I received this mortgage and two days before I closed I was informed…read morethat my debt to income was now just a bit too high so they were going to "keep it in house" no worries I was told it is just a short term solution and I will benefit from great customer service. Oh Lord that is so wrong! Interest was raised over 2% and they have some hefty loan origination fees. They messed up all the paperwork multiple times so the taxes were not correct for a year my mortgage payment was supposed to be $1139 and it is $1629.53 (I am a single mom and this is half of my income). But I was told two days before I was already living there I had no other options. I applied for Property tax assistance and was granted a 50% reduction back in February of 2022. I informed farmers state bank Kara lyng my lender who I worked with and she told me to contact Darcy Glaunt regarding the tax adjustment. This was a significant amount that would decrease my house payment significantly. It was important that this was implemented as soon as it was approved by the county. I stayed in contact with the county and followed the. Steps by the book. I provided all documents to Farmers State Bank months before the deadline and called to verify that they were received and sent again if there was even a second person who I talked to. It wasn't changed in February, I was told it would be changed in April, it wasn't changed in April I was told July, it wasn't changed in July I was told October, it wasn't changed in October but I did receive a call telling my insurance was going up 50% for no apparent reason other than "everything is going up" no guidance, no advice, no recommendations just a new amount that won't now be active in January 2023!!!!! A year after I was approved! I also found out that my insurance company had called Darcy on 4/12/2022 to inform her that my payment was underpaid and an additional $41 is due immeadiately. She told them payment would be remitted. It was never sent. So now that I. Called trying to straighten out all of this I find out my policy will cancel in 11 days and I will have to reapply for renewal if that happens because they never remitted payment for the $41.00. I paid it immediately and called Darcy, provided her with the updated insurance paperwork with the correct amount and told her that my policy was almost cancelled. Her response was "something got crossed in the mail", I said " no, actually my house was initially reported as being on a slab instead of a crawl space. She was getting very rude and I could her her tone getting aggressive. I asked her to not be so snappy with me, that I just need the numbers to understand how this all changes my mortgage payment. She went OFF - YOU HAVE BEEN CALLING HERE SINCE FEBRUABRY WANTING BUMBERS AND I DONT HAVE IT. YOU CHANGE INSURANCE COMOANIES AND IT WAS A HASSLE AND NOW YOU JAVE A REDUCTION AND YOU WANT TO KNOW RIGHT NOW AND YOU WONT KNOW NOW! I said well it has been a year that I have qualified for the tax reduction and I am still over paying into escrow. She yelled at me and told me to send a refund check back if I want my payments adjusted. The county has verified that I should have had my mortgage corrected no later than 9/2022 at the very latest. Also, farmers state bank should take some accountability for not paying the underpayment on my taxes, the money was in escrow, they was almost $1,000 extra in there at the time and I almost lost my entire policy due to her lack of organization, follow through, careless disregard for her job and customers and to top it off she said she is not the customer service I want and hung up on me. That was a couple hours ago and I still have not received a call back. I have not had one positive interaction with this awful unprofessional lady!

I wanted to support local and not go with a 'BIG Bank". Not only do they not communicate well, or support standard options available with other banks, (they still want you to write checks) they told me they could not help with a fraudulent charge to my account. Then they closed my account with an email, saying I was not allowed to use Zelle. I had been using Zelle with this account for over a year. No notice. No call. An email saying my account was disabled. The branch manager would not work with me and said they could not support my account. I am now banking with a large bank, everything works as it should, super easy and their customer service is so much better. I tried.
