After interviewing 4 sets of Realtors, we decided to work with Dave Gubler and IML Real Estate. Dave listened to our concerns and priorities and described his approach to marketing houses. His use of "disruptive digital marketing" and what he called "the juice" seemed like the right combination. We had a short window to get the house on the market and sold and Dave worked closely with us to arrange everything so that the open house happened just 6 weeks after we first met and 1 week after we finished the estate sale. Dave did a virtual staging which made it easier for us to clear out the house. After the first open house Dave received and shared with us 8 or so offers within the next few days and within the week we had 12 offers total to pick from.
