The worst business experience of my life, hands down. Tried to get a construction mortgage through…read moreHomestead. They began requesting documents, we would submit them and weeks would go by before we got updates, generally only after we asked for them. It took 7 months from first contact until we could close! At month 6.5 we were told that the longest building period they would give us was 8 months to build an entire custom home with a $5500 a month penalty for going over. They refused to give us a clause saying that time spent waiting for inspections and disbursements on their end wouldn't count towards the 8 months, even though every other thing they did took way longer than it was supposed to. Finally, they pressured us to close with 2 foot of snow on ground in middle of winter, and when I asked to postpone closing to spring they threatened us with "lots of fees". Finally, when we told them we wouldn't continue with them under these terms, they sent us a $105 bill for "adjustments" to costs of things that we already paid months ago. Do yourself a favor and use a real bank for your mortgage. Everything about the experience was head and shoulders better than with Homestead.

First he'd reply to texts very quickly ( either from a boat or from lunch or from vacation never in his office) mainly why his answer never made sense or were half the answers or was gibberish and it appeared he responded without even knowing what he was writing and his answers made no sense. Even when communicating worthy he attorney via email his communication was a disaster and I had to ask him to correct. Mostly every time clarification was needed. Used copy/paste loan application from one property to another adding incorrect charges to the loan. At the end, he took 25% down when I had agreed to do 20% down. Processed the loan and as I informed over and over this was not what I had agreed to, his response was "this is what you signed". Loan types and details were not explained properly, he never picked up the phone to explain exactly what was going on, only pointing out the "advantages" of the loan. The incompetence and disregard is out of this world and sadly we ended up closing with them after all attorney and appraisal was done. After so many complaints with his work, I was referred to his so called "supervisor Peter" who was even more incompetent. They kept passing me from one person to another and each time the experience was worse! I definitely do not recommend. They are liars/misleading and they will lure into signing a loan where they present one thing but make you sign another. Be very aware because at the end, they will simply say that's what you signed. And they give you no option to go back or cancel.

Even big purchases, like cars, are fairly straight forward to me. But I was a little overwhelmed with the things involved with buying a house. There are short sales, bank foreclosures, Fannie Mae purchases, closing costs, inspections, and on and on... My approach was to do as much research as possible and then shop around for someone to help me with the details of purchasing a home. I started talking to people in the business and in the end found Mike from Capital New York to be an incredible asset during this process. He is thorough and well-versed in all the nuances of financing a new home. He was always available to answer the (many) questions I had and I could tell he was looking out for my interests as he would let me know the risks and rewards of making certain decisions during this process. In the end, I felt like I made the best decisions possible. I would recommend this company to family and friends who are looking to purchase a home. And if you do, I encourage you to ask for Mike who is the owner.

He's got rental properties also and seems to think that maintenance guys know about rent I guess. I don't know exactly but that's what I have been told. Maintenance guys don't know if rent is fully paid on time from my experience if the tenant pays the landlord directly. That's the way it is with my landlord in Colonie.

Predatory lenders do not deserve any stars!…read more My Step-Mother chose Hometown Mortgage to secure financing for her purchase of my father's home from me, following his passing. We both worked closely with Dave's team and, for the most part, his Team was just exceptional (Tina especially). Dave, himself, however was a very different experience. Our initial meeting with Dave was very pleasant and he was able to secure very fair financing for my Step-Mother. That's where the positivity in this story ends. Dave was late to each of our meetings, he was inattentive to phone calls and emails and we discovered several instances where exuberant 'hidden fees' popped up that made my Step-Mothers closing costs skyrocket thousands beyond his initial estimates. Although we were a For Sale By Owner transaction, he somehow charged my Step-Mother as a Real Estate Agent to represent the transaction. This $500 fee for 'representation' was never discussed ahead of the Final Closing Disclosure and he then indicated it was the original $500 'deposit check' he'd represented as being a deposit against closing costs - however, in the final disclosure, that $500 did not reduce closing costs and it came to light that this was an additional fee he was charging that we were never told about. Though I understand we are all human, Dave's conversation with me regarding this hidden fee was incredibly heated and professionalism (on both our parts I suppose) went out the door! As a 'customer' finding this fee in a final disclosure (and at the risk of losing the transaction altogether in the 11th hour), I expressed my irritation and would not stand down to his screaming and accusatory attitude, his continuous return to "I do not work for free" (even-though his commission for the services we contracted him to perform were paid for by the Lender). Ultimately, Dave's errors and undisclosed fees cost me well over a thousand dollars in proceeds and my Step-Mother's out of pocket to close was FAR higher than initially discussed and agreed to. It was only out of desperation that we both 'ate' our prospective losses and proceeded to closing. Lastly, when closing day arrived, not a single person from Dave's office attended the closing and I, myself, had to go to Dave's office to 'courier' documents to the closing. The fact that Dave was paid BOTH as a Mortgage Broker AND as a Real Estate Agent....and STILL couldn't be bothered to attend the closing was dismissive to us as his clients and disrespectful on many, many levels. In short, I would STRONGLY encourage any friend, family member or stranger for that matter, to seek out any possible option for financing other than this deceptive company. My wife and I purchased a house costing 5x the price of the property discussed above and we had a significantly less stressful, more professional and seamless transaction with our mortgage broker. I cannot express enough how dissatisfied we are with this company (less the support staff who saved this transaction).
