Delrado is not a horrible place to live, in fact compared to other apartment complexes, it's pretty…read moregood, but would I recommend this place? No. Why? Well, first let's start off with the fact that my bedroom ceiling caved in this past Spring while living there. This happened early in the morning (around 2am) after I called their "24-hour" maintenance service about the ceiling dripping water and even though this line claims to be 24 hours, I called 2 times and no one ever answered until finally, the ceiling actually caved in and I had to call 911 - oh, and did I mention there were squirrels living in the ceiling & walls? Yeah, so all that combined (the weight of the squirrels nest and water), the ceiling came down - complete with 2 squirrels. Thank God I wasn't in the room. It was a crazy night which totally inconvenienced me - I lost a days worth of pay from work, had to move out for 12 days while they fixed up my place, and all of this possibly could have been avoided if someone had picked up the phone to their "24-hour" hotline which apparently isn't 24 hours at all. Of course after that incident I knew I would be moving out. Just moved out last month, left the place spotless but was charged $30 from my deposit fee so that they could clean the rugs which the manager herself said I had left no stains on but that's just apparently a fee they charge all tenants when moving out?!? This wasn't on my contract! Then made up some bogus lie, saying that one of my windows was cracked which I know I didn't do. Determined not to give me my full deposit which I was owed, I only ended up getting half of the $300 deposit fee I put down on the place back. I ALWAYS paid my rent on or before it was due, a quiet tenant, never complained (even though I could have for various reasons, one being my downstairs neighbor had roaches!), could have been killed or seriously hurt from the ceiling caving in, but do they care? No! They had the nerve to make up bogus charges and not give me my full deposit back! So would I recommend Delrado? Only if you're in a bind and can't find anything else - which is actually the only reason I moved there. Done with apartment living and now living in a house. Delrado was my last stop on the apartment train!

The management staff was consistently rude and unprofessional, and they showed little to no concern for residents. On top of that, the apartment conditions were not properly maintained and often not livable. Issues were not handled in a timely or respectful manner. No one deserves to be treated the way he was. I would not recommend this place to anyone looking for a safe, comfortable, and respectful living environment. I'm surprise thy have not been shut down by Hazelwood and the health department.

Their newest criminal behavior is charging people move out fees for damages their maintenance does throughout your stay there. We had a maintenance worker cut a whole in our ceiling and "fix" our bathtub seal with construction cement (which created a water feature in our living room and was never fixed) We have maintenance requests on our portal from 2021 and 2022 about damage we have complained about and the only thing they say is "well if it doesn't pass an inspection we might have to move you out." And that's just one of the threats they've used. Maintenance has not gotten better either, as we know for a fact that they gave our key to someone with warrants out for their arrest. Privacy is nonexistent as they CC everyone in their newsletter and gives your contact information to EVERY tenant. Likewise they complain about tenants with OTHER tenants. For the love of God. Do not rent here. If you can afford anywhere else, you CANNOT afford to live here.

I should have listened. I have been living here at Parkwood Place for the last year, and am eagerly awaiting the expiration of our lease so that my girlfriend and I can move on to less offensive pastures. From the very first day, our apartment was riddled with maintenance and upkeep issues. On day one, we logged two solid pages of maintenance issues to be corrected, including broken tracks on our sliding doors, cracks and water damage in the bathroom, interior doors that wouldn't stay closed, hot water shortages, a shower drain that was clogged with the previous tenants' hair and grime (which WE had to remove ourselves even after reporting it, as became a trend over the next year), and much more. To date, I don't believe that any of them were permanently fixed. In response to every maintenance call we ever placed, we did not get a permanent solution. When we repeatedly placed service orders to have the doors in our kitchen and bedroom fixed, because the tracks that they slid on were bent or broken, the maintenance workers simply came and put the same doors on the same broken tracks, which inevitebly and expectedly fell off or got jammed again. In the end, we had to pull the doors off the tracks ourselves and stack them against the wall, because that was the only reliable we could gain access to our closets and pantry. When we repeatedly complained about the water heater running out of hot water very quickly, they simply came and adjusted the temperature to be higher, which only made us run out of hot water more quickly. The entire time we lived here, we didn't get enough hot water to fill the tub all the way. My girlfriend became an expert at speed-shaving her legs. When we repeatedly placed service orders to have HORNET NESTS removed from our balcony and the eaves of the roof over top of it, they came out and aimlessly sprayed twice, which did not solve the problem, and then just gave us a can of bug spray and told us to do it ourselves -- along with a nasty note threatening us with minor infractions in our lease (including running our sink water too hot when using the garbage disposal [they are the ones that turned it up] and keeping a pet rat in a large, sealed aquarium [which, after eleven months of having her, and only a month before our lease expired, they ordered to get rid of "or else." Yeah, right]). On another occasion, a work truck in the area dropped a box of nails in one of the entrances to our parking lot. I called to report it, left a detailed description of where the nails were, and waited. It took three days for them to get around to sweeping them up. In that time, my truck got a flat tire. From a nail. Luckily it was my work truck, and I didn't have to pay for it myself. Insult to injury, Parkwood Place's management is extremely rude. They will not hesitate to take up an attitude with you. Their mantra might as well be "it's not our problem," and their sure-fire response to any situation that demands they do more than the bare minimum is to leave passive aggressive notes rubberbanded to your door knob. Also, don't expect much in the way of privacy. On several occasions, I came home to notes that management had been in my apartment without first contacting me. While they are presumably within their legal right to enter the property, a paying tenant should be able to expect the bare minimum of a courtesy call when people will be entering their lodgings when they're not home. That's standard form at every other location I've ever rented from. Judging from the angry and personal attacks made by the management in response to other negative reviews on various websites, I fully expect that they'll deny everything and try to besmirch me to the best of their abilities. Other users who have left negative reviews have reported that Parkwood Management calls locations that the departing tenants are attempting to rent from to give their lost customers negative reviews right back, in attempts to hurt their chances at renting elsewhere. Trash everywhere, will not plow the parking lots or driveways in the winter, minimal lawn care, and overgrown weeds/ shrubs surrounding the property. Also - slugs, spiders, and other insects are regular guests in our apartment. When brought to management's attention, they gave us a can of bug spray. The main issue with the bugs are the doors and windows that won't close. They are so drafty, our utility bills (gas & electric) easily to $150.00 a month when it gets hot or cold.

