Absolutely everything was amazing with Carole OMG! My wife and I decided to purchase our first home…read morein the Somerset county area in NJ and we didn't know where to start. We were looking to settle in an area not more than 45 min away from work. I had a conversation with my brother and quickly recommended Carole to us. "That was our blessings" Right away we could tell she was a great match for us after speaking to her on the phone and when we met in person. I really liked these about Carole a lot; her commitment, punctuality, communication and above all, CARING was a big plus. During our first meeting, Carole already had some listing for us. we discussed the entire house-buying process and told her about ourselves and what we were looking for. She was very calm, polite and explained the whole process to us. There were couple of houses we saw as time came by and she could tell it wasn't fit for us. But I will say it was worth a visit because we were able to compare the listing prices based on the upgrades and the ones with new finishes.  At the end of our first meeting she told us she would find us a house by February and indeed she did! Throughout the time we worked with her, she always kept us informed and sent us listings and recommendations of places to visit and was always available and quick to respond to our many, many emails and questions. She helped us narrow down our options and really figured out what we were willing to compromise on and what we weren't. After searching for a few months, we found a great place and made our first offer. With her guidance, we were able to close on our first house within a few weeks. We almost gave up because the competition/demands were high and we were expecting our first child in less than two months so we didn't want to stress. Carole really CARED and was very efficient on her paperwork and YES she worked out her skills. We were very happy and she kept us informed throughout the whole process till closing and still followed up to make sure we were ok when we finally moved in to our new home. We couldn't have done Without a doubt we couldn't have done it without her and would happily recommend her to anyone and everyone, not only for her real estate expertise, but because she is a pleasure to work with!

As buyer, I have my own present. However we walked in to openhouse, I did mention and wrote my agent's name, her agency name, and also verbally let her know that I will be working through my agent. I really liked the house and made offer very close to listing price on very next day. My offer was accepted by the seller and we were under contract. The very next day someone from Donna' agency started calling my cell phone and asking me to make an offer eventhough I already made offer through my agent. My attorney and my buyer agent sent her and seller's attorney all the required documentation on the same day the offer was accepted. The seller's attorney and Donna never acknowledged the receipt of the contract and attorney review process. When we are close to end the attorney review, donna asked us my agent to make offer higher than what was accepted by the seller. I am very disappointed with her because she wasted my time, my agent's time, and my attorney time. On top of that, i have to pay the money. My advise to buyer, please do not work with this listing agent. She will create unnecessary bidding wars.

She yells at her clients, and expects them not to call her if they have a problem with anything pertaining to their properties. She was supposed to help me with my rental property, and became extremely agitated when I called her for assistance!! I needed to get some important items fixed in my condo, and I asked her if she could make arrangements with my renter so that I could get the items fixed. She abruptly screamed at me and said. "I CAN'T TALK TO YOU NOW I'M WITH A CLIENT!!! THIS IS NOT AN EMERGENCY!!!" I was calling long distance from another state, and haven't called her for several months, since my renter occupied my condo. I tried to explain to her that I was calling long distance, and I just had a quick question. She continued to yell and scream at me and replied, "I CAN'T TALK TO YOU EVERY TIME AT A DROP OF A HAT, I AM BUSY!! Then she hung up in my face!! I called back, and she wouldn't answer the phone!! She was very high strung, and acted like a crazy person!!! I thought that she might have been on drugs or something, because of her erratic weird behavior!! I then emailed and texted her hoping that I would get some sort of a professional response, and mentioned that I was too a customer, and that I pay her a substantial amount of money each month to assist me, and that she primarily worked for me. She then said, "WELL I QUIT, AND AS OF NOW, I AM NO LONGER YOUR PROPERTY MANAGER!!!! I was shocked and amazed at her erratic behavior!!! She also contacted my renter, and told her that she quit.....and my renter was shocked. I had to apologize to her. I later found out from the district manger, that Coldwell Banker is not even licensed to have property managers in their office. I used their service for three years, and was previously with a property manager that had gotten fired from their company. However, I talked to the manager Sue, and she was very professional and helpful. I am now managing my own property, and I am very grateful that I no longer have to pay Deborah Hornsta a percentage of my mortgage every month, for doing ABSOLUTELY NOTING!!! I also had to pay her one months rent to find me a renter, which was $1100!! WARNING DO NOT DO BUSINESS WITH THIS WOMAN, SHE IS EXTREMELY RUDE AND UNPROFESSIONAL!! TAKE YOUR BUSINESS ELSEWHERE OR YOU WILL VERY DISAPPOINTED!! `
