    Absolutely a nightmare to work with!…read more We were forced into using this title company by the bank which was selling the house (it was a foreclosure). Nothing was ready from title on time. Nothing was clearly explained. Everyone else was ready to close on Tuesday since we got Clear to Close first thing on Friday morning. But Title insisted that they wouldn't do their thing until Thursday for reasons which still escape me. None of the communication was clear, documents were sent over without any explanation of what they were, how the numbers on the paperwork came to exist, or why it needed to be signed so quickly. Every document for the buyer (us) had a very short turn around that it HAD to be signed in. Everything for the seller took weeks to get back/finished. Even our real estate agent and mortgage broker were shocked by how unprofessional and slow to respond the title company was. Avoid at all costs!!

So much so, I felt it was my responsibility to leave a review. I had this loan Cleared to Close on Monday, July 28th. We were supposed to close on Thursday, July 31st. My team was not expecting any issues, especially with 4 full days for title to prepare themselves. However, Realtech came out of left field saying we cannot close due to an HOA violation. We started the loan and sent everything to title on July 9th. Why are we hearing about a HOA violation that could have been cleared weeks ago this close to close date? Title would also not schedule a closing time until the violation was cleared. The violation was cleared on Wednesday afternoon around 2pm, which would normally mean we could still make our closing date on Thursday. Instead, Realtech scheduled a closing on Friday Aug 1st. Unfortunately my buyer was waiting at 530pm for closing documents, but because title was not on their game and could not balance the closing documents, closing was pushed to Monday. After many phone calls and emails. Someone at Realtech figured it out and was able to have the loan close at 6pm on Monday after the Buyer was already upset with all parties of the transaction despite the rest of us doing our jobs well. If you have a choice, DO NOT use Realtech, their lack of service and communication is abysmal. Pick a local title company that actually cares about their reputation in the location you're are at and values the professional relationship they have with other parties to the transaction.

The sales team is great, very polite, patient and knowledgeable but their title company is awful. I was so happy to purchase a home from them and move in on 4/18/24. Our excitement quickly subsided with ONE month when Integra Management Corp. began harrassing us. Can you imagine how it feels to have pride of ownership, read the Community handbook, adhere to the rules completely and then get accused of not following the rules with a violation notice? We read the weekly updates and make it a point to adhere and not have any issues. I immediately called and left a message, and to this day, no one called back. After sending an email, I got a snarky response from Dan Penix that they see everything. They sent some pics and then advised to appeal, but there are no instructions on how to appeal this violation. We actually have camera pics as evidence that we had our garbage/recycling containers out for pick up service. However, it was not picked up on usual date, instead it was picked up the next day. I left the container out as all the other residents were doing. One could have investigated what happened with recycling pick up or sent a message to confirm if the new residents noted the correct pickup dates. On the online portal, the recycling calendar is from 2023. One thing is for sure, I will be reviewing them all over the internet. They need to focus on the landscaping, cleanliness, and secuity instead of a witch hunt on new residents. There are many many dead shrubs, dead trees, and dead lawn, why aren't they focusing on that instead???
