We begged for a walk through just in case we missed something prior to moving out. Though we were pretty confident there weren't any issues or damage. We wanted to do everything we could to to ensure we would get our deposit back. They refused the walk through and an opportunity to rectify any issues proactively, though they previously told us we would have an opportunity to do so and not to worry about it. This was most certainly due to the fact that they wanted our deposit and had no intention of returning it. They charged us several hundred dollars for specialty light bulbs in the basement. A basement that was an unfinished, dark and moldy space which we never used. The list they finally provided was comprised of additional bogus items that somehow added up to $2,000. We were counting on getting our deposit back for our next rental and it left us in an impossible situation. We eventually got a few hundred dollars back after calling them and showing up at their office every day for a week or so. But this was months later and the financial damage was done. This was a nice home in Grove Park with rent at over $2,200. We were quiet and respectful renters and took excellent care of the house and property. These are truly horrible people with no care or concern for the renter. I'm pretty sure they make a good income on keeping deposits. They were not very competent on the management and maintenance portion of the job either but that pales in comparison to the shock and damage done when you do not get your deposit back.

Black Bear Rentals and Leanne Bannerman managed our three properties without issue for about a…read moreyear, but problems arose when a tenant broke her lease early. Ms. Bannerman gave conflicting advice and handled this lease termination differently than a prior one on another property of ours. When we asked for clarification, communication broke down and she told us we were welcome to move our properties to another company if we didn't want to follow her advice. When we agreed, she became aggressive and unwilling to work through a reasonable termination of our contracts. She then said she would discount the termination fee only if we signed an agreement promising not to share our experience publicly or file a claim with the North Carolina Real Estate Commission. When we refused, she ended our management agreements early, kept thousands in rent after breaking the contract, and left us to take over three properties with only a few hours' notice. Although the NCREC found no technical rule violations in our claim, Leanne's refusal to communicate clearly, her aggressive approach, and her failure to work through a difficult situation in a professional manner highlighted serious concerns about her reliability and accountability as a property manager. I do not recommend this company, as the professionalism and integrity we expected were not present when it mattered most.

Does it really cost that much to call the gas company to get a refill on your tank sweep the house and provide lawn care. In the 8 months in there care....They showed no true interests in showing the place almost never contacted me on any follow ups on how the place is doing or if any repairs are needed ....I had a water pipe that burst in the basement...Would you believe the alarm company called before they did...and that happen in Jan 2014 and the pipe was never fixed.For 2 and half months the house was left with a broken pipe. And could not be rented..SHAMEFUL!!! I had to hear about this from another rental company i had to hire instead... And that company manged to find me a renter within 2 weeks and for the amount of rent i asked for. The place would've been rented immediately by now. Asheville Property Management left my house neglected and in need of repair. I mean come on how hard is to rent a house with 3 bedrooms 3 bathrooms a finished basement with slate flooring and hot tub.....Apparently it was down right impossible for them.... Even now, as I am in the process of moving to a different state, Toni has been supportive and has even offered advice on how to make the move easier. I have rented three different properties from City Real Estate and all have been lovely. Any issues or repairs that arose were dealt with promptly and thoroughly. Their office is quite comfortable to be in and everyone that I have ever met through them has been quite friendly. I put a for sale sign in my yard and I let this person know that I was putting my house up for sale which makes me sad because I really honestly love it here I adore my neighbors and honestly, we all have a great relationship on my street and even on the And putting my house up for sale my realtor just mentioned because somebody had a air-conditioning unit outside and she just mentioned if that was in the HOA I looked and a book said that they were not allowed. She was just concerned because of people do drive-bys and seeing unit outside people would not want to buy a house. It's just personal preference and most people would like air units. So I notified the HOA and then I got a response back saying don't borrow trouble and explained that this person had an air-conditioning problem and that's why there was an air-conditioning unit temporarily there until it got fixed which is totally understandable. And this person who has the air-conditioning unit is a very lovely person. But I was just told that when the HOA person asked about air-conditioning unit. She had explained that her unit outside had needed parts and she was just using it temporarily until her air-conditioning unit got fixed, but I could not believe that the HOA person would literally tell this person. Oh, it's just some neighbors that have nothing better to do and nosy neighbors. So this HOA manager really wants discord on the street. You couldn't respond back by saying there was just concerns on the street no big deal instead you throw a jabber to that were just nosy and causing trouble.. I really do not want my sell because I really do love the street I live on I love every single person on the street and I do a lot for people on my street and even when I put the for sale sign on my street My neighbors came and asked why and I had to tell them it was because of a Landlord next-door and I just feel like I'm not being hurt and you can't even come home and park in your own driveway. As a homeowner and then when you put your house up for sale and you just have a question and the manager tells the person oh it's just a nosy person who has nothing better to do. Really I guess voicing concerns and problems are not what is welcomed here. It's very sad. There's very much a good group of people living here long-term and I'm not gonna speak them, but it's sad. Whether my house cells are not because of the economy, and the interest rates, I still will make the best of being here I will still be the best version of me to my neighbors and continue doing what I do. Stating the name of a month seems elementary! If not very careful you will end up paying unfair penalty fees. Also understanding their automatic pay system which uses terms like " pull date" is very confusing and unclear as to how to properly set it up.
