    So far, so good. Booked a 9th floor room through VRBO. Everything looks nice - bathrooms are a tiny bit dated but other wise fine. It's clean!! Mid-April is a great time as not many people here. I agree / the pool isn't heated so pretty cold.

    I have been visiting this resort for over 15 with small children. Even though the small children turned into teenagers we still visit splash every year. The water.park on the first floor made our trips worth every penny. No sunblock needed, ankle deep water, slides, open late for that "end of the night" play time before bed and did I mention ..no need for sunblock?! The lazy river is perfect to just go around and around, even though sometimes it's crowded and no tubes available. Now that some of my kids drive and meet us on vacation, it's like home. Everyone knows the place. Splash is very worth the money if you have small kids, not really worth the money if you don't need the Waterpark.

    Door code wouldn't work on day one. Finally got in and on day three it apparently has a short and will not work unless you hold it down till your finger hurts. Mold in the second bathroom around the tub. Definitely needs updating for what we paid for a 5 night stay. Southern Vacation rentals was very polite on the phone and tried to help the best they could. I will definitely never stay here again. Slow elevators...when they worked at all. pull out bed was filthy..had to be cleaned before use. This room has so much potential but it fell short for us on so many levels. I have never left a review of a room at Panama City Beach because for the most part I can deal with little things that go wrong. I am afraid to leave again tonight as I might not be able to get into our room again. Locksmith coming in the morning ‍ Refrigerator was definitely very loud and disturbing at night. Also sounded like the upstairs neighbors where rebuilding the room all night long..and not in the hood way if you know what I mean. I personally would steer clear of this room

    So, we are 5 days into our 7 day stay here. I'm typically not one to post reviews until AFTER something has occurred, but I'm a bit frustrated. If you're looking for a true "resort," This place is not for you. It's a glorified condo with a condo association and a separate entity that handles booking us tourists as if it were a hotel. Shame on us for not doing much of our own research before booking. Although, this was booked on a whim by a family member, again with little effort put into the facility. With that said, how do you turn down lodging when someone else is footing the tab? We are in unit 601E. It's a corner unit with three balconies. The main balcony is amazing and the views are unmatched. The room itself boasts three separate bedrooms and bathrooms, a large kitchen and eating area / living room with recliners and a pull out sofa. I really don't have any complaints about the room (condo). Little bit of mold in the shower, but my shower at home has that too. Now I'm just nitpicking. Overall, the resort has an odd vibe. The class of people span the spectrum. It's hard to tell who are owners and who are tourists. Not that the "class" matters much as far as the stay goes, but it makes for a weird feeling. Regarding this place calling itself a "resort;" yeah, that's a joke. There is a fitness room, an arcade and a puny gift shop that is typically closed. There are several pools, which are overcrowded with screaming kids, a hot tub that's over crowded with screaming kids and a "water park" that's over crowded, with you guessed it, screaming kids. There are no lifeguards in sight, so if a screaming toddler poops in the kid area, no one would know. There is one bar here called Riptide. They offer basic bar food including burgers, fries, nachos, chicken tenders, etc. To call it a "bar" is even a stretch. They offer beer, both cans and LIMITED taps. Their "liquor" is wine-based. Meaning, your vodka, gin, whiskey, etc is all actually wine, made to taste like it's respective alcohol. We stocked up on our own Tito's and mixers. Cheaper anyway, but sometimes you don't want to have to make your own cocktails. Want breakfast? Well, you'll have to go down the street to a breakfast place or the grocery store and get your own eggs and toast to make. Vacations where you need to cook for yourself are not "vacations" in my book... It's important to note that Riptide is NOT part of Splash. It's an independent company that "leases" the bar space. I'm told maybe one day they'll get real booze. The common areas of the building are tattered in places. Patched drywall, broken wall corners, dripping air vents are all staples of Splash. The drains by the pool areas back up leaving a Luke warm murky water ponds of god knows what. There isn't really a "front desk." No concierge, no room service, nothing. You need something from Panhadle Getaways? Get there before 5. So overall, the condo owner gets an A- from me. For a little dust in places and the mold in the showers. Not a deal breaker. The resort / Panhandle Getaways? You get a D+. Minimal amenities, an ice machine that stole my 4 bucks and never produced ice, dilapidated building materials, a lack of security and general overall filth contribute to this rating. If it wasn't for this view and the fact that someone else paid for it, I'd have moved to a real resort before laying my head down the first night or ordering my first wine- based vodka tonic.

