Bad business policies, front office lacks professionalism. Always some hidden fee. Buyer beware

I cannot recommend that anyone live here. The manager often fails to communicate important…read moreinformation, among other problems. We have had a roach problem in our building for several months and during the last treatment, the pest control contractor insulted and berated me for asking questions. She (the manager) was present the entire time and said nothing; she would not even look at me. When I went to see her afterwards, she defended him and told me basically that I had unreasonable expectations because I wanted all the roaches dead, not most of them. She also laughed at me. I have been unable to use my kitchen for months because roaches have been everywhere, including laying eggs inside my dishwasher, to say nothing of the chemicals that have had to be sprayed all around. Mind you, I'm still paying close to $1000 a month while I am unable to prepare food in my own kitchen. This is not the only issue I have had with Avalon. I am now at the point where I am trying to take care of as many things as possible on my own because it is not worth the headache of reporting the issue.

Absolutely the best place to live in Norman if you are looking for an apartment! BJ is the complex…read moremanager and she is super laid back and very understanding. Pet friendly complex as long as you introduce your dog to BJ and let them become friends! She is the only one that works in the office so you get to know her fairly quickly. Phillip is the only maintenance man on the premise and he is by far the best thing about living here! Nothing has ever gone unfixed no matter what the problem is! Will live here until I either get a house or move out of the city!

The managers refuse to contact me back on multiple occasions. The unit was not properly turned over…read morewhen my roomates and I arrived. There was dust covering all the furniture, I spent $200 in cleaning supplies to turn the apartment over myself. there was cat piss in one of the rooms on the bed. Two bedframes were broken. We had no silver trays on our stove under the burner which prevented us from cooking for the first two weeks. My roomates sink was and still is broken despite us being here for a month so she's been having to use mine, there's no lock on the door leading to the patio area which poses a danger for someone breaking in. Our dryer has destroyed 7 articles of clothing of mine including a $200 leather jacket and the rest of the clothes totaling to about $800 in damage. They have also charged me three times for pest control in one months rent despite no one coming to spray the unit. And there is a mysterious gap between my rent and what my fees are in the bill breakdown, and what I'm actually paying. They've overcharged me fees two months in a row with no compensation or regards to reimbursement. Their units look nothing like the model that they show. There's mold in the top of our cabinets in the kitchen. And the printer is always out of ink in the clubhouse. My mom called on my behalf and demanded to speak with a manager and that's the only time that they have been active about helping us out. I wouldn't recommend this property for anybody. We will not be resigning for the next year.

Update: The leasing office has since called me and apologized for the tacky, distasteful, and…read moreunprofessional letter while admitting that I should've been provided with the policy at move in. I appreciate the apology but sincerely hope Management will ensure unprofessional practices like the one mentioned below will immediately cease. I relocated to Norman, OK from out of state. While searching for apartments, the asst leasing manager was incredibly helpful to me since I was moving from out of state and would not be able to view it in person. She even offered me a FaceTime tour. I was incredibly impressed to the point that I brought a gift to the leasing office to show my appreciation. I was told during the phone conversation that there was a mandatory $25/monthly trash fee among other fees. That's fine as I was advised that trash was picked up from outside of your apartment and taken to the dumpster. It seemed fair to me. Except...it never got picked up. I emailed the office asking why it hadn't been picked up, but I got no reply. After a week and a half, I placed a maintenance request for a broken dishwasher. I asked the maintenance man (who was incredibly kind) why my trash had not been picked up. He advised there was a trash bin that "should have" been in the apartment. It was not. He also said "there's certain days they pick up, but I don't know the days." He brought me a bin the same day. I've since been using it. I've now been a resident for 3 weeks. During this time, empty boxes have consistently been left outside my apartment. They are never picked up. I was beginning to grow irritated with the fact that my lease states a monthly $25 fee is assessed for trash pickup despite seemingly never being picked up. Today right after work I emailed the management to advise that I had requested 3 times for them to grant my fob access to the building, it still had not been done. Minutes later I got home to find an incredibly disrespectful letter left in my door. The letter stated that it was "discourteous" to do as I had been instructed and that if I "continued to disregard this policy" it would result in a $75 fine. I have been given absolutely no policy. I just read through the entire lease again to ensure of it. To say that I'm irritated beyond belief that I would get such an incredibly disrespectful letter and a threat, after management's own negligence in providing the rules/policies caused the issue in the first place is quite the understatement. I got no call from management. I got no email from management. I got a hateful letter that didn't bother to apologize for the fact that management failed to provide any guidance whatsoever. I believe the approach in this situation speaks absolute volumes about management of this property. I fully expect an apology from the staff. 2 Stars for what I saw as a positive start. Management threw that out the window today.

The amenities are lovely, however, the constant blaring fire alarms outweigh the gym, pool, and…read more(usually empty) coffee machine. Management changed 3 times in the 2 years I lived here. They charged me over $1,400 for not giving a 3 month "notice to vacate" and absolutely refused to talk to me about it. Literally refused (and i gave a reasonable 1 month notice). I called easily over a dozen times trying to talk to the property manager and got told multiple times that she would call me back. never once did i hear back despite the numerous emails and other contact attempts (the day i went to talk in person she happened to be on vacation). Did i mention the fire alarms?? they went off every week, often times for hours because the property manager does not live on site to give the firefighters access to get the alarms turned off. Overall I wouldn't recommend...
