I normally try to resolve issues privately, but after several experiences with Tricon Residential during my lease I feel future residents should know what to expect. Earlier this year, a small fire occurred outside the house near the recycling bins during New Year's celebrations. It appeared to be caused by fireworks in the neighborhood. I personally put out the fire and immediately notified management. I even provided a video showing when a neighbor alerted me about the situation. Even though there was no evidence that I or anyone in my household caused the fire, I was informed that because there was no official fire or police report, the damage would automatically be considered the resident's responsibility. A small section of siding was replaced by two workers in about an hour, and I was charged $960 for the repair. I asked for clarification, documentation, and even discussed depreciation of the materials, but the charge remained. In the end, I had to sign a payment plan just to avoid further complications with my lease. This was not my first difficult situation while renting here. At another time, my window was damaged after gunshots in the area and getting the repair addressed was also a challenge. Situations like these make the experience very stressful for residents. My advice to anyone renting: document everything immediately and always request official reports (police or fire department), even if the incident seems minor. Without third-party documentation, you may still be held responsible for damages even if the cause is outside your control. I hope management improves how they evaluate these situations and communicates more fairly with residents. Be careful with this company, especially with their maintenance coordination. This company is very unprofessional. We live in a subdivision and next door is a home owned by Tricon. The company was replacing the fence on the property without notifying the home owners on either side. Usually, we get up and let the dog out while we're getting dressed etc. Many times, my granddaughter will let him out. Fortunately, this morning she was moving a bit slow getting dressed. I heard noise outside, so, I looked out of the back window before allowing my dog to go out. Our fence was down and the people putting up the fence were in the yard of the house next door. Needless to say, this was an inconvenience! I went out to ask why we weren't notified and how long this would take. The first guy I spoke to didn't speak English so, he called the other guy working with him. I asked, "Do you speak English" and he said, "a little". So, I explained the problem and asked my question but he could not give me an answer. I explained that my dog could have hurt one of them or even been hurt himself. He was polite and he said sorry then asked if he could move some things in our yard and I said, yes. Every time my dog had to go out, I had to walk him in the back and in the front of the house. They had a truck to haul off the old wood so, I can't fathom why they would throw some of the old wood in the back of our home on the land behind us. My husband usually go in the back to trim the trees that may hang over. While trimming the trees behind our fence (10/2/25), he saw the old boards and some pieces of the new wood thrown behind our house. He laid the wood on the tree branches hanging behind the house then started trimming the trees. A piece of the old board fell into the yard of Tricon's property. Then on Friday (10/3/25) an employee of Tricon parked between our house and Tricon's property. While I stood in the back yard that individual found the piece of wood and I watch as he threw it back over the fence. I called Tricon to speak with a manager or anyone who would care to hear what I had to say BUT Rose (the young lady who accepted the call seem to be the only one concerned) . She tried to transfer me to resident maintenance but, Adena Foster which is the person she spoke with refused my call. Instead, she told Rose to give me her EMAIL ADDRESS and have me email her my complaint and send and pictures I took. Well, I refused her email address and asked Rose to email her and let her know that i DO NOT WORK FOR HER"'! I don't live in any of Tricon's properties and after this I would seriously advise against it! I thanked Rose and explained that I will have my husband display the pictures and the complaint on social media. Which seems to be the ONLY way to get the attention of these unprofessional companies! I have been renting for almost seven months, and the neighbors next to me play loud, obnoxious music all night starting @9 at 00 pm. They don't work or have kids attending school during the week. These neighbors even refuse to turn down their music in defiance of the local law enforcement, citing that there is nothing they can do about it and continue playing their music. We were excited when we started renting in May. Now, we are anxious to be done with our lease. We had a leak in our ceiling from the AC unit. Mold and mildew in the AC closet that has still not been cleaned and the ceiling has still not been repaired. They told us theyvwould replace our filters. When we asked for air filters, we were told to go through their app, which either times out or tells us that whatever we try to submit is not covered by Tricon. The app sucks. We can't control AC or lock/unlock doors. It never works. So unhappy and it started out so awesome. read more