    we stayed in 106 west condo at splash beach... maintenance was horrible . our air conditioning wasnt working well., it stayed at about 75 for the first 2 days and nights. then the last 2 days it made it to 74 during the day and 73 at night. it was very uncomfortable to sleep the ceiling fan in the bedroom would only go on one speed and the lights did not work on it. the last day after continuous calling the brought 2 small box floor fans. one was filthy . I have pictures to post. the condo was clean and nice. no ice maker in fridge. they tried to give us some excuse about how this is normal for the humidity there. but our daughters family condo there stayed at a nice 71 she had 703 west

    The splash park, lazy river and multiple pools were a hit with the whole family, the beach was awesome and the room was clean, nicely decorated and had high-end appliances. Great balcony too!

    For the price,it was a nice place to stay. The condo was a perfect size for the three adults, two teenagers and two small boys. There was a kitchen, living room with a sleeper sofa , two bedrooms with walk in closets, a third room bunk beds. and two full bathrooms. The kitchen was complete with stove, refrigerator, dishwasher and microwave. There were plenty of places close by for grocery shopping. They supplied dish soap and trash bags to get started but if you stay for the week, you'll want to bring your own so you don't have to get more. The linens and towels were supplied. It is equipped with a washer and dryer to wash you clothes and towels. Keep in mind that it is a condo not a hotel, so you don't just ask for more towels. But at $159 per night, it is nicer than expected. We went for spring break. An ideal place for families. It was right on the beach. The balcony over looks the beach, and was my favorite place to be when not on the beach. This was a great place to stay and I would like to go again.

    Each unit at Splash is individually owned AND operated. I manage my own unit and keep everything clean and working. Majority of the owners at Splash do not use the onsite management company, Sterling. When you rent from Sterling you are not guaranteed which room you will get. However, when you rent directly from an owner then what you see is what you get. I suggest renting direct from an owner via VRBO so you know exactly the unit you are getting and can read reviews specific to that unit. The elevators are really only an issue on Saturdays in late May until mid-August during check in and check out when everyone is trying to use them at the same time with the huge carts. Get through this minor inconvenience and it is smooth sailing the rest of the week. Any questions? Hit me up!

    The customer service was horrible. Also our sliding glass door wouldn't close we called to get it fixed nobody ever came .

    Among the worst in PCB. The entire place stinks of garbage and looks like it hasn't been thoroughly cleaned in years.

We are from Destin florida so we are not tourist/newbies to the Florida experience therefore we knew where to find the perfect "spot" for our wedding week. The area right around the property is less populated offering a little privacy, not dozens of people walking down sidewalks constantly. Just 3-5 minutes down the road shopping & grocery stores are available, liquor stores, gas stations. The beach view from tanlines was stunning, sunrises/sunsets were stunning. The home itself was spacious, allowing all of our guest their own little area to relax. The kitchen supplied all of the utensils we needed for cooking & grilling on the egg. The coffee pot being an old school drip was GREAT, my parents prefer that type of pot. The coffee pot in the kitchen upstairs and down stairs both leak and need replacing with the SAME STYLE PLEASE but also adding a keurig would be a nice touch too for us pod users! The living room area on the 2nd main floor is rather small but we love the open floor plan and the fact that the pool is located on this floor along with the kitchen and a master bedroom that we gave to my parents since we did not want them using stairs!!! I wish their was more seating for guest to all sit in the main living room area together but we made it work. Be aware that the sliding door leading to the pool is super annoying, before you slide the door you must push the button which is oddly located to the far left of the door, upon entry and exit the button must be pushed or this SQUEALING ALARM goes off after about 30 seconds BUT that is required per florida law, it's a valuable safety feature if you have small children, thankfully we had no children attending. We absolutely plan to stay at this property again, so please not than none of my stated "complaints" are sincere complaints simply listed information for anyone to consider. Holiday beach rentals (property management) was absolutely awesome, attentive, responsive as well as friendly and professional. We had a magical wedding week and this property was overall perfectly suited for our needs! A very cozy space. Clean bedrooms, bathrooms and kitchen.. Linens were fresh and all supplied with a roll of toilet tissue and travel size hand soaps. DON'T FORGET to bring your beach towels, laundry detergent, trash bags, paper towels and a few extra dishwashing pods or dish detergent. Thank you Tanlines for accommodating our wedding week with our family & friends! Look forward to staying with you again in 2025