My fiancé and I stayed here for 39 months, paid rent early every month despite the poor maintenance and care of the property, never caused any disturbances or trouble, and the way they have treated us after exiting their property has been sickening. They are charging us to paint the entire unit for paint damages that were in one bedroom that we did NOT cause. In November of 2022, the pipes to the unit above us burst and flooded our second bedroom at 2am. We called the emergency maintenance line and Florissant Fire Department due to the water pouring in through the vents and the ceiling creating holes for water to pour out of as well. The firefighters arrived and started knocking on the neighbors doors trying to see if someone's unit was overflowing in the sinks or tubs but none were. The ceiling looked as if it was about to cave in at any moment so they helped move all of our things out of the bedroom as fast as possible while still searching for the root cause of the growing leak. They eventually found it outside in the upstairs neighbors utility closet which they grabbed a ladder to climb up there and turn the water off. We were the only unit affected by this leak. We were displaced for 2 weeks while they did water extraction and after they had a company come in to "paint" the room which was literally a bad spray paint job. Now after moving out, they are charging us $850 to paint the ENTIRE unit (a small 2 bedroom 1 bath) due to the damages that were caused from their cheap PVC piping (the maintenance man I called that night stated that this has happened in multiple units before due to the cheap materials they choose to go with and he knew it as soon as I explained what was going on over the phone). I've called and pleaded with the office stating that we did not cause these damages and should not be held liable for these charges and they do not care. I told them I would talk to my lawyer regarding this and the response from Ebony that works in the office was "I might as well just pay them what they are asking because I will come out of more money trying to seek a lawyer." So they are basically strong-arming me into paying them. My lawyer had an email correspondence with the property manager Rhonda after sending them a letter on my behalf disputing these charges. Rhonda stated that she referred the letter to their attorney and they advised to not yield and to not refund any money due to them having photos that would show the damages I supposedly caused. It took them four days to send those photos and it was the bedroom that was water damaged and badly painted afterwards that was sent to him confirming that we were not in the wrong for the paint damages. I'm in the process of purchasing a home and I do not want my credit affected so I am forced to pay this so that a collection does not go on to my credit. We lived in one of their older units that had not been renovated so after we moved out that unit, it was going to be painted and maybe even renovated anyway after three plus years of tenancy but they are squeezing us for additional funds. It is not right what they are doing in that office so for anyone who is a current resident, please take a lot of pictures and videos upon your exit and make sure they have someone do a final walkthrough of the unit with you as you move out. It is stated in the lease that someone is supposed to walk the unit with you but that did not happen for us. It was not mentioned or offered when I went to drop the keys off. They just had me fill out an envelope with my name, address, and how many keys I was returning and that was it. We live in the building that shares a parking lot with the leasing office so it wouldn't have been an issue to walk over and do the walkthrough but no one advocated that we should go and take care of that. I have a relative that moved from here last year and they did the same thing to them as well and they did not know until they had a collection on their credit a few months later. If I was not about to purchase a home, I would pursue legal action to the fullest extent of the law but I cannot risk delaying my family's home to fight this. For prospects potentially looking at this complex, I understand that they have some of the more affordable units in North County at the moment but please, that affordable rent is not worth the trouble. Just read the reviews from others who have lived here or still live here and they tell the same story about how bad this place is and how poorly maintained it is.
