    MORTGAGE LOAN GONE WRONG! Well, where should I start with…read morethis unforgettable and regretful experience?! Greg Ramirez that slippery and slimey loan officer from the beginning after demanding transparency where he held those cards cose to his vest! He knew damn well as I indicated multiple times I was working with another lender to keep him honest and then this and it all makes perfect sense looking back! **************************** Mr. Bartkoski and Mr. Schlimmer: Greg Ramirez is copied for awareness and continuity as our assigned loan officer. At this time, I am not alleging that Greg personally initiated or authorized the appraisal withdrawal. The documented problem is an NBKC institutional and operational failure that executive management must investigate and address. On October 5, I contacted VA Loan Guaranty directly on a recorded line because NBKC had not provided an accurate and transparent explanation for the appraisal delay. The VA representative confirmed that: The appraisal was originally assigned on September 21, 2026. A request to withdraw the appraisal originated from NBKC. The appraisal was withdrawn on September 25. It was reinstated later that same day. Shannon King of NBKC was identified as the person associated with the withdrawal ticket. The withdrawal and reinstatement moved the VA appraisal timeliness date to October 9. A transcript of the recorded call is attached. Regardless of which NBKC employee initiated or processed the withdrawal, this represents a serious breakdown in NBKC's appraisal controls, internal communication, management oversight, and borrower disclosure. Despite my repeated written requests for complete transparency and identification of anything delaying the appraisal, NBKC never informed us that its own internal action had interrupted the appraisal process and changed the VA timeliness date. That failure materially disrupted the anticipated closing schedule. My wife and I are living in temporary accommodations, and NBKC's handling has exposed us to additional lodging, moving, storage, and related expenses. Because of NBKC's deficient handling of the appraisal process and the resulting loss of confidence, I am moving this transaction to another lender capable of completing it with accountability, transparency, and competent execution. I require the following in writing: Shannon King's complete title and role at NBKC. The identity and title of every person involved in requesting, approving, processing, or reversing the withdrawal. The exact operational reason for the withdrawal. The complete internal timeline, including the withdrawal ticket, timestamps, notes, communications, and reinstatement request. An explanation of why the withdrawal was not disclosed to us. Whether NBKC personnel understood that the withdrawal and reinstatement could reset or extend the VA appraisal timeline. Identification of the manager responsible for NBKC's VA appraisal process. Identification of the control failure that allowed this action to occur without timely borrower notification. The corrective action NBKC is taking to prevent another unauthorized or unnecessary disruption. An explanation of how NBKC intends to address the financial consequences caused by this avoidable institutional failure. Written confirmation that NBKC will cooperate immediately with the transfer of the VA appraisal case and available loan documentation when I provide written instructions. This notice does not presently authorize NBKC to cancel the loan, withdraw the appraisal again, release the VA case, terminate the rate lock, or alter or destroy any record. Until I provide express written instructions, NBKC must preserve the active loan, current rate lock, appraisal assignment, VA case, title information, disclosures, underwriting records, correspondence, recordings, internal notes, tickets, audit logs, and all electronically stored information concerning this transaction. Once I identify the replacement lender and provide written transfer instructions, I expect NBKC to release the VA appraisal case and transferable documentation immediately and without creating another delay. Please acknowledge receipt today and provide a substantive written response no later than 12:00 p.m. Central Time on October 6, 2026. All communications concerning this escalation must be provided in writing. Please do not substitute a telephone call for the requested written response. STAY CLEAR OF NBKC AT ALL COSTS / EPIC FAILURE!!!