Show up and there is a new four story house that is being builtg built obviously for several months next door. They still show the house with an empty lot next door. I tried multiple times to leave a review on the property, but they won't post my review beacuse i point out that you should expect construction all day next door... I would not trust them anymore.

The master bedroom has a private door onto the patio which was super nice! The condo was clean, and spacious. Two big bedrooms, both with King size beds gave plenty room for us to spread out and move around. The biggest bonus was the QUEEN size bunk beds! There are two pools on the property that are beachside, and the beach is easily accessible. We like the fact that there are beach chairs right there for rent and you can also rent jet skis, parasailing, banana boat rides and boat trips to Shell Island. Across the street behind Alvin's Island you can rent golf carts. The condo kitchen was stocked with everything we needed to cook. There is also a full-size washer and dryer that was great to have to wash daily beach wear. I loved the fact that the parking garage was attached with a walkway, and you didn't have to attempt crossing the busy street with all your luggage and groceries. To access this condo, there is actually another elevator located on the west end of building. Made it easier to get to and from the condo. The main elevator on the 3rd floor at the walkthrough gets really busy at check-in and check-out time. Condo is close to great shopping, eating places and Pier Park. Right across the street from Shuckums. The only issues we had with the condo were minor for the most part. The blender in the kitchen didn't work. The shower head in the guest bathroom was made so that it would not angle all the way down and would spray out of the shower onto the floor if you opened door to get in/out. the guest bedroom REALLY could use some Blackout curtains. Alvin's Island is directly across the street and their lights stay on ALL NIGHT which makes it really bright in the bedroom. If you're a light-sensitive sleeper like me, you'll never get to sleep! I actually slept on the couch one night. The biggest issue was the sliding barn door closure on the kitchen closet. It is not secured with a guide on the floor and easily comes off the track when trying to open. It even fell completely off the track once and fell over onto my granddaughter. Fortunately, it did not injure anything or break. This is the most serious issue and really needs to be fixed/secured. All in all, the condo was great, our trip was great, and the weather was great. I would definitely go back to Aqua 511 again. Couldn't ask for anything better!

He had the hot tub shut down at 2pm due to a small shower and very distant lightning strike on our last day there. The rain lasted about an hour with no more lightning. After multiple hours of no rain or lightning (with sun shining) I got ahold of him directly to see when it would be reopened as we were planning our evening agenda around getting a little hot tub time in on our last night there and he seemed to be irritated and passive aggressive about the entire idea for some reason. I even sent him a screenshot of the hourly for the rest of the day showing great weather all evening. At this point he told me that as long as it looked good (which it did) that he would have the 6pm guy open it back up. We'll come 6 pm The weather looked even better with sun shining yet the hot tub was still closed. Come about 7, I checked again to no avail. The guy seemed like he was on some sort of weird power trip and I honestly think he chose to keep it closed out of spite after accusing me of "pressuring him" to reopen it!! Politely pleading the case for an amenity that we paid good money to use to be reopened in a moment that it clearly should be open would be a more accurate description. I wasn't hostile at all when talking to him which made the entire conversation even more perplexing (and laughable). I'm still chuckling about the passive aggressive tone when he accused me of pressuring him. It was a clear attempt for him to manipulate the conversation/situation. I think he was maybe angry at the start because someone on staff gave me his number so I could inquire after going to the main office prior and finding nobody there to talk to. Luckily another great staff member (the 6 o'clock guy) opened it up and saved our last evening there, while agreeing that there was absolutely no reason to keep it closed. He also informed me that Raymond never said anything to him about the hot tub as he told me he would, which again was laughable. What a silly situation. The whole situation had the feeling of him having the mindset he was doing the guests a favor by letting us stay in his building. Which is not how a guest should feel or be treated by the property manager. The owners and guests that we talked to all week were fantastic, but my interactions with Raymond tainted an otherwise wonderful trip and it wouldn't be very difficult to find a more friendly property manager with less of a chip on his solider. The whole situation was irrational.

