaired sooo.....) to the maintenance who "fixed" a lopsided toilet that was not installed properly, by shoving a piece of cardboard found in my trashcan under the front of it. I had a pretty frustrating experience with Tsionas Management Inc, a property management company which seems to be all over Delaware. They led me on for 2 weeks about a property and then failed to follow through after I handed them a signed lease. Having lived in 4 other states I have never had so much difficulty! I inquired about a 1 bedroom property in Wilmington. Corresponding with their realtor, we agreed on a rental price and moved on to the application and lease. When I received the lease agreement, I returned it, and waited.... and waited... 5 days later I finally asked the realtor what the hold up is and I found out that Tsionas was waiting to lease the property to one of their employees. I'm guessing they would have let this go on indefinitely without telling me. I would not trust Tsionas as they went back on their word, and ended up wasting 2 weeks of my time when I could have been pursuing other properties in a fraction of the time. If you're desperate and need a property, I would set a hard deadline for them and if they don't respond then I'd say RED FLAG ALL THE WAY. I made the mistake of giving them my personal info, including SS# and Drivers' License, so I would be very cautious when you give them your application. read more

Signed a contract to move in on June 6th and it has since been pushed back twice now it is set for August 1st for move in. I asked if I could have any kind of compensation for the delay (I need to find somewhere to live!) and they said I didn't have to pay rent for June and July; what a great deal! I am obviously bias given my experience, but I have heard bad things from people that have actually had the chance to live in a property owned by Tsionas Inc.
