After enduring nearly eight weeks of rancorous behavior from the couple below my apt. I final complained--well within the language of the lease-- "Landlord will warrant and defend the tenant in the enjoyment and peaceful possession of the premises...," "Disturbing noises will not be permitted in the building. We ask that each resident live with respect and regard for his neighbor." Shortly, thereafter, I was introduced to the first of what would be many "talk" therapy sessions. The couple was finally evicted during the winter and only after the owner happened to get an earful when visiting another apartment. Quiet ensued for a couple weeks before all h---broke out. The new tenant moved in...a chain smoking, obese woman whose snores literally shook the walls of the apartment. Neighbors began pounding on adjacent walls. I moved my mattress to the kitchen hoping to get some sleep. I sent a formal letter to Labate Properties complaining of not only the "noise" but requesting compliance with laws banning "smoking." Public areas reeked of a stench common in tobacco shops. What happened? I got more "talk" therapy, ...the hallway got a Renuizit air refresher, the woman's door got a draft guard. Despite having packed the kitchen and bedroom vents with plastic bags, second-hand smoke seeped through the floors. My breakfast came with healthy doses of carcinogens. In April I'd lost enough rim sleep---three non-stop hours. This time--management was downright hostile...this was a "personal" issue; there was nothing that could be done. I gave notice. I moved out at the end of May, leaving the apt. cleaner than when I moved it--I'm a "clean" freak! I waited a month expecting my security deposit. I called multiple times. Finally, Labate returned the call asserting "they were making an exception" in my case. When my deposit arrived it was shorted $30 dollars for "cleaning the inside" of a self-cleaning stove. If you're a smoker, you'll love this property. If you don't need to sleep at night, you'll love this property. Best of all, if you got cash to support Labate and love "talk" therapy, you'll love this property.

My roommate and I discovered on our sixth…read moreday of living there that the building was infested with german cockroaches (we moved in on march 30 2024). when i called the leasing office, they patronized and at one point laughed at me and told me i could have brought them from anywhere. (come to find out they knew about an infestation in the unit directly below us and pretended for months that they didn't). i believe the other review is the man who lived below us. throughout the four months i ended up living there, we had called and sent emails dozens of times trying to get them to be proactive in the situation, but they wouldn't remember the last thing we spoke about and seemed like they never made a note of the situation; we would have to request to have an exterminator come out. whenever they would call the exterminator, he would spray under our fridge and stove and be about his way and we noticed things were just getting worse. Anybody with common sense could tell you that the whole building needed to be treated. we tried to work with them for a while, i understand it does take time to get rid of bugs but after so long of them dismissing us and switching up their cover story we knew that we were most likely going to be living in a place where we will never been able to put food in our cabinets. i spent the past four months crying because i wished that my first apartment that i worked so hard to get could've just turned out to be a habitable place to live. The leasing office was very good at breadcrumbing us and i am very glad i had the help from my brother in law who taught me my renter's rights. When he called them on my behalf to talk about putting my rent in escrow, they kept reminding him of the clause in our lease where we'd have to pay a sum to break it early. as soon as he showed them he knew what he was talking about legally, their tone very quickly changed. If you do not care about your tenants please do not become a property manager! there are a lot more details i could add to this review and talk all about the shortcomings during that four month period (that felt like a year) but i figured i would save it since this review is already so long. please do not live here. these people do not deserve your money and nobody deserves to go through what i just got out of, and i send my condolences to everyone who is still there in my building.

After helping my elderly parents sell their home I found Westwood Place, a senior community. What…read morea pleasant surprise! Kim showed us around the building, educating us on the abundant features and benefits of living here. This is a Senior Community, 55yo and up. The building is well laid out with handicap access. Kim, the manager, is wonderful. During the walk-through she showed us all parts of the building, what the different community rooms are for. Everything from continental breakfast to group work outs and video teleconferencing with relatives. Lots of organized activities, many with a nominal fee to cover the expense. You won't be bored living here! Each unit we saw had been freshly remodeled and looked like new. Lots of counter space, dishwasher, abundant storage and even a microwave above the stove. Very impressive! So impressive, I thought about moving in here myself, but I'm not quite 55 yet. It was pointed out that the building is made of cement and blocks, so the units are ultra quiet. I love peace and quiet, so for me that's a selling point. For such a small unit (700sf ?) there's a large amount of closet space. Each unit has an air conditioner in the living room; heat is electric under-window floor heaters (electricity is NOT covered within the rent). While it is a seniors only building, there is no 'care' offered by the facility. If care is needed it must be arranged through your own visiting providers. The only downside I saw for myself is that there is no covered parking. Most of the residents use the transportation provided and don't have need for a car. Instead there are scheduled trips to the grocery store/mall/rec center. The Strongsville library & police station are right next door on Westwood Dr. Westwood Place is a fabulous, reasonably priced seniors community you should definitely consider for yourself or your loved ones.

She has a bit of a sarcastic, humorous personality, and I loved it! The space was large for a reasonable price. They did an excellent job of keeping up with maintenance and fixing any issues that came up in a timely manner. Our dishwasher leaked at one point, and it was fixed before I came home for lunch the next day. The entire staff and community is so friendly. Plus, it's perfectly located, with many stores and restaurants within a 5 minute drive.

The first thing I've noticed was when my AC turned on, it smelled bad, like moldy and I feel like it doesn't get very cold. Maintenance fixed the smell right away but I feel like it still doesn't get very cold. The path to my front door turns into a nice little river in case I want to get my socks soaked every time I walk out my front door. The dishwasher is new but sucks, it's cheap, what can you do about that I guess? All four washers stopped working in the laundry room. (I know this because I tried them all.) I can understand acouple but all of them, really? My refrigerator stopped working. They came to "fix" it but wasn't fixed and so I lost food. I didn't find out till a week later that it wasn't fixed. I called them and got an attitude back from I believe Gina. Even though I was nice about the whole situation. They brought be a nice luxurious dented in/used refrigerator the second time. It Worked for maybe a month and then stopped working. This is the current situation. I hope I don't loose food again. The maintenance told me the first time not to have food touch the back of the freezer. I've never had this issue and I've never heard of this rule when owning a refrigerator. No Tabor ridge, your appliances are just broke. Lastly, the bathroom smells like crap at all times. It's gotta be a plumbing issue with the toilet. I understand 685 for rent is cheap. But come on. Do better. At least get some balls and update your old refrigerators and don't give your renters attitude when the fridge wasn't fixed the first time. I'm sick of loosing food and having the same problem. Paying 1000 in rent might be worth it after living here. ‍PS-Ive only had these problems in only FOUR MONTHS of living here.

I've been a resident here since Aug '07, and continue to enjoy my stay. The best feature of this complex is the single floor, individual entrance aspect, as it provides the feel of a 'residence' rather than a 3rd floor cube that I'm not too unfamiliar with. The overall maintenance here is second to none, along with the general landscaping, snow removal and overall care of the property. Any issues that I've had have been addressed promptly and to my satisfaction. I'm very pleased with my lease here, and plan to be here for years to come.
