I have lived in the building for almost a month now, and it has seriously been a dream come true…read more The amenities are top-notch, specifically the basketball court and the gym. Everything is extremely well maintained and I feel very safe living in the building. Entire floor is so quiet that I used to wonder if other people lived there, haha. I want to point out how great the staff have been. Every time I have a question or a maintenance request, they have been super speedy at responding and fixing the issue. Only a few downsides. First, the rent is very pricey, but you are definitely getting your money's worth. Second, there is minimal sound proofing for the doors/windows. If you live on one side of the building, you hear the trains. If you're on the other, you hear cars racing down Hector Street. There is also a blaring siren that goes off a few times a week from the local fire station. Still, the pros definitely outweigh the very minor cons! Highly recommend the building.

When I first got in we were paying $2400 a month. Two years later, theyre asking for $3100. If you want to go month-to-month, expected them to double your original rent. Not to mention how terribly the treat tenants. They make the parking garage layout unnecessarily complicated. If you park in the section that doesn't match your colored pass, they threaten to tow your car. I've seen members of staff yell at people for playing music in the hallways. There was a group of families with these adorable little kids. Management would harass their parents cuz they would run around in the hallways. They have a high pet fee for claiming to be the most pet friendly apartment around. Residents have told me they'll give you a hard time getting a dog in depending on the breed.

I can hear normal conversations from both sides of my walls, and so I'm constantly watching my own noise level. It's just awkward. 2) how a situation was handled. For 20 months my rent came out of my bank account on autopay (no issues ever). When their ownership randomly changed over this past summer, they sent notices about it, but I never thought my bank account would be disconnected. When I found out my August rent hadn't gone through, I paid right away and was charged a $208.50 late fee. I reached out multiple times to get it waived, since it wasn't something I necessarily did, and they shot it down every time. Yes, late fees happen and are usually on the tenant. In this case I thought I deserved some leniency and was taken back by how they just shut me down.

I recently moved out after my 9 month leae was up and honestly, it's run down. Worse than that.......the common areas are filthy. (at least in my building) There's cheap stained furniture outside the 1st floor elevators, the hallways have missing light fixtures, the hallway carpets are dirty and stained .......and there must be 3 dozen abandoned bikes scattered throughout the place, who's owers obviously moved out years ago. They're chained up just rusting away. The parking lot is sketchy. After my car was broken into twice while in the parking lot, my girlfriend no longer felt safe....and of course there are no cameras. If you plan to be home later than 8:00pm you'll be lucky to even get a parking spot....they are however gracious enough to allow you to reserve one..... for $75 a month. In the first two months I lived there, we had 5 fire alarms in the middle of the night. Fun standing in the parking lot at 3:00am waiting for the all clear....... and I lost count how many times the elevator was down and god forbid they have a cart or two in the lobby to help residents bring in groceries, etc. I could go on and on but now I'm ranting.... but know this... every other apartment building at this price point doesnt have these same issues and there are too many options in the area, that offer a high standard of living, than to consider this joint.

The concierge staff is the heart and soul of the building, and another reason why we enjoy living here. Unfortunately, this is frequently overshadowed by the poor management of the building. The most recent and disturbing management decision which sparked me to write this review is the decision to fire and replace the entire concierge staff. They greet residents by name and with a smile, help with events, organize the packages in the mailroom, and a number of other small things which help build a community. The concierge team are large factors in my repeated decisions to renew my lease. Unfortunately, it has recently become known that management is replacing them entirely. The communication around this decision has been abysmal, and the employee who initially found out was removed from their position within 48 hours of inquiring about it to management. The decision to replace the current concierge team is remarkably short-sighted that is being executed without proper communication, and the fact that the concierge team is almost entirely black is not lost on me. People are forced to park illegally all over the parking lot resulting in a significant percentage of residents receiving tickets on a daily basis. The leasing office directly told us that even if the garage was fully occupied, there would still not be enough parking to accommodate all the residents, let alone the staff etc. who work in the building. The leasing office staff is inhospitable, and uncharitable. After resigining our lease, due town issue with the buildings portal, our autopay information was erased, and we received a threatening email from the leasing office about not making payments on time. They waived the late fee but made it clear they would not be so kind in the future, despite the issue being their autopay system. Recently attempting to negotiate the price due to the number of issues experienced, the leasing office retaliated with an offer that had to be accepted within 24 hours. This was shady and left a poor taste in our mouths. The most persistent maintenance issue is the HVAC system. Last winter during the two major snowstorms the building lost heat/HVAC for over a week, offering space heaters and were made to pay the increased electric costs for running the space heater.

I am writing from my experience - having been and experienced both ends of the spectrum…read more Pros: Very well maintained apartment complex. The maintenance is prompt and the apartments are new and nice. Slightly overpriced - if you have a 2nd car, be prepared to shell out an additional $600/year. Valet trash is prompt and costs an additional $180/year. This is a great feature if you are a professional on the go. Also conveniently located near amenities and the mall. If you commute up 476 or 276, this apartment is ideal since it is located off the highway. Friendly community. Cons: They have a flawed car towing system in place that doesn't check a paying residents car plates before towing cars away. The towing company employed has a complete monopoly in the region and employ questionable practices to enforce non-existent lease language. They look for hang tags that that can be easily duplicated and are not always visible under all weather conditions. Management is willing to listen but won't necessarily help you if you find your car towed away. The apartments are located off the highway, so if you are someone who doesn't like noise or lights, it may not be the best for for you. All in, if you haven't experienced both ends of the spectrum like I do, you ll either love it or hate it. I did not like my experience in dealing with the management with regard to dealing with the crisis, but the leasing agents themselves are friendly and helpful, so it is completely individual dependent.

Where do I even begin…read more.. Me and my boyfriend moved in right before the pandemic shut everything down. My boyfriend lost his job so we were struggling to pay for rent, but the people here don't care. They refused to give us a break on the rent even after they sent an email to everyone saying that they would help. You can tell Morgan Properties in general is extremely money hungry. They charge for every little thing. Don't even get me started on the "maintenance team". They're not even a team. Nobody in maintenance or even in the leasing office has any form of communication and it's like pulling teeth to try to get a straight answer from anyone. About 2 months ago we woke up at 6am and our carpet was completely flooded because of a neighbors toilet. Went to the leasing office when they're supposed to be open at 9am and no one was there until 10. My boyfriend went inside to tell them what was going on and they told him to just buy a fan and that will take care of it. I had to call three times to finally talk to someone for emergency maintenance, but they couldn't handle the job so they had to call a company that didn't show up until 6 hours later. We work from home so we didn't have any other option but to walk on a water logged carpet all day that was filled with who knows what since it came from a toilet. The company left us with two fans and a humidifier. They said they would be back the next day to check on everything but they never did and maintenance said they would be checking up on us but they never did either. If you're on the bottom floor, you will hear EVERYTHING from the people above you.. from every conversation they have to even hearing them have sex. Last thing.. my boyfriends car was STOLEN a few weeks ago right off the parking lot. There aren't any cameras or anything outside so there was nothing we could do but call the cops and file a report. A few days ago our neighbor informed us that her car was broken into. Needless to say, we are moving out in a couple weeks and I couldn't be happier to get the hell out of here.