Tricon residential does not care about the quality of the units they are renting out and it shows. They and companies like them are responsible for the rent/mortgage increases we have been seeing in the US and there not even American based but Canadian. During the pandemic this company lead the way for buying up as many properties they can and renting them out at inflated prices causing rent to skyrocket in the US. They are your everyday slumlord and are proud of it. They will charge inflated prices for subpar units and often times are the only options in certain areas. Feel free to review my experience with Tricon residential listed below. The one thing I want you to know is if we support companies like this our rent prices will continue to increase. Don't make my mistake do your research and don't rent with this company. These units are made like your average low budget apartment with luxury prices: 1. They use poor quality paint, flat paint that stains easily and cannot be cleaned. If you are there longer than a year they do not offer any kind of update to the unit however they will increase the rent. 2. They do not have a soft water system for the home and you can't install one yourself. The water quality was so bad the shower head was impossible to keep clean even with weekly maintenance. 3. Maintenance if they managed to show, they arrived sick with actual snot dripping from their nose. It leads me to believe Tricon doesn't apply any standards for their employees and/or offer them little to no leave options. 4. The faucet fixtures were rusted and damaged and never replaced. 5. They charge a smart home fee of 20 a month. The smart home feature is locks and smart thermostat that's all. For 20 dollars a month!! Renewing: Despite rent prices decreasing Tricon residential increases the rent every renewal. No repairs are made nothing is updated just a price increase. Every year regardless or renting history. Move in: The back yard was covered with dog poop which was our responsibility to clean even though it was like that when we moved in. The carpet smelled like urine and was covered in pet hair. The bathroom shower/tub combo is low quality and caused water to leak on the wall peeling the paint. The unit was not cleaned at all. Moving out: Upon moving out they charged: 75 dollars for a fridge filter even though the replacement was in the unit. 140 to replace two 19 dollar blinds, 850 for paint (again they use flat cheap paint) They require you to get your carpet professionally cleaned which I did and they still charged an extra 450 for the carpet. Employees seem to be encouraged to find and excuse possible to take the security deposit. No matter what you will not receive the deposit. A home that's treated like an apartment is horrific. I wanted to try it out and I regretted it everyday. Don't allow this Canadian based company to ruin renting in the USA. All they want is to make the US like Canada where the rent is so high residents are struggling. Tricon residential does not care for the units they are renting at all and it shows. After the hurricane that blew through Houston in July, I have requested maintenance on my roof that is missing shingles. Now there is water damage. I have called 5 times, used their text chat services, submitted 3 requests via the app and every time I get the same message that a third party vendor will reach out and schedule an appointment. If I could rate them a 0 or even a -10, I very much would! I rented a house from Tricon for a year and a month into my residency, I got a leak in my master bath ceiling. When I would make work orders, they would cancel them or put a note stating that it was for plumbing or the builders as it was a new house. After 2 months of me putting in work orders, I finally just got in contact with the builder and they came out to fix the leak but not the giant water damage crack that was left. I put work orders in to Tricon to come get that fixed and they never came out. My whole year of renting I had this huge crack that was a bubble in the bathroom. When I moved in, I put a chest freezer in the garage and 2 days later went out to put some stuff inside it, only to realize the outlets in the garage failed to work. I put in work orders for that and the same thing happened. Canceled. That didn't get fixed until the last month of my residency. The tubs in both bathrooms were not sealed correctly, so we had water damage beside the tub on the walls. Never got fixed the entire year. The house itself was built cheaply, which was not on tricon. But they new that upon buying the house I'm assuming. When we decided to leave I sent over a 30-day notice. In which I got a response stating that it had to be a 60-day notice since we weren't planning to renew or rent a different house from them. I was forced to stay and pay an extra month outside my lease. I wasn't very happy as we had already bought a house but we made due. I spoke with tricon on the phone on 2 separate occasions and they had stated that the month-to-month fee was going to be waived since I had issues with rent for the last month and because I failed to realize I needed a 60-day notice. Upon move-out of the house, I tried to clean the best I could as it was just me with my 1 year old baby and I didn't have a truck and only a few days to clean. I tried to wipe down the walls but the paint would easily just come up with it. We'll skip to now. I logged into the website portal and states that I owe over $1,000 to them. That was on top of my $1,800 deposit. I was shocked to say the least. I looked at the charges and what they were for and some I agreed with as it was my fault for not doing and taking