I don't really write reviews. I signed up for Yelp just to write this one because when the service…read moreyou received was so outstanding, the results you achieved so over-the-top wonderful, the situation you came through so gut-wrenchingly impossible to squeeze through, and the time frame in which you did this remarkable thing so brief, you just have to give credit, and kudos, to the team that helped you do it. That team is 360 Ventures with David Stafford at the helm. I met David about 10 years ago when I shopped for a realtor to buy a house. I literally sent emails to realtors telling them my requirements for being my agent. All of them sent me back form letters, but not David. He arranged for us to meet right away and he answered all my never-ending questions to my great satisfaction. You see, I had had a realtor once who never listened to what I said, was super slow getting back to me, showed me things I didn't want to see, and basically did not earn the money I was going to have to pay him. That guy was a huge waste of time and my money. I hate yes-people, people who smile and make everything rosy. I need the facts and I need a fighter. Someone in whom I can trust every word coming out of their mouth implicitly and somebody who is really putting my very best interests at heart. Don't make it pretty to get the deal done. Earn the commission and be my advocate. David was EXACTLY that guy. Fast forward ten years, I've been out of work for months, car repossessed, court system moving on my house, and Covid hits. Covid gives a small window for non-repossession, and I call David for help, hat in hand. He still remembers me, says he will help me, comes over to visit me (I have no car) and listens to my tale of woe. Right away, he gives me hope. There is even a scenario possible here where he is not going to make any money, but he says he will help me anyway (who does that?) You really have to see his team go to work to believe it. Within a week, my house was on the market (in a supposedly slow Covid market). The most professional pictures I have ever seen made on real estate were shot with great care and minute attention to detail. The app on which people could make appointments for the first day of showing to see my home filled up to capacity within one hour. I had two offers on the very first day. I sold my home to a family making one of those offers. The rest is typical--inspections, title companies, repairs, delays due to buyer financing snags. Keep in mind I was unemployed and had no money to do much--David arranged a whole lot on his own nickel (he trusts me too!) and at one point he even reached into his own pocket and pulled out some cash to help me with an unrelated expense. He's got contacts all over town who do lots of repairs and maintenance for him and a conversation with those people reveals how much they like doing business with him, too. Through it all, he kept in close contact with me at all times. I never had an unanswered question. I was able to pull a tidy sum out of the sale of my home, more than I could ever have asked for. My home wasn't taken from me--I sold it--and I have David Stafford and his team at 360 Ventures to thank for that. It won't be long until my financial legs are sturdy again and I am going to want to buy another home. When I do, there is absolutely no other place I would go to help me do it. My highest, highest, highest recommendation!

Wow. I cannot say enough good things about Carolyn Vatuone and La Tierra Properties…read more We recently moved to Albuquerque and my husband's company had paired us with a perfectly nice agent, but I wanted to find someone I was more personally comfortable with. A friend of a friend recommended Lisa Giandomenico at La Tierra Properties and we hit it off right away. However, near the beginning of our home search, Lisa decided to take a job outside the real estate sphere, so I decided to try out her business partner, Carolyn. So happy I did. I had been very proactive about my home search, scouring the internet and choosing houses to look at based on the basic parameters we wanted in a home, and Carolyn took me all over the city, and we must have seen nearly 100 homes. She was great, and eventually we chose a home to purchase. Carolyn knew all the right people to help us with that, but I also chose my own people after careful research. We went through an excruciating process with this home, and in the end, the sellers turned out to be nutjobs, the house turned out not to be what it seemed and the whole thing fell through. I was devastated and Carolyn kept me going, encouraging me to continue looking when it seemed I had literally seen every house for sale in the entire city. Just when I began to despair of ever finding anything, Carolyn suggested we look at a home I hadn't even seen online at all. I was skeptical, as it was above our price range, but agreed to see it. It was love at first sight. Carolyn had been with me and listened, paid attention to what I liked and what I wanted, and found exactly the perfect home. It is my dream home, and I cannot believe it's mine. it took almost two months from the first day she opened the door for us, but we moved in three days ago, and I am forever grateful to her for finding it. She knew it was overpriced and we would be able to get it into our range, and she knew it was the house for us. She is brilliant. It was not easy to get this house - Carolyn worked tirelessly and with a smile on her face every moment. I am not usually a difficult person, but when it comes to a huge decision and big dollars like this, I get very picky, very tense, and very easily freaked out. Carolyn was amazing - she knew just how to calm me down, just how to explain everything to me, just how to work through any problem that cropped up. She is truly just amazing, wonderful, fantastic, marvelous - every praising adjective you can think of. When I open the door to my new home I am still amazed it is ours. It took a long time to find it, and it is entirely due to Carolyn's skills as a real estate agent that we ever saw it. I'm sure there are agents out there who just show you houses and do whatever the minimum is to get the job done - Carolyn is NOT one of those people. She is kind, compassionate, caring and an astonishingly hard worker. She was there for me literally every step of the way, and I am frankly not sure what I will do now without her to call on. (Maybe I still will now and then...) You could not do better than to have Carolyn Vatuone as your agent. She is truly amazing and you would be darn lucky to have her find your home. We certainly were.