We saw lots of dolphins, stingrays, sea turtles and fish from balcony each day! Elevators were not super busy we barely had to ever wait on an elevator, pool area was clean, parking garage was clean, we have no complaints what so ever! I did have a hard time finding extra blankets but did eventually find a couple in one of the 4 bedrooms. Luckily no one else wanted them. I do wish extra sheets had been provided. Not sure what we would have done if we needed to use one of the pull outs. I would be sure to specify if you are expecting that. Codes were provided for the gate and the front door. It was easy to get in the house at the appointed time. Communication was easy with text messages. Some toiletries are provided and a small amount of dishwasher and dish detergent. If you are staying for a week, bring extra dishwasher detergent. Also bring laundry detergent, trash bags, foil, baggies, paper towels, etc. Rent was expensive for the week but was in line or cheaper than other houses in the area. I would rent from Blue Swell again

I booked a property through Blue Swell Rentals in February 2026, for a June 2026 bachelorette vacation (over four months in advance). The home accommodated a large group, and I planned this trip carefully for 13 guests during peak summer season in 30A. A bridesmaid noticed me yesterday that the link to the listing wasn't working and that blue swell had pulled the listing from their website. It was sketchy. I had received no communication from Blue Swell so I wasn't aware what was going on. I reached out to Blue Swell directly to investigate. After initially being told that they saw my reservation in their system, but that they would verify with the manager and call me back, I received a callback confirming that the property owner had not renewed their contract with Blue Swell and that the listing had been removed. As a result, my reservation no longer existed. At no point prior to my call was I notified that my booking was at risk or had been canceled. I was then told there was a note in their system claiming they planned to contact me "that afternoon." I called at 1:30 PM and had received no outreach. Given what I later learned, I find that explanation difficult to believe. Their proposed resolution was either a refund or relocation to a significantly smaller property that accommodates only 9 people. This is not a reasonable alternative given that my original booking was for a much larger home and group. A refund at this stage, less than two months before peak season travel, does not come close to covering the cost of securing a comparable property now, when prices have increased significantly and availability is extremely limited. Blue swells let me know that the property owner is renting out the property independently and sent me his Vrbo link so I can see his availability. To better understand what happened, I contacted the property owner directly. I was informed that the home had been removed from Blue Swell's platform and that the dates I had originally reserved were rebooked approximately TWO WEEKS AGO!! This means that both the property owner and Blue Swell were aware (at least two weeks in advance) that my reservation was no longer valid. Despite this, I was not notified. I only found out by chance. Had my bridesmaid not caught the broken link, I could have arrived for my trip in June with no accommodations. Additionally, the property owner stated they could not contact me because Blue Swells did not release guest information without additional payment. That is an internal business issue and should not impact a confirmed customer reservation. At a minimum, Blue Swell should have proactively notified me once they were aware the listing was no longer valid. The lack of communication, accountability, and meaningful resolution is extremely disappointing. A generic apology and refund do not address the financial and logistical impact this has caused especially given the timing and the size of my group. This situation was entirely avoidable with basic communication and proper handling. Instead, it was managed POORLY. Based on this experience, I will be filing a complaint with the Better Business Bureau and strongly caution others to think carefully before booking through Blue Swell Rentals.