care of. What I don't agree with is they put the month-to-month fees BACK onto my account and charged me over $1,400 for repainting of the house. In my opinion, that is outrageous for painting especially with the paint being so cheap anyways. I emailed and stated how I very upset and disagreed and told them with the issues I had living there, that I shouldn't have to pay that much and that I already spoke to someone on 2 separate occasions about the month-to-month fees being waived so I wasn't sure why they were back on there. The lady proceeded to argue and continuously say that the price remains and they weren't taking any of the charges off. I told her that I'm sure they have the phone records where I called about the fees and she just continued to say "it was never agreed upon" when it clearly was because they took it off TWICE. I then did some research on tricon and low and behold, they do this often to tons and tons of people. I referred them to the lease contract where it states they had to fulfill fair housing and fix the repairs needed to make suitable housing for tenant. Wouldn't you know it though, she didn't care at all. So a piece of advice to ANYONE looking to rent a home. Go with ANYONE but Tricon. We are tenants that believe in paying rent on time. Keeping a clean home free of rats and roaches. Making sure the up keep is done. We don't mind paying a little extra to live comfortably and safe. I moved in to this house in 2018. Made sure I did a complete inspection before moving in. The neighborhood is very nice and quiet, and our neighbors mind their business as do we. The stay here has made me patient. It is with great regret to inform Tricon that we will not be renewing this lease. The reason we will not be renewing the lease for the 5th year is because is because Tricon will raised the rent, but do little in repairs. I feel that we are forced to do so for the lack of Tricon maintaining this property to make it and affordable, livable, safe. We have on several occasions called in maintenance requests for the plumbing, electricity, the ceiling water marks caused by the plumbing, the tile lifting from the stairs, and floor also caused by the bad plumbing, and recently the rats and bugs. I recently called in yet again about the plumbing and requested to be compensated for the high utilities I believed is caused by the poor structure of this home. Tricon have lacked to provide reasonable maintenance that would make this a home; and again I repeat offer livable, affordable, and safe living, which is by law their responsibility as Landlords . We were told that the roof needs to be replaced, as well as the plumbing. Tricon did pay to get this house's electrical outlets replaced, but I still have a high electric bill and water bill every month that I can not safe. They themselves will not want to pay to live in such uncomfortable conditions where you can't invite guest over. With the rent increase starting at $1400 went to $1600 to almost $1800 along with what we pay to keep the lawn maintain $70, $130 to almost $200 dollar water bill, $250 to $450 electric bill, and renters insurance$35 it will cost around $2,500 to live in a home with a lot of repairs that needs to be done, that we have reported but Tricon sends maintenance over to put a band aid on it and want to raise rent without reasonable accommodations. Last time Tricon send the maintenance by to check on the plumbing for the 7th to 10th time I walked him around the house, showed him the cracks in the wall, the eye sore water marks on the ceiling, the tile lifting form the stairs and floors, the rusted stove, he stated to me he will put in the request, but will come by to replace the tile on the stairs that at times we trip on, never showed up. Tricon need to be a shame of themselves; yet their motto is, "Your happiness in your home is our highest priority, and we hope you continue to enjoy living with us." Absolute worst company I've ever rented from. The process of getting maintenance done is absurd, at one point I had to call 4-5 different times to get 1 thing fixed. When it was fixed, it was done by a Tricon service technician and they did a very poor job. After having many more poor service incidents I plan on moving out and for my last rent payment they turned off my auto pay which resulted in a late fee, I called and had it removed yet all that was done was more money was added. 5-8 20 minute phone calls and weeks later I was able to get it fixed. Then comes moving out, I clean and repair the home as it was when I moved in. And 1.5 weeks after moving out I get charged 1100$ for touch up paint... This was after I matched the paint color on the wall and got a paint can at home depot then painted the home in places that needed it. I call to dispute and like every time before I'm playing phone tag trying to find the right person, getting left on hold for 10-20 minutes at a time, its just insane how this company runs. I don't normally write bad reviews but I want to help others from falling into this trap called a residential company. For a nation wide and large company its very disappointing that its managed so poorly, you would think resident assistance and satisfaction is a priority but clearly its not. read more