We have had good and ok realtors so when we came house hunting in the Kirtland AFB, NM area I was just wanting a competent realtor. A friend referred us to Carolyn Vatuone at La Tierrra Properties and boy did we hit pay dirt. Let me just list what impressed us about Carolyn. She was always waiting for us either in the lobby of the hotel or at the properties -- never late! She had a bound booklet (no shuffling of papers throughout the day) which included mls listing, pictures, floor plans, disclosures, and, most importantly, comps of each area. So easy at the end of the day to go to the hotel bar to unwind and review. When we asked for additional information on a listing (like ulitity bills, what the story was on the house next door, property lines, etc.) it was delivered quickly. Never pushy and had just the right amount of input on properties. We are under contract now and excited to be closing soon. You could not go wrong with using Carolyn. Never had a better agent!!!

To make matters even more complicated, we were trying to conduct most of the transaction from out of state. From the second we contacted him, I felt like Tim was someone we could trust. We knew a little about Albuquerque, having lived there several years ago, but we had no idea what area we actually would want to buy in. All it took was one phone call with Tim where I described the type of house and the lifestyle we were looking for, and he hooked us up with a number of houses to look at. Our first day in, we spent the entire day looking at houses. Despite the fact that my husband and I had a million questions about everything, Tim took the time to research and answer everything we wanted to know. I also loved that when we asked him for an honest opinion on a house or neighborhood, he actually gave one. There was none of the, "well its your house..." type of talk. I appreciate a straight shooter when it comes to making such a large investment and his expertise, particularly when we were looking at repair costs on older homes or homes with rental attachments, was invaluable. Tim also never made us feel pressured to make a decision on a house. My husband and I saw several that we liked on that first day, but not one that we thought had that "I'm home" feeling. The following day, Tim took us to another house that had just come on the market. It turned out that the last house was "the one." Tim immediately got to work (on a Sunday!) and by Monday, the house was ours. He stayed with us and kept us updated (sometimes daily if we had questions) on the mortgage process. Even after the house was done and sold, he kept in contact to make sure that the agreed upon repairs were being completed. If we ever move again, we will definitely be using him!

My wife and I joined them while Tim was showing the homes and we all were most impressed with both Tim's knowledge of local market conditions and of real estate rules in general, especiall all the new ones. Our friends ended up buying a $500,000 three bedroom home through Tim and got an exceptional deal, although they have a bit of cosmetic work to do. But oncve that is done, the home should be worth perhaps $100,000 more due to its commanding view and wooded location. Although we did not personally deal with Tim, we sure will when we move to Albuquerque to join Fred and Janice.

I just wanted fair price for my house I told him my house is beautiful and worth it I have a fireplace , 4 bedrooms, stone wall on entrance , wood floor and blinds thru the house , walking pantry , best neighborhood so I told him no on the cheap price he said so we when with a price between good and bad it will sell so my house sold in 6 hrs after posted . Since then I always felt that I could have got more money for my house but because of him I lost at 30K or more . My advice to you is shop around before signing in with these folks thats all and know the true value of your property get an appraisal and don't go for quick sale go for a good sale instead , No I would not recommend them to nobody
