Donna (leasing) gave me the tour of the apartments and helped me through the application approval process. After living there for 5 months, I can say although the place is not perfect, it is great for the price of rent along with the parking incentives they provide to new tenants as well as the central location in downtown area. I have requested 4 or 5 repairs in this time and the maintenance people have usually come within 1 or 2 days at most to fix plumbing issues or standard wear and tear stuff like handles breaking off etc.. Every time you walk into the office, every single member of the staff, male or female greets you with a smile and a very good attitude. I make use of the free parking passes they provide for my dog walker and every time I get one they are very helpful and quick in getting you what you need. I have been locked out a couple of times and the security patrol (located in adjacent building) has come fairly quickly as well and have provided ample assistance (even at 2am on a Sunday after bars). I have lived in plenty of rental locations both in CA and OR and both high end and okay-end (like linc301) and I can honestly say these people deserve a prize for being so good at property management and customer service. I was meaning to write a review because it seems like the fair thing to do given the sometimes negative reviews you see from a while ago. Not sure how it used to be, but since I have been living here I have only had a pleasant experience most of the time. The cleaning people are really good at cleaning after d*ckhead dog owners that let their dogs pee in the elevators and don't clean it up. You will usually find employees sweeping floors in morning and night time as well as picking up general debris from hallways and stuff. Again, they all seem to be on top of their game which is very unsual for "cheaper-end" places like Linc301. The finishes are not high end in the renovated apartments but they work perfectly and they look nice which for a grad student like myself, makes it all I need. Another plus is all the nice parties they throw throughout the year. The food and drinks are not always the best (last time I had a cocktail it tasted like rocket fuel) but you can tell they go above and beyond to throw parties and activities to give back to the residents. That is pretty cool in my book. If I had to pick a negative to living here would be the fact that they seem to like to fill up the apartments with 2 people (usually couples I assume). Now this is ok for normal size apartments but in a 600sq ft space and for 1300/month rent, you start getting some "weird" personalities that may occassionally start screaming matches at very loud volumes making them audible even in floors below or in the hallways. Every now and then you'll have your random (probably lower income) resident yelling at their gf or bf about random stuff. I understand these apartments are cheap, but if they rented to single occupants, they would effectively weed out these odd personalities plainly because they would not be able to afford it. Anyways, It is not my intention to be a d*ck, I am just pointing out what I see as a flaw. Even with these odd screaming episodes, you can always call the security patrol or the cops and usually noise levels return to normal fairly quickly.(like I said earlier, the place is not perfect). There are also signs posted about car break-ins and windows smashed but I feel like as long as you don't leave stuff visible, your car should be fine (mine has not had issues). All in all, the people in the office and the maintanance team/cleaning team are awesome. I would definitely recommend living here. It is one of the few apartment places that fit a 1bd into 600sq ft of space for a reasonable price.

Not happy with my experience here. Extremely expensive for what it is. The apartment was dirty,…read moreyellow residue on the walls, burn marks in carpet, cabinets dirty etc. I had no hot water for a few days upon move in (its still just barely warm at best) as well as a toilet that didnt flush. They were quick to come in to fix the toilet and "fix" the hot water so i'll give them that. Very minimal cabinet space, barely any lights (one in kitchen, one in bathroom, and one right inside the front door that is pretty small), no light in the bedroom or living room and the AC unit does not cool the bedroom. My front door also doesnt close fully without a big shove, so my cats have escaped a few times upon guests leaving. I put in a work order which they marked as complete but it clearly is not fixed. I have paid rent on time for over a year. My automatic payments turned off randomly and they emailed me at 2 pm on a Wednesday (I worked 14 hrs) and gave me till the end of that day to pay rent before a late fee was added. I didn't see the email and they won't remove the fee. As I said, I pay rent on time every month and keep my apartment well maintenance and pay utilities on time and respect the property. My automatic payments randomly turning off, not even in the same month of a lease renewal, is ridiculous and having no grace with it is absurd. edit: they told me there are strict oregon state laws not allowing them to waive the late fee. I did some research and there are no laws stating this. In fact, research says most landlords will waive them for first time occurrences to maintain tenant relations. You have lost a tenant after this lease is up.

The building is beautifully maintained, with great amenities like the gym, sauna, and amazing roof top. There are also thoughtful resident events that make it feel like a real community. When we came at the scheduled time, Carlos, the leasing manager, was no where to be found, at 2.30pm in the afternoon. We waited a long time and he never showed up. This was the only property, out of 12, where we were stood up. WHen I called, he said 'it wasn't on my calendar', as if that was an excuse. I told Carlos that I would be contacting his management, and I did, though have yet to get a response. Seek out other apartments run by more professional teams that actually show up when they say they will. I've had problems in my bathroom and they said I just have to clean it because it's "not mold" I got a new renewal offer and I wanted to negotiate because my unit is not worth $2100 or $2200 a month, they said no because it's "unfair" I had referred my best friend here but they won't give me the referral bonus or incentive because apparently on the application there's a place to write who referred me even tho management knows they're applying because of me...they just come up with a a lot of crap. Painting doors, and adding a bbq area doesn't mean the rent needs to be hiked almost $400 from last year I keep asking to speak to someone at the property office but I keep getting told no from the manager here and the team lead... If it was easier to move to a new place I would have done so by now but I wouldn't recommend moving here.

If you work or are going to work at Intel, this is especially great since the MAX will take you to a station where you can take the shuttle the rest of the way. Meaning no need to Lyft/Uber if you don't have a car. There was an issue with our carpet with due to previous tenants, and they dealt with it right away. Honestly, I'm floored at how well they handled the whole situation, since based on my previous tenancies I wouldn't expect that at all. If there is an issue with your apartment, they seem like the type of management that really cares about the condition of the building they manage and it's long term value to it's residents and otherwise, and it doesn't feel like they are giving you the run-around like you'd get in many other places. Parsam, Travis, and Brittany are all really awesome, and they made me feel really comfortable when I've had questions or concerns. (I'm sure everyone else is great too, but I haven't talked to them much as of yet.) If you're thinking about living in the area, I'd definitely recommending checking it out!

When the new management came in nothing was the same ever again. Pool rarely open hot tub, never open, the grounds are filthy, dog poop, not picked up by residence, nobody's ever in the office and if they are, they don't answer the phone unless you block the number. Mold, rats, sinking foundations. Even playing favorites with residence, getting Christmas cookies from Costco for some of the residence, but not the rest. When McKenzie and Laura were there, it was amazing, we always got these sweet little Christmas cards and a little token gift every year at Christmas, last year they didn't even put up the Christmas lights. It was extremely depressing and the current owner could care less about the residence. Do yourself a favor don't move there.