We've been renting from this company for over a year now and it's been a disaster ever since. Most of our problems are due to a total lack of communication on their part, which caused us to have a late charge and several punitive actions were taken by them against us. All due to problems that they caused. My credit score is over 800, so I pay my bills on time when things are done correctly, which they were NOT thanks to Tricon. We have AAA home insurance and that was somehow a problem for them. They played several tricks on us in order to get us to pay THEIR insurance company in Albany NY, which was MUCH more expensive. I have had to spend weeks and weeks dealing with all of Tricon's machinations at my own expense. I've had enough of corporate landlords like this one. I'm sure these people will be a nightmare to deal with when we leave in January, so we are looking for a lawyer that specializes in leasing laws as I know it will be necessary...unfortunately. read more

Current tenants if your lease is going to be up soon Tricon will send notice to you about 15 days before you have to give them a 60 day notice to offer increases or to work with you if you are good paying resident. As last year it is another request to renew my lease again it has risen to 102.00 and again NO one has contacted me from my last renewal with all of the issues from move in date. Remember check your contracts don't do like I did and think they would take care of their residents. I waited assuming new ownership would change. This will be my last last review. DONT MOVE INTO ANYTHING OWNED BY TRICON. Our house was newly built but the cabinets all have some construction glue all over them/a shoe print from being stepped on at one point. Reported that to Damian Flores and he did nothing. Our bathroom door did not close for a very long time, I reported to Damian Flores multiple times till it was finally fixed. My back yard floods to the point it's just a mud bog back there, I've twisted my ankle. My daughter has not been able to play, I've fallen while holding my baby because you just sink into the mud, my father has hurt his knee from sinking into the mud while attempting to get my daughter to not be scared to play back there. It's been an on going battle with Damian Flores and the contractors (who also speak only Spanish about my yard knowing I can only speak English) Tricon, Damian Flores, everything about this place is just completely horrible. I'm so sad we're are stuck here for a year. We only rented this house because of the backyard for our children and they can never use it. Now me and my son applied to this company and got denied they said because of an overall credit score and that they go back 5 years. wth 5 years!! im not buying the home. buying a home only goes back 2 years why are they going back 5 years? That's crazy and it didn't say nothing on their qualifications about going back 5 years for credit. No one explained the reason for the denial like a break down. they just said overall credit in a 5year frame. My credit score is 665 my son score was low of 530 only because he needs to build credit. I make sure i pay my rent on time and keeping the home very clean. i believe from march to July we call Maintenance request for over 50 times. I have been getting these high electricity bills since beginning of the year, i called tricon around march this year , they brought the vendor home to check HVAC after that i didn't hear anything and mind my bill bill keep getting higher before even summer time i paid $400 to $500. So i called Tricon and i was told it was nothing wrong with AC. i had to start figure out what's going on with my usage. i switch my power company and good rate but my bill still high. around june i request center point to inspect my meter, it came out the meter is clearer , still paying $500 to $600 electric bill. Mind there's no many people's in the house is only me with my two kids, i don't have companies or knowing a lot people's . my house is always closed and quite, there's no way we can use over 3500klwt per month. So i called for another request to inspect the house because i need to get a solution for my higher power bill no one want to speak to me , the maintance manager for HOUSTON branch can't get on the phone to speak with me , then kept the person who was handling my issue he's no longer there, so i was like so is that means i'm not going to get because Josee is no longer work with Tricon , how about my bill. I'm in Debt at this point i have used all my CR.C . to keep my lights on i need to this resolve. then i was given an email address to send my request to whoever name Tarra at HOUSTON office. God knows the person replied to me 3days later telling me that my the reason my electricity is higher is because i have Multiple hair dryer in my leaving room .I was shocked because i'm an Accountant not a hair dresser why should i have multiple hairdryers for, that was a FALSE statement. I insist that i need AC inspection again , finally the new company came and find out a bunch of problem with the unit being too old and caused a lot of power to run. I hope Tricon will re-cover all my power cost, i never missed to pay them a dime for their rent. This year we went through in this house, for the past 3 moths while im dealing with higher bills, we had bunch of Animals in the HADVIC , i don't have a man in the house i' don't know much about buildings, it took us over two months to figure out that we were leaving with Rangoons in the Hadvic, It was loud all night we couldn't sleep at all, there's a day it was loud we thought it was a HOUSE BREAK UP, we keep praying and bring my kids into my bed , we hear loud like people's walking into the roof , came to figure out it was bunch of Rangoon having babies up there. i swear tricon DIDN'T CARE about this , they call vendor came one and install