We've had ceiling leaks, flooding in our bottom floor several times, broken washing machine almost immediately after we moved in, our AC has been broken several times during the summer time, and a flooding dishwasher. 2.The lazy river is a nice to have although it could definitely be cleaned more often along with the hot tub. 3.Power and wifi outages are common (we were one of the only student housing complexes with no power or hot water for 4 days during hurricane Helene). 4. I saw a video of a ridge resident this year who turned her sink on to straight brown water. 5. In the middle of my lease this school year their portal was compromised so we had to switch to a new portal where I am charged a lot of random fees not listed in my lease agreement. Mind you, they apparently "lost" my lease agreement for a little so that was sketch. Talking to them about any of this is a nightmare. 6. When we had leaks and flooding issues in our house, we were being up-charged for the industrial fans and dehumidifiers that were brought in, causing our electric bill to sky rocket. We communicated that we should not be responsible for this cost discrepancy. After weeks of following up and communicated this to the manager, we were continuously left with no response and were never compensated for this. 7. I got towed out of my own driveway even thought I had a brand new parking pass, (costed me $180). I also had a guest get towed at the ridge so definitely read the guest parking rules as they are super unclear. 8. Also if you have a long distance bf/gf or fiance, don't count on you being able to have them stay here with you for longer than 3 days. We've been threatened with fines ($250) several times for our roommates fiance (who has to fly all the way from Alaska) staying here. The lease agreement states that we can apply for exceptions to this rule, which we tried to communicate and follow through with but it became very clear that they were unwilling to provide us with a process on how to proceed with an application to this exception. 9. I'd beware of some of the positive reviews as residents have been offered giveaway entries to leave reviews. 10. My roommate was walking her dog one night and was approached by the trash collector employee. He was very persistent on getting her number despite her saying she was in a relationship. He made her so uncomfortable to the point that she eventually gave her number to him and he called her in front of her to make sure it wasn't a fake number she gave. He then texted her the same night to which she didn't respond. The next day the trash collectors fiance called her to talk about the situation. We didn't feel comfortable enough to tell the leasing office as we didn't believe we had the relationship with them to see an outcome. 11. My roommate was sitting on the shuttle one day and the ridge bus driver pulled over and stopped the bus at Lowe's and made her and one other random student get off the bus (unprovoked). He started to film them and started yelling inappropriate things at them. He then left them near Lowe's for them to WALK home while he drove off to drop the rest of the residents off at the ridge. Very traumatizing for my roommate. Positive feedback: The only reason why I'm giving a 2 star instead of a 1 star rating is because most of the staff are really kind and helpful, I especially really like Hannah at the front desk and the maintenance guys. My son is in an apartment of 2 bedrooms, as soon as put a foot inside we could notice a terrible smell like smoke, cigarette or something similar ( coming from the air conditioner). We asked them to change my son of unit and still we are waiting for that while my son and his roommate are breathing that smell every day. The management barely answer our emails or texts, we already went to the Ridge several times complained and nothing. We have decided to hire a professional to check the quality air of the apartment because we don't want our son breathing that air constantly. It's so easy just to move him to another unit...my son's friends are in other floor and they don't have smell, so why do you keep the kids in that room??? It's unfair to pay that money and don't have answers and the service/apartment we paid for. So make a favor to yourself and to your kids and don't put them here, There are other options much better and better management, I totally regret about that.