wave wherever and say he waiting for them to come out. It took another month the vendor never came back and the animals still continue to make babies, it was no rest in this house not even in the Afternoon. Then I called Tricon the gut told that not considered an Emergency boy i didn't get good rest for over 3 freaking months and now we figure out the problem your telling me is not an emergency honestly i was very pissed. Approved for a home but have yet to see the property, Forced to sign lease documents or I would Lose App Fee and Holding fee and besides I've already given my previous landlord notice that I'm moving. Home was originally suppose to be ready on Nov 2 then Nov 12 Now It's Nov. 17. I was starting to think it was a scam and they just wanted my money because I had never been able to view, Do they even have the keys to the property? When You call they can give you much information except saying the home isn't ready, but if I've been approved why not let me do I walk through so I can determine what I can bring that would fit. I am very disappointed and will be filing a fair housing complaint against this company today. I paid the fees, passed the credit and background, and uploaded all my financial documents. I received a voicemail from MARIUM GARCIA saying she needed more bank statements, so I uploaded them the same night. 3 days later and Im being told that my application is being canceled for failure to provide documents asked for WHEN I UPLOADED THEM. If the documents were insufficient then I should have been told that. I make over the 3x income requirement and GLADLY provided all documents and my employers information to verify! I have had SEVERAL issues with the home I purchased. My roof flashing was installed incorrectly leading to leaks in my attic and exterior windows installed incorrectly leading to water leaking behind the stucco and rotting beams inside my walls to note the major issues. I have had to spend over $65k in repairs over the past 2 years. Not only was this poor construction done on my townhouse but all 8 of the units in my section. Horrible ... cost an arm and leg after they tell you one thing.. paid of course ... then we we moved we got 290 from1575 .... Charged for rent charged for lawn service charged for trash which was clean charged for in-house clean up which was clean ... when we first moved there the guy showing us the home said they do A clean up anyways due to Covid . Also we never had smart home access for 10 months ... we were never reimbursed for that. Asked several time and never get a response ... will neverrrr recommend them . In response to Tricon's comment: My credit score was never discussed as being an issue. Not once when she called me. Had that been the case I never would have argued, cause I know my credit score is challenging. It was always about missing my March bank statement, and I have a voicemail saved saying that is why it was denied and I could reapply once I had all of the documentation. My credit score would not fix itself that quickly if I was being invited to reapply. read more

They care about nothing but your money and once you have given it to them good luck getting them to talk or work with you

Our experience so far with this rental company has been a bit frustrating. The rental house we are currently living in is okay to say the least however, we have had multiple issues and have only been living at the property for 5 months. I understand that routine maintenance issues happen sometimes, which is normal for any home, but the things that have happened so far could have been avoided if the company was not a patch and fix company. They will send out a contractor to patch anything without really addressing the issue properly and of course it's not the contractor's fault as I know they are doing what the company wants. I rented from Progress Residential and they are a much better property management company compared to this one. I don't expect perfect from a rental but as other people that have commented on their experience have stated, this is definitely a company that is only concerned about profit. At some point you have to put money back into your properties, at least for the standard amenities. Simple as that. I am writing this as we are on the way to Home Depot to find a faucet hose connection (whatever it's called) replacement to fix a leak that caused major water drainage while washing the dishes. It's the weekend (YAY! Just our luck) so my fiancé would rather figure it out to avoid not using our kitchen for a couple of days especially with a small infant. My point for sharing this is to reiterate what I stated earlier about the patch and fix situation. The sink is a Delta model that I'm more than 100% sure hasn't been replaced since the original owners bought the house over 10 years ago. The company would rather patch on it than simply replacing it over a reasonable time span for maybe $300-$400 with labor included. Just a guess on an estimate (not an expert). I don't usually make negative reviews as I am understanding that no business is perfect but I feel that this would definitely help others looking to rent reconsider. read more

Don't rent here or trust anything they say! Most definitely don't give your money to them without seeing the place first! My place was trashed prior to move in which caused me a two week delay,and regardless of pictures and emails from upper management the nerve to charge me a cleaning fee for carpet! I'm still waiting on my two week refund Scammers Lesson Learned! read more