Was paying $400 (flat) for a bit bigger room but this one is was more private. (Townhome) Everything is shared in living and kitchen. Roommates tend to leave you alone and hibernate like bears, only to come out for food. Sometimes you get roommates that like to do stuff. Ive lived in two units here and its a mix for whether the apt is clean or not, painted or not, smelly or not, fixed or not, upon move-in. You get what you pay for i guess. Idk some newer apts go for the same price as these and you dont have to deal with the problems but here wifi is paid for and you get a credit to the power (which comes out of rent). Maintenance is usually good, but I have been without a working AC for 3 days and no sign of maintenance as of yet (its 12pm on 4th day). They will not fix your AC on the weekends if the outside temp is less than 90°, even if the inside is well over 90°. Keep that in mind. From what I hear the townhomes AC units fail a lot more than the flats. The 3 bed units do not have hardwood from what ive been in. Its luxury vinyl planking. Every other unit is carpet. Carpet. Carpet. Carpet. Carpet. (Except for bathrooms, thank you UV) The pools close every other weekend when dhec hadnt shut the main one down. The pictures you see online of the room with the couches and foosball table/ pool table?, hasnt been opened since ive lived here. The tanning bed is def not open. Theyve repaired the gym somewhat but one of the 6 machines halfway works. Buses come in and out frequently. Very easy to travel. Clubhouse does offer a really cool place to study or have meetings. Do not plan on walking dt, take the bus. Walking to 7/11, ingles, dollar general, a couple mexican restaurants, arbys, and hardys is definitely doable. Parties can be iffy but if youve got the right crew (roomies), it can be epic. Just make sure after 10ish its not too loud. Community groupchat thru group me is a great place to talk w the apt complex residents. Loved that they posted that last year. So, if youve gotten this far, you can see why its 3 Stars as of 9-18-23. Eventually, we moved in and it was fine; not the nicest but not bad for what I was paying. Within the first month (August), my townhouse flooded and it wasn't fixed until November. Although maintenance was helpful most of the time, the main office and managers did nothing until my father sent an email. Along with this, we've had many issues with our water and sewer bill. I called them on the phone many times to report issues and express concerns about our extremely high water bill and they would always come and check and tell me that nothing is wrong with my apartment and to stop using as much water. Due to their neglect, we have had to pay an absurd amount of money in bills and management couldn't care less about it because there was nothing in writing despite all of my calls. I highly suggest not living here and looking for other places.

He was intoxicated and thought the apartment was his. When I called management the next day they never responded to my email. I had maintenance try to check my shower on a Friday night at 10 pm. They never said they were maintenance. After I moved out I asked management if all was good. She told me yes and took my keys. 5 months later I get a call from debt collection asking for $80. I was shocked considering I was never late on rent and knew nothing about it. When I called the apartment complex they said they need a clean up dog fee (which I was never told about) and said they mailed me a notice about it 10 days after I moved out. The address they mail to was that apartments address. They never called me or emailed. The manager told me that's not how they do things, if you owe money they immediately send it to debt collection.

I really enjoyed the neighborhood shuttle because it was my main transportation to campus but at times it could be running late or even be broken down all together so I wouldn't rely too heavily on it. Didn't have this problem often but it's worth noting. We never had any issues with our dishwasher or laundry dryer/washer which was amazing. Our fridge did leak water once but maintenance quickly handled it. Maintenance was so great. They always handled issues quickly, usually the same day. Sometimes it'd take a couple days but it was nothing too urgent that couldn't wait. One of the summers, we had a large water leak in our ceiling that caused many problems. Our wooden kitchen floors were destroyed and my roommate and I's bedrooms had some pretty bad water damage on the walls and carpet (pictures attached). I even had black mold growing in my closet because of this. When management replaced our floors, they claimed it was a "courtesy" as if it was our fault. They had a specialist come and clean the black mold but it was still very concerning. The worst part about my unit was the downstairs temperature. Because we had a garage, the downstairs would be freezing during the winter. It was practically unlivable. We couldn't spend any time in our living room. If you plan on getting a unit with a garage then be ready to bundle up come winter time. We had a furnished unit and the furniture was subpar. Our couch was pretty uncomfortable but my bed frame, desk, and dresser were alright. Although it's a gated community, the gates were almost always open, even at night. This led to some people's cars being broken into. The pool and clubhouse are really nice and well kept but there would be times when the pool would be super crowded because anybody could enter the neighborhood due to the gates being open. During the warmer months, there are lots of cockroaches. Not sure what anybody could've done about this but it was still annoying. Overall I don't think management really cared about our issues but rather just fixed them to shut us up or would come up with excuses. I wouldn't really recommend anyone living here but I'm sure there are worse places. Definitely way the pros and cons before choosing the collective.
